2017 AUCTION HIGHLIGHTS
Another successful auction year… 2017 has been a memorable year on the rostrum as the market has been challenging, exciting and rewarding in equal measure with a number of Lots achieving quite spectacular results that would simply not have been achievable by traditional methods.
Although Auctions are a serious business we also aim to make them enjoyable occasions where we can welcome everyone from first time buyers, those seeking a garage or a family home through to professional investors and developers, all standing shoulder to shoulder in our iconic sale room. Our catalogues always contain an eclectic assortment of lots from Churches to toilet blocks, Georgian townhouses to suburban bungalows, plots to blocks of flats with a varied mix of everything in between! So what of 2018?
Having just read last year's review of 2016 and our forecast for 2017, it does seem to have been remarkably accurate! We predicted that 2017 would be a good year for the property market in the West Country and looked forward to the ensuing year with enthusiasm and optimism – this seems to have been a view adopted by the property buying public and proved in the saleroom, as we sold our highest total value since we opened in 2010. The region's property buyers seemed to have ignored the
consistently negative headlines and adopted the mantra that, in an uncertain world, the tangibility of property is still one of the best investments available. Add to this the low interest rates, the general shortage of instructions and, dare we say it, the ‘Brexit’ effect which, far from putting off foreign investors, seems to have confirmed their view that the UK is an increasingly safe place in which to invest. Our practice of holding six
It would seem unimaginably arrogant to assume that we would get our annual predictions right in two successive years especially when so many extraneous events could substantially alter the status quo, however, many of the facts and comments mentioned previously remain the same but, in addition, we detect a really positive attitude from property people "they simply want to get on with the job and make things work" and
large public auctions spread throughout the year is a successful formula which has captured the imagination of all those with an interest in property with each auction attracting a huge attendance and it is generally standing room only at All Saints!
we are the instrument to make this possible! Auctions offer a true reflection of the property world and the wider economy – we look forward to leading the way and hope you will join us! ANDREW MORGAN MBE & OLLY HOLLIS

2017 AUCTION HIGHLIGHTS
The Hollis Morgan Auction team share their personal 2017 highlights… and with 195 Lots SOLD and over £49m raised it was very difficult to narrow it down, but we have made these personal selections…
STAFFORD HOUSE, 1 ALL SAINTS ROAD, CLIFTON, BRISTOL BS8 2JG
Andrew Morgan MBE : Trip down memory lane…
“
When I was married in 1973 I lived opposite this house and became friends with the owners. When they died it was an honour to sell the house, especially as it sold for nearly a quarter of a million above the guide price!
”
£999 K SOLD
36, LULSGATE ROAD, BEDMINSTER DOWN, BRISTOL BS13 7AJ
Olly Hollis: The complete service!
“
Having initially met to prepare a simple Probate Report we then advised the estate to split the plot from the house, introduced architects and finally auctioned the land for 30% over the guide price – hugely satisfying!
”
£151 K SOLD
THE MAISONETTE, 6, WORCESTER CRESCENT, CLIFTON, BRISTOL BS8 3JA
Calum Melhuish: The auction process proves a winner!
“
This prime Clifton property was always going to sell, but when local estate agents repeatedly told the vendors it would need to go to sealed bids they accepted our recommendation and bravely went to auction – selling for £140,000 over the guide price it proved a wise decision!
”
£790 K SOLD

“
Our most popular lot of the year with national press coverage and 266 registered bidders - we could have sold tickets for the viewings of this quirky building! The toilets eventually sold for £215,000 which we believe is a record for a public convenience in the City.
” “ From advising the Trustees, introducing the architects, assisting with some complicated planning and legal issues it all led to a spectacular result with the guide of £300,000 eventually reaching a whopping £540,000! CROSSWAYS HOUSE: THORNBURY ROAD, ALVESTON BS35 2LR
”
SEAWAY, WALTON DOWN ROAD, WALTON DOWN, BS21 7AZ
£490 K SOLD
Karine Cadoret: East triumphs over West! £400 K SOLD
Sarah Western: Battle for sea view at Seaway...
” “ This memorable property was a real Jeckyll and Hyde proposition overlooking beautifully landscaped Cricket pitches to the East and an industrial car showroom to the West – having been on the market for nearly two years with various aborted sales the family were delighted to sell for £400,000.
” “ With over a 100 groups viewing this prefab property perched on the hillside of Walton we had anticipated a feisty battle but the crowd of 750 onlookers were amazed to see two bidders take the price from an initial £230,000 to £490,000!

Sarah Cocks: Auction means action!
“
” “ Having lived in the property for over 30 years the owner had moved out and sales had fallen through with local agents – action was needed and we were delighted to find a happy buyer who successfully exchanged prior to auction.
This property had a bit of everything - lock up shop for investment, flats on the upper floors needing renovation and even a building plot with planning at the rear - with over 50 groups viewings this interesting and landmark property, it eventually sold for a staggering £485,000.
