Make your story home your own

Your new Story home is a blank canvas, allowing you to add your own individual touches to each room. We’ve handpicked a range of high quality items for you to choose from that complement your home, from kitchen units to bathroom tiles. This guide will help you to understand which items you can upgrade in your new home, as well as optional extras you can purchase such as flooring and fitted wardrobes. Our homes come with a high specification throughout, with many features and choices included as standard; please refer to your Development Brochure or speak to your Sales Executive to understand which choices are included as part of the standard specification of your home. We know it can be difficult to decide on which selections are right for you - if you’re struggling you can take inspiration from our beautiful show homes. You can also speak to your Sales Executive who will be happy to help and can advise you on any specific timescales that you will need to meet to ensure that you don’t miss any build stage deadlines.*

We’re with you... every step of the way

Now that you have reserved your Story home you can start to think about what choices, upgrades and optional extras you would like. Before selecting these it’s a good idea to consider your colour scheme as this will determine the mood of your home – we have samples in our marketing suites and furnished rooms in our show homes to help you decide.

On your completion day, when Story Homes is in receipt of the monies from your conveyancer, we will hand you the keys to your new home and from that point forward it will legally be yours. During the weeks following your completion our Site and Sales team will be on hand to support you until our Customer Aftercare team get in touch with you to introduce themselves; they will be there to assist you during your warranty period.

Now that you have personalised your home we’ll do the rest. Once your selections have been installed and your home has been signed off by the Council of Mortgage Lenders (CML), we’ll update you on your anticipated completion date.

Towards the end of your appointment your Sales Executive will confirm your selections with you and arrange for them to be ordered. At this point we will take the required payment and items will be non-refundable and cannot be cancelled or exchanged. For full payment terms please see page 60.

At the appointment you will discuss the upgrades and optional extras you would like in your home from the range in this guide, as well as the choices you can select as part of the standard specification (detailed in your Development Brochure). Your Sales Executive will advise you on the current build stage of your new home and whether any selections are unavailable to you. Some of our upgrades and optional extras may require a quote which will be organised by your Sales Executive.*

Your Sales Executive will let you know when you need to select your choices, upgrades and optional extras, as this is dependent on the build progress of your home at the time of reservation. They will book an appointment with you at a mutually convenient time.

Build stage information

There are more than 20 build stages in the construction of our homes. Here is more information about the build stages which dictate the cut off dates for ordering your choices, upgrades and optional extras.

Build stage cut offs Orders for choices, upgrades and optional extras cannot be placed before build stage 3.

All choices, upgrades and optional extras (excluding carpets) must be ordered and the applicable payment made by build stage 11. Carpets must be ordered and the applicable payment made by build stage 16. Any items which require a quotation must be requested two weeks prior to the relevant build stage cut off. Your Sales Executive will be able to advise you on which items require quotes.

Build stage 11: the peaks are complete With the roof trusses now secured, the bricklayers have been able to finish the external brickwork of your home, filling in the space between the roof and the rest of the property. This is known as the ‘peaks or pikes’, which are triangular in shape.

Build stage 3: internal drainage is complete We have installed the necessary pipes required to carry waste water out of your home from plumbed items such as baths and showers, sinks and washing machines.

Build stage 16: internal walls have been prepared The preparation of the internal walls has now been completed, with either plaster or dry lining techniques, ready for the electrics and heating systems to be connected, and all sanitaryware to be fitted and plumbed in.

Steps to choosing your kitchen

It can be hard to imagine what your future kitchen will look like from a small sample, so we’ve created a kitchen designer tool that allows you to pick your selections and see them in a typical 3, 4 or 5-bedroom Story home. You can even share your creation on social media and with family or friends, so you can get that all-important second opinion, or simply show it off until you’re in the real thing.

As well as choosing the features of your kitchen that are included as a part of the standard specification of your new home, you also have the option of upgrading or choosing optional extras to further personalise this space, from silestone worktops to wine coolers and much more. Your kitchen/dining area is such an important part of the home, and this is a great chance to ensure it’s exactly how you want it to look from the start. By taking the opportunity to put your stamp on your kitchen now, you’ll be able to enjoy it for years to come. Bathrooms

All of our bathrooms have been carefully selected and come complete with white sanitaryware, a bath and/or shower. Along with our en-suites, our high quality bathrooms feature chrome towel rails and double-ended baths as standard in many of our house types. All bath, shower and sink areas have feature Porcelanosa tiling, which can be upgraded to half or full ceiling height tiling, and can be finished with other optional extras such as LED lit mirrors.

Flooring

We have a wide selection of high quality flooring available as an optional extra to finish off your brand new home. We know it can be difficult to choose the perfect flooring, which is why we’ve taken care to offer you a variety of styles and colours to browse and match to the rest of your home, including ceramic tiles, laminate, vinyl and carpets. If you decide to order your flooring with Story Homes it will be fitted for you, ready for your completion day.

Vinyl Vinyl flooring is a great choice for a busy household as it is durable, low maintenance, water and stain resistant. It is comfortable underfoot and softer than tiling, which may suit families with younger children.

Carpets A soft and stylish carpet creates a warm, homely feel in your lounge and bedrooms. We have a quality range of wool and polyester blend carpets for you to choose from, as well as upgraded underlay, which gives more protection for your carpet and increased comfort underfoot. Before you select your carpet, think about the colour, style and texture that is most suited to your taste and lifestyle. Consider the amount of wear the carpet will have in various areas – for example, halls and stairs have more foot traffic than bedrooms – and whether you have children and/or pets .

Ceramic floor tiling Ceramic tiling is very resilient and can be used in an array of rooms, including your kitchen, bathrooms and hallway. You can choose to match the tiling on your bathroom walls to the floor for a seamless finish.

Laminate Laminate flooring comes in a variety of styles and has a natural look, while being durable. It is very easy to maintain and keep clean, making it a sensible and hard-wearing option.

Amtico For a luxurious look, Amtico – a high-end vinyl tile – is the perfect flooring choice. Softer and warmer to the touch than real wood or stone, Amtico is robust and long-lasting, and it is easy to replace the tiles in the future if needed.
