From acquisition, design, management of all consultants and approvals, right through to the completion of the build. Our Process

OUR PROCESS

01 — Consultation

The first step in your Graya journey is the pivotal moment where your vision for your dream home becomes tangible. In this collaborative session, you’ll sit down with either Rob or Andrew and explore your inspirations, lifestyle, family requirements and how we can seamlessly integrate elements. We will also discuss location, timeframe and your budget during this stage. The result – a comprehensive design brief that takes all of your lifestyle aspirations, inspirations, and motivations into consideration. You’ll have peace of mind knowing that Rob and Andrew will be with you from the land acquisition, design, through to handover, and beyond.

OUR PROCESS

02 — Agreement

Following review of the design brief, we’ll get to work in preparing a construction price for your review. This fee combines all construction costs including consultants required between now and building commencement . The details captured during this phase will also inform the design and approval contract . Once you’ve signed, Graya can get started – we’ll handle all of your administrative paperwork until it’s time to lodge building approval and commence construction.

03 — Design Planning

It is our highest priority to merge your home requirements with our passion for beautifully designed homes to provide a fully bespoke experience. In this detailed face-to-face meeting (or video call if you’re based interstate or overseas) our building and design teams will develop an intimate understanding of how you’d like to use your home daily. With this understanding of your intrinsic home needs, we can design a bespoke solution that carefully balances the interior and exterior spaces while ensuring your requirements fit within your budget .

The result is a unique set of tailored concept floor plans and square metre analysis of cost . These drawings will be sent to you electronically for review, feedback, and further refinement prior to advancing to the next stage.

04 — Concept

Here, we further refine the design based on the feedback you’ve shared with us in prior stages. Using industry-leading software, we bring your home to life in an immersive 3D experience. This presentation includes photo-realistic rendering, virtual walkthroughs, preliminary material palette and mood board, refined floor plans, plus updated square metre cost analysis. This allows you to visualise what your home looks like from the exterior, as well as get an understanding of how it will function and flow inside. Why is this important? Your feedback is seamlessly incorporated, enhancing collaboration and ensuring every detail and requirement is met .

05 — Council Approval

You can rest easy knowing that we have significant experience in navigation Development Applications (DA). This can be an unpredictable phase of the process- we usually allow between four to six months to attain DA. These timeframes can vary depending on the scope of the project and what Council guidelines are in place. In some cases, homes may bypass the DA process completely via RiskSmart , speeding up the process significantly. We’ll manage this entire process and you’ll be kept up to date on the status of your homes’ approval. It is essential to note that any design changes can be very costly in terms of budget and time once approval has been gained. Should you request design changes, we will work with you to ascertain what’s feasible, and what isn’t .

06 — Interior Design

This phase is why you’ve come to By Graya in the first place – to create a beautifully designed bespoke home that forms the foundation of your future. We’ll work closely with you to carefully design each unique space in your home – exploring form and function. Throughout this stage, you will receive updated mood boards and material palettes, wet area drawings, joinery details, plus appliance, fixture and fitting specifications. This will ensure you are aligned with your Graya home goals.

07 — Design Detail

We collaborate in the careful finalisation of your plans before construction commences. While this is happening, we’ll engage, manage, and coordinate all consultants and service providers so construction can start without delay. Our strong construction methodology ensures that your project will be held to the highest possible standards.

08 — Building Approval

All construction drawings are provided in preparation for a Building Approval via our private certifier. We gather all the statutory approvals needed to facilitate a seamless project experience for you.

09 — Construction Pricing

Once we’ve completed all design and construction documentation, we will supply you with a breakdown of trade and material costs for your approval. This is a significant advantage of having your builder and architect work from the very start of the project . You’ll have complete transparency of the project costs, and we can work with you to get this figure aligned to your expectations.

10 — Construction

It’s time to build! This is the gratifying part of the journey where you will get to watch as we breathe life into your dream home. You will notice that collaboration between design and building teams through the duration of the project makes for an efficient build. An expert team of construction managers, foremen, and tradesman will work collaboratively on your home, while our site and project manager will report back to you at all stages of the build phase. You can be reassured that your home has been delivered to the finest standard of craftsmanship. Once you’ve paid your deposit , you’ll also receive Master Builders Contract .

Our favourite part of the project – handing over the keys to your dream home! We lead you on a personal tour of your new luxury home, the ultimate reward for all the hard work you’ve put into this project . Even though our project has come to an end, your Graya journey is only just beginning. Cameron Minns with more than 11 years experience working at Joe Adsett Architects, Cam has a in-depth level of knowledge that allows him to create unique designs. Cam has worked on many iconic projects around Brisbane, Gold Coast , Toowoomba ranging from major renovations, new build homes & luxury multi residential. Cams has extensive industry knowledge and a registered Architect qualified in Architecture from QUT.

Frequently Asked Questions

How is Graya’s track record with resale? Due to our experience in developments we can accurately guide clients to maximise value in their home. We treat every project as if it was one of our own developments.

Does Graya find land/sites for clients? Every now and then we do however it is not our core business. We have referralpartners and can put you in contact with prestige agents. What do GRAYA homes normally cost to build? They range from $3000 a m2 to $4000 a m2. Things that influence custom home contruction are - • Block gradient or shape, • Architecture Level • Finishes Level What do GRAYA homes normally cost to design? We price each project individually but we typically work on 10-15% of the construction cost . How are the pre construction payments staged? There are 4 stages to our Design and Management Agreement :

Can we use another Architect? This is not our core business and not part of our future plans.
