Senior Planning Manager, Warrington £Competitive + Excellent Package Department: Partnerships North - Land and New Business Responsbible to: Land and New Business Director

The Purpose of the job: To maintain a full understanding of relevant up to date planning legislation; to identify and assess likely changes in process and emerging government policy and the effects that these changes may have on the Company’s business. Utilising relevant personal planning expertise to appraise sites and inform strategy. Subsequently co-ordinate the preparation and submission of planning applications, actively participating in the application process and where necessary appeal process, in so doing managing consultants where required. Similarly, where the Business is progressing strategic development opportunities, advise on, contribute to the identification of suitable sites and manage the associated process of planning promotion. Key Responsibilities In support of and in conjunction with the Land and New Business Director. • Assess national planning guidance, including NPPF in order to advise on and influence development and planning strategies • Identify and evaluate strategic development opportunities. Advising on and managing their planning appraisal and promotion and where appropriate, engage in the negotiation of option terms • Responsible for ensuring the preparation and submission of Outline and Detailed Planning Applications, to include: Preparation of all relevant planning reports and overseeing production/commenting on drafts of other consultants studies to allow applications to be registered and swiftly progressed, make and co-ordinate application submissions and project manage the process through to decision, responding to issues raised during the determination period. Negotiate planning conditions, Section 106 agreements and other agreements with local authority planning officers.

Job Description • Design Development Process - Attend all relevant meetings as required with Local Authorities, internal and external design teams and other consultants, where planning and planning policy are considered, ensuring that the planning process will run smoothly and without delay • Attend meetings with Local Authorities and establish effective relationships with other key stakeholders/influencers in the planning process. • Advise on LDF and Local Plan preparation and submit representations on behalf of the company as appropriate • Provide general planning related advice and support to the company and its consultants working on various projects • Co-ordinate the EIA process including all necessary input from the consultant team and deliver a technically and legally robust ES, where necessary, to support a planning application.
