Find What’s Good in Your Life And Hold On to It

I hope this finds you healthy and well. We’ve been thinking of you during this time. I know the last couple months have been a very difficult time for our world, and I keep thinking about all the people in my life and hoping everyone is doing all right. Going through something like this makes you realize how important your people are to you. I’ve found myself reaching out to friends and acquaintances I hadn’t talked to in years because I want to know how they are. I’ve heard the same from others — they’re reaching out to one another and checking in with friends and family more often. I hope this outpouring of support and kindness is something we can take with us into the future. It’s strange to think that anything positive could come out of all of this when so many people are suffering, yet I’ve seen so many examples of compassion and kindness in the world recently.

People are realizing what matters in life. You realize how important it is to tell people you love them when you have the opportunity. You realize what a gift it is to be in the same room as family and friends and even your coworkers! It’s easy to take these things for granted. Good health is like that too.You don’t appreciate it until you don’t have it. But not anymore. We’ve all been taking measures to keep ourselves healthy and well. Appreciating the importance of that is great motivation to make healthier decisions for ourselves all the time. For the first time in a very long time, life has slowed down a bit. Maybe it’s time to cherish that. Typically we have so much planned that sometimes it’s hard to actually savor those plans. You’re rushing through life just checking one event off your list before you move to the next one. I’ve found myself cherishing the time I have at home, and it has me thinking, why can’t I do this all the time? It’s a discovery I plan to take with me into the future: to take life a little bit more slowly, savor each moment a little more, and appreciate the good things.

is open and operating. Second, the lender will need confirmation that the business’s current income is consistent with the income used to qualify for the new loan. A current business bank account statement may be required to show deposits. If the deposits are less than the business receipts — averaged monthly — shown on the last tax return, then the business owner’s income will be reduced for loan qualification purposes. And as you might expect, money received from the Payment Protection Program is not included in the deposit totals. 5. Forbearance Plans: There has been great uncertainty over the last several weeks as to the consequences to homeowners who have been granted forbearance from making full payments on their home loans during the COVID-19 crisis. The Federal Housing Finance Agency has now announced that these homeowners “will not be penalized” and states the following: “Borrowers are eligible to refinance or buy a new home if they are current on their mortgage (i.e. in forbearance but continued to make their mortgage payments or reinstated their mortgage). Borrowers are eligible to refinance or buy a new home three months after their forbearance ends and they have made three consecutive payments under their repayment plan, or payment deferral option or loan modification.”

Hello Friends,

As a follow-up to our last column, here’s the latest on mortgage industry changes caused by the coronavirus pandemic.

1. Mortgage Rates: Rates are still at historic lows!

2. Cash-Out: Some lenders have suspended offering cash-out loans on condos and on investment/rental properties. Others have suspended funding cash-out loans altogether. Cash-out loans are refinance loans that increase your principal balance of your existing mortgage. (It is not “cash-out,” however, if you are merely increasing your existing balance to cover the loan’s closing costs, plus up to an additional $2,000 leeway). 3. Rental Income: If you’re applying for a home loan and you own rental properties, then expect either to prove that your tenants have paid their rent current OR have a 25% reduction applied to positive rental income reporting on your tax returns.

4. Self-Employed Borrowers: First, within 10 days of the loan closing date, there must be verification that the business

Send them a thoughtful letter. Take a moment to think about the person or people who mean a lot to you. What do you most love about them? What do you admire about them? As you think about these questions, take the time to write down some of your answers. These notes can become the outline for a touching letter to your loved one, letting them know how much you appreciate them. Take the time to do this the old-fashioned way if possible. There’s something magical that happens when you put pen to paper and write down your thoughts. Get them a subscription for their favorite treat. You know how much your dad loves that specific type of coffee or how your mom finds the chocolates from one company to be superior to all others? Many companies offer subscriptions, so give a gift that keeps on giving with a unique subscription box. Send a care package. If there’s a local hot sauce or locally made peanut brittle from your neighborhood coffee shop that you love, chances are your loved ones would enjoy it too. Give them a taste of your hometown and a peek into your life with a locally sourced care package. Plus, this is a great way to support local businesses. These are just a few ideas to get you started. You know your loved one best, so think of something that would mean a lot to them and show them how grateful you are to have them in your life.

The Friendly Neighborhood Spider-Men

Legend of the Stockport Spider-Men

“You’re running around and you’ve got a mask, but you don’t even think about how uncomfortable you might be in it because you go around and you just see these families and they are just happy. It is what we need. Right now, it is what we need. Definitely warms your heart.” Baird was inspired by his friend’s mission and asked to join in. Since late March, both men have been spending their hour jogging through different neighborhoods in Stockport. Though neither Spidey slings webs or climbs walls, children and adults of Stockport alike have been delighted to see them. Spider-Man toys, drawings, and signs have appeared in windows all over town as a way for families to show their love for these Stockport Spider-Men.

Everyone knows superheroes like to hang out in NewYork City, but during the COVID-19 pandemic, one beloved arachnid-themed hero seems to have made a special trip to the United Kingdom. The U.K. government has allotted citizens one hour of outdoor exercise time per day, so Andrew Baldock and Jason Baird of Stockport, Greater Manchester, in England have been utilizing that time to bring a little joy to their town by dressing up as Spider-Man.

Baldock, a children’s martial arts teacher, has worn a Spider-Man costume to martial arts lessons in the past. With schools canceled and children in his community required to stay indoors, he

decided to don the mask of the famous webslinger during his daily jogs.

“I’ll do this every day as long as my legs hold out. It’s just to keep everyone smiling,” said Baird.

Right now, we could all certainly use another reason to smile. These superheroes are certainly helping their community in a big way.

“I’ve seen this as a way to be able to put smiles on kids’

faces as they’re stuck inside,” Baldock said.
