Shadow Rock Construction Shadow Rock Construction was formed on the idea that our vast experience, unique attention to detail, and demanding cliental have molded us into a premiere Construction Company across multiple spaces. We believe at our core that the quality of our craftsmanship has led us to work on some of the most truly distinguished projects and properties across the Western United States.

Mike Milner Mike has a varied and extensive background in real estate which includes experience with developments in several western states. He is involved on a daily basis with land acquisition, project financing, government approvals, utility infrastructure, development plans and construction. In the early 1970s Mike had the foresight to organize several general partnerships, and partner with investors to acquire several large tracts of real estate in the Park City Utah area. These partnerships owned over 700 acres in this fast growing area. A portion of this acreage became Powderwood Condominiums a 228 unit condominium development. Powderwood was the first modern day project built at Kimball’s Junction which is now a residential and commercial hub in the Park City area. Also located here was the Crestview Condominium Resort, a 120 unit condominium development. Located near major Olympic venues, this resort was the major lodging facility for the security forces for the 2002 Olympics. All 120 units were designed, built, and sold in just two years. He has also been involved with various joint venture and sales arrangements with Wal-Mart, Staples, Best Western Hotel, McDonalds, Arby’s and Tanger Outlet Stores of Park City. These businesses continue to add to the economy and enjoyment of the larger community. While Mike has stayed active in the Park City and Salt Lake area real estate markets, much of his time the past several years has been successfully spent in real estate and construction in the North Dakota and Montana Bakken Oil field markets. He is happy to once again to be focusing on the exciting Park City area. A native of the Salt Lake Valley he graduated from the University of Utah with Bachelors of Science and a Master’s of Science, including a Certificate in Industrial Relations, degrees all within 5 years. Mike has always been a person who gets in and gets things accomplished.

Mitch Beckstead Mitch has been in the real estate development field for 28 years, during which time he became a managing partner in a real estate development company founded by former Utah Governor, Norman Bangerter, Mike Milner and Jack Andrews. Projects developed in Utah and Nevada, Crestview 120 unit condominium Development Park City, Utah, Salt Lake City Olympics leased, constructed and retro-fitted warehouses to provide housing for 2500 personnel from the FBI, Secret Service, State Dept, Immigration and Naturalization, CIA, ATF, U.S. Forest Service and other law enforcement agencies committed to the post 9/11 Olympics. In addition Mitch has provided housing for special events and workforce housing in the oil, gas, mining and large construction projects. In 2003 Mitch entered into a partnership with Target Logistics / Boston Massachusetts in the development, construction, sales and marketing of workforce and special events housing. In that capacity he was involved with providing housing for the 2003 Harley Davidson 100th Anniversary, 2004 Summer Olympic Games in Athens Greece, and the 2006 Wither Olympics in Torino Italy. Mitch received a bachelor’s degree in Economics from Weber State University, and went on to earn a master’s degree in Public Administration from Brigham Young University in Salt Lake City, Utah. Utah State Police – Lieutenant Criminal Investigations Bureau served for 24 years, retired.

Cathy R. Milner Cathy brings over 30 years experience in real estate related industries to our group. Along with owning real estate and property management companies she has acquired her experience from involvement in the research, development, construction and sales of thousands of single family and multifamily homes. Being a real estate broker she had the day to day responsibility of overseeing sales from the initial presentation to the final check of the settlement statement. Many of these transactions were Cathy’s individual sales. She has served as the lead trainer and operations auditor for over several hundred franchises and several thousand agents for an international real estate company. While being the director of relocation services she and her staff assisted large corporations in relocating a few employees or the entire company to Utah. Mortgage service experience, extensive interaction with numerous governmental agencies and an eye for detail and integrity gives her the knowledge and a unique perspective to help those she works with achieve their desired outcome. Cathy attended the University of Utah. She holds real estate licenses in Utah and North Dakota.

Where is Discovery Ridge located? Discovery Ridge is located between exits 140, Parleys Summit and 141, Jeremy Ranch off of I-80 on Kilby Road. It is directly adjacent to and behind the Weilenmann School of Discovery. What types of properties are available at Discovery Ridge? Townhomes and Single Family homes. Are there common area amenities at Discovery Ridge? A public trail head leading into 1000+ acres of open space and trails and two community playgrounds.

Who is responsible for snow removal? Summit County is responsible for all street maintenance- the HOA maintains the alleys in Phase 3, the townhome driveways, and the secondary access road and gates.

How long does it take to build a home? Approximately six to eight months.

Can the townhomes have hot tubs? Yes, you can have a hot tub located on the patio but they are not permitted on any decks. How can I be assured that the adjacent open space will not be developed? The open space is under a conservation easement and is currently managed by Utah Open Lands.

What school district is Discovery Ridge located in? Park City School District. Is there an HOA? There is a master association and a sub association- the master association consists of all of the single family homes and is responsible for common area maintenance of Discovery Ridge.
