OUR INDUSTRIAL EXPERIENCE

EXPERIENCE

50 Years of Experience EMJ’s extensive network of partners, paired with years of programmatic building experience, delivers our clients unique value on every project. Our diverse industrial portfolio includes distribution centers, industrial parks, technological and research developments, manufacturing plants, training facilities, warehouses and more. A Culture of Servant Leadership EMJ’s team is built on a culture of servant leadership— the desire to lead by example and to inspire and serve others. An EMJ servant leader aspires to be honest, selfless, passionate, smart, responsible and gritty. Through these core values, EMJ employees act as stewards of the client’s goals and vision. The Client Experience EMJ’s vision is to change the industry, one project experience at a time. We want our work to be different, so much better than the way things are traditionally done, that we transform the expectations people have of the construction industry. National Scope, Regional Focus EMJ has regionally-designated teams across the country and an extensive network of experienced subcontractors nationwide. THE DIFFERENCE

Since 1968, EMJ Corporation has built more than 280 million square feet of construction projects in 47 states within a variety of industries. Whether building a large-scale distribution center, expanding a storage warehouse, or developing a ground-up manufacturing facility, EMJ delivers unique value on every project through servant leadership. APPROACH Concept-to-Completion (C2C®) is EMJ’s team approach to delivering unique value to clients, partners and colleagues. C2C empowers our team to produce an exceptional client experience through four strategic steps: Ask, Listen, Think and Do. The EMJ team performs these steps to customize its approach for each construction project based on a client’s vision, values and expectations. C2C promotes trust and collaboration, which cultivates proactive solutions, project strategies, risk identification and mitigation, maximized project potential, client satisfaction and unique client value. Through C2C, teams expand the construction approach from a focus on “building” and “immediate cost” to value and client-desired results. $12.6B # Total Construction Value of Engineering News-Record’s Top 400 Contractors in the U.S. Since 1968

500+ Employees

Chattanooga Whiskey Co. Chattanooga, Tenn.

While reviewing plans, our team took note of a large, 6-inch pipe designed to supply the process water. Through research, our team learned that replacing the 6-inch service with a 4-inch service would slightly reduce the project cost upfront, but provide significant savings to the company’s monthly sewer bill. Now implemented, the modification saves the client approximately $2,500 per month on sewer fees and will save the client nearly $1 million over the facility’s lifespan.

EMJ assisted Chattanooga Whiskey Co. in repurposing a former car dealership into a modern, full-scale distillery and barrel storage facility. The company’s new home includes production space, offices, event areas and storage for over 4,000 barrels of bourbon whiskey.

Volkswagen Training Center Chattanooga, Tenn. EMJ constructed the automotive training facility located next to Volkswagen Chattanooga Assembly Plant. The facility includes learning laboratories and simulated production lines, blending manufacturing with education. The structure meets both the tolerances of assembly line specifications and the environmental requirements of a learning academy. The project was completed within 7 months, allowing for more than 2,000 employees to begin training.

RiverPoint Commerce Center Grand Prairie, Texas

RiverPoint Commerce Center is a 602,958 square foot industrial warehouse development. EMJ constructed two industrial tilt-wall buildings and installed wet utilities and two retaining walls on the 42-acre site. In addition, off-site work required new traffic signalization. To build a trusting relationship, EMJ agreed to return all project buyout savings from each subcontractor to the client. Our team immediately began analyzing areas in which the design team could reduce costs, while maintaining the integrity of the structure. Through our transparent, collaborative process, our team returned more than $500,000 to the client.

Shaw Industries T1 Plant Adairsville, Ga.

Shaw T1 Plant is a 686,668 square foot facility with 566,662 square feet of carpet tile manufacturing space, a 107,506 square foot warehouse and a 12,500 square foot administrative building. Included in EMJ’s scope of work were 27 loading docks, eight 88-foot tall storage silos, and a rail spur for material distribution. The project is slated to be LEED-Silver certified. 6

Kohl’s Distribution Centers Corsicana, Texas (2); Dallas, Texas; Macon, Ga.; Ottawa, Ill.; Patterson, Calif. EMJ partnered with Kohl’s Corporation to construct 1.7 million square feet of warehouse and distribution space as part of the department store’s U.S. expansion. EMJ built six facilities ranging from 90,000 square feet to 500,000 square feet.

Shaw Industries Plant 34 Expansion Dalton, Ga.

Shaw Industries Plant 34 is an industrial facility on which EMJ performed a 553,000 square foot addition. The expansion included 55 dock ramps, a new break room and offices within the warehouse. EMJ prepared the 28-acre site, constructed the facility, and installed the site utilities, as well as a detention pond. After analyzing details in the expansion plans and considering the project’s potential impact on Shaw’s current facility operations, our team suggested adding an additional bay of the same height to the current facility and increasing the size of the expansion’s steel bay. This removed the need for expensive support beams and prevented the interruption of operations.
