The procedures and information contained herein will point out how you and your employees can take full advantage of all of the conveniences and amenities Edison Plaza has to offer you. The Edison Plaza Property Management office is open Monday through Friday from 8:00 am to 5:00 pm and is located on the 8th floor, suite 800 . Please feel free to call or visit with any questions regarding the building operations of Edison Plaza. If you find it necessary to contact the building management office after 5:00 pm throughout the week or on weekends and/or holidays, the building on-site security team can be reached 24/7 at (409) 835-1334 . TENANT INFORMATION AND AUTHORIZATION FORM We need the name of a primary contact person who will serve as the main tenant contact for all correspondence purposes from the Property Management office. We also request the name of an alternative contact, just in case. For multi-tenant floors, it is imperative that we have your suite number on all forms listed here. If your main address varies from your office here at Edison Plaza, please list that as well as the name of a contact person within that office. TENANT TELEPHONE NUMBERS We will need phone numbers of at least three (3) contacts during normal business hours as well as cell phone numbers, in case of an emergency. FIRE WARDEN ACKNOWLEDGMENT FORM This is the name(s) of a person in your office who will be kept informed of emergency procedures and fire drills. They will be trained by the Beaumont Fire Department on how to respond should an emergency arise. This building has two fire drills per year. A fire warden is required for each and every tenant. A fire

warden is required at a ratio of one (1) warden per 7,500 square feet. VISITOR PREFERENCES Please let the property manager know know the manner in which you would like to receive guests or visitors. BADGING During the building’s non-operating hours, the building is only accessible through use of the electronic key-card system. Each tenant employee should have his or her own individualized card key, which is issued by the management’s office. (See Badge Request Form at back of folder. Must be signed by and submitted to Property Management Office by new employee’s supervisor.) It is the Tenants’ responsibility to contact the Property Management office when an employee resigns or is terminated so that their card may be deleted from the system. This will prevent unauthorized access to the building. (See Departure Form at back of folder.) *If your badge needs to be replaced, there is a $10 fee.

OFFICE TOWER – PEDESTRIAN ACCESS AND EGRESS Ground Level – The two (2) entrances on Level 1 will be open from 7:00 am to 6:00 pm, Monday–Friday. One is located on the Main Street side and one is located on the Elizabeth Street side. After Hours – The main entrance facing Main Street is locked during weekends and after 6:00 pm on weekdays. An electronic card reader located on the Elizabeth Street side and at the garage entrance will grant access to the building. PARKING FACILITIES Parking is available in the Main Street parking lot located in front of the building, the main lot located adjacent to the building and in the executive parking garage. Garage parking is determined by a tenant’s occupied square footage and is outlined within each individual lease. Garage access cards are distributed from the Property Management office only. (See Parking Map at back of folder.) LOADING DOCK The Edison Plaza loading dock is located at street level facing Elizabeth Street. Loading dock hours are from 7:00am-6:00pm, Monday through Friday. The loading dock has access to the building via one freight elevator. Please not the use of the loading dock after 5:00pm must be scheduled in advance through the Property Management office. GENERAL BUILDING INFORMATION

All delivery vehicles are limited to 30 minutes at the loading dock during business hours. No passenger cars are allowed in the loading dock area. For deliveries lasting longer than 30 minutes, please note that these must also be scheduled in advance through the Property Management office. Below is a list of the dimensions for the loading dock and dock elevator: LOADING DOCK FREIGHT LOADING DOCK ELEVATOR CLEARANCE Depth – 102.25’ Width – 64’’ Height – 108’’ 84’’ FREIGHT ELEVATOR Edison Plaza has one freight elevator with access to the office tower. The freight elevator hours are from 7:00am to 6:00pm and is monitored by the on-site security staff via cameras and the security access control system. Scheduling for after hours use of the freight elevator is handled through the Property Management office. All deliveries, except hand carried packages, must be transported via freight elevator. Mail carts and dollies must also use the freight elevator. Large deliveries should be scheduled after hours by contacting the Property Management office at least two days before the scheduled delivery.

GENERAL BUILDING INFORMATION

PASSENGER ELEVATORS The main elevator bank contains eight (8) elevator cabs that access floors 2–16. There is one shuttle elevator on the 16th floor that grants access to the 17th floor of the building. Elevator Malfunctions – In the event that an elevator malfunctions with passengers in it, remember to remain calm. There is no danger. Each elevator is monitored 24/7 and they are all equipped with an intercom system. In the event of a power outage, the elevators will stop, but then continue to operate one by one via the building’s emergency generator. Should a power outage occur, the elevators will automatically return to the Lobby and the doors will automatically open. EMERGENCY STAIRWELLS Edison Plaza has two (2) emergency stairwells. Stairwell A is located on the first base side of the building and Stairwell B is on the third base side. Stairwells are to be used for emergencies only. EMERGENCY FIRE PROTECTION EQUIPMENT This building is equipped with a sophisticated life safety system composed of a complete sprinkler system for fire protection, a

fire alarm and detection system and a fire command center which provides the utmost in office safety. A voice communication system provides one-way communication between the fire command center and all floors. JANITORIAL SERVICES In addition to a full nightly cleaning staff, Edison Plaza maintains a day staff available for normal business hours requests and emergencies. Should the need arise, please submit a work order to the Property Management office. Office, restroom and public area cleaning is provided five days a week, holidays excluded. Items included, but not limited to are: • Vacuum carpeted areas • Empty waste cans • Dust desk and table tops • Clean glass table tops

• Remove finger smudges from surfaces • Public restroom cleaning and stocking • Maintain all public areas • Periodic high dusting

ENGINEERING SERVICES The engineering staff at Edison Plaza strives to resolve any problems with lights, temperature extremes and any other maintenance items in a timely and efficient manner. Should you require such services, please submit a work order or call the Property Management office at 409-892-0200 and we will dispatch an engineer to assist you. Please note for emergencies involving the Engineering Department, an engineer is on the premises Monday through Friday until 5:00 p.m. All other times there will be an on-call engineer readily available by phone. This would be accomplished by contacting Security located at the lobby level security desk at 409-835-1334. AIR CONDITIONING/HEATING Heating and Base Building air conditioning are provided Monday through Friday from 7:00 a.m. to 6:00 p.m. and Saturday from 8:00 a.m. to 1:00 p.m. Your office temperature is maintained at a comfortable level. Should the temperature level become uncomfortable in your suite, or in a particular office, please submit work order or call the Property Management office at 409-892-0200. Heating and Base Building air conditioning are not regularly provided on holidays or after normal business hours. If you need HVAC service at these times, please contact the Property Management office to schedule this service and inquire about the current charge. After hours HVAC requests should be submitted at least 24 business hours in advance.

BUILDING SECURITY The security of the Building and our tenants is one of our highest priorities. Consequently, we have developed security measures to control access to the Building. Security Staff – Elite Security Services There is a trained, professional guard on duty 24 hours a day, 7 days a week. Officers patrol the building, tenant floors and parking garages. Our security guards enforce building regulations, maintain order, and are on the alert for any unusual activities within the Building. In the event of an emergency situation, they can be reached by calling the security desk directly at 409-835- 1334. Cooperation in advising the Property Management office of any unusual circumstances, such as suspicious persons on your floor or reporting stolen property will be appreciated. In the event that 911 is contacted for an emergency, please notify Security. They have been trained in protocol to help handle emergency situations, direct first responders to the person in need and to inform Property Management accordingly.

Tenant employees should also carry the correct key for their suite; building security guards do not provide tenants access to any suites or other Building areas. For further protection, security personnel are not permitted to accept any deliveries. All deliveries should be scheduled during normal business hours, or prearranged via written notification to the Management Office. The Management Office should receive this notification at least 24 hours in advance of the delivery. Please notify the Management Office at least 48 hours in advance of special events, such as open houses, meetings, etc., to be held after hours so that Security will be aware and can prepare for any necessary changes in routine. SECURITY IS EVERYONE’S RESPONSIBILITY Valuables should be stored in a safe place and doors locked after hours. The Property Management office should be notified if strangers behaving in a suspicious manner are noticed in office areas. Only with tenant cooperation can a secure building be maintained.

NON-BUILDING EMPLOYEES Tenants of our Building may have visitors come to the Building after hours and on weekends. If after hours or weekend visitors are to be permitted unaccompanied access to your suite, we must receive written notification at least twenty-four (24) hours in advance, listing the individuals name, company affiliation, purpose of visit, and approximate time of arrival. You will have to provide actual access to your suite by giving the visitor a key or meeting the visitor. Security guards will not provide access to tenant suites. There will be no exceptions to this policy. All after hour building access will require picture identification and a Company contact name and number to call if employee does not have identification. A point of contact should be provided to the Management Office. SOLICITATION Solicitors are not permitted in the building. Please call the Management Office if solicitors are observed on the property or in your suite. Please be prepared to provide as much detailed information as possible regarding the solicitor (sex, clothing/uniforms, floor location or any identifiable information regarding the individual). The individual will be escorted off the premises. LOST & FOUND Please contact the Property Management office at 409-892-0200 or at [email protected] to claim items that have been lost or found in the building. e not regularly provided on holidays or after normal business hours. PROPERTY REMOVAL As part of our security program, it is required that a Building Property Removal Form (enclosed in the Forms section of this handbook) or an authorization letter on company letterhead accompany any furniture or office equipment being removed fromthe building. This letter will require the signature of an authorized tenant representative. ACCESS TO LOCKED BUILDING CORE AREAS, ROOMS & OFFICES Occasionally, it will be necessary for various persons to have access to locked areas of the building (i.e., telephone installers, repairmen, contractors, etc.). In order to maintain the integrity of the building, contact the Property Management office at 409-892-0200 to schedule access to these areas.

VENDOR/CONTRACTOR ACCESS There may be special instances where vendors or contractors need to perform work in your suite during non-business hours. In such instances, you must provide written notification to the Management Office, which states the name(s) of the individual(s) and the company, the date, and the approximate time of arrival. A brief description of the work to be performed should also be included. We also ask that you request the individual/ company to provide some form of identification to the security guard on duty. A Certificate of Liability Insurance will be required prior to any authorization.

POSTAL SERVICE & OVERNIGHT DELIVERY SERVICES A central postal service center is located on the Lobby level. Assignment of mail boxes is handled through the Property Management office. Once the mailbox is assigned, keys will be issued. Mail should be addressed to: Tenant’s Name 350 Pine Street, Suite #### Beaumont, Texas 77701 This location offers: a. Individual tenant mailboxes or bulk mail pick up from the parcel boxes.Themail is delivered to the boxes according to posted times. b. Mail drop service. c. Overnight drop boxes for UPS and Federal Express. KEYS AND LOCKS All keys in the Building are included in a Building Master Key system. This key system is necessary so that theManagement Team and Security has access to all areas in the event of an emergency. For this reason, we require that no locks are changed or additional locks/bolts added to any door within your suite. If additional lock

work for your suite is necessary, this service must be coordinated through the Management Office. Should your company require additional keys to your office space, you may request these by calling the Property Management office at 409-892-0200. There is a nominal charge per key. The usual time required to cut these keys is one (1) day. Re-keying of existing cylinders can usually can be done in one (1) day also. Cost may be obtained by contacting the Property Management office. PEST CONTROL The base building and public areas are treated monthly by a professional service. If an occasional problem arises in your suite, our service will cover your area at no charge. If repeated problems occur, the service can be regularly provided for a small monthly charge. INFO CENTER The building info center is located in the lobby and contains tenant names and suite numbers. Your company name, suite number and logo will be listed unless you direct otherwise. Please submit logo in EPS (preferred) or JPEG (hi-res) format.

BUILDING RULES AND REGULATIONS

The following rules and regulations shall apply, where applicable, to the Premises, the Building, the parking garage (if applicable) associated therewith, the land situated beneath the Building and the appurtenances thereto: • Sidewalks, doorways, vestibules, halls, stairways and other similar areas shall not be obstructed by tenants or used by any tenant for any purpose other than ingress and egress to and from the leased premises and for going from one to another part of the Building. • Plumbing, fixtures and appliances shall be used only for the purpose for which designed, and no sweepings, rubbish, rags, Hazardous Material as defined herein, or other unsuitable material shall be thrown or placed therein. Damage resulting to any such fixtures or appliances frommisuse by a tenant or such tenant’s agents, employees or invitees, shall be paid by such tenant, and Landlord shall not in any case be responsible therefore. • No signs, advertisements or notices shall be painted or affixed on or to any windows or doors or other part of the Building except of such color, size and style and in such places as shall be first approved in writing by Landlord. No nails, hooks, or screws shall be driven or inserted in any part of the Building except as a part of the hanging of normal office art, and except by the building maintenance personnel nor shall any part of the Building be defaced by tenants. No curtains or other window treatments shall be placed between the glass and the Building standard window treatments. • Landlord will provide and maintain an alphabetical directory for all tenants in the main lobby of the Building and no other directory shall be permitted unless previously agreed to by Landlord in writing. • Landlord shall provide all locks for doors in each tenant’s leased premises, at the cost of such tenant, and no tenant shall place any additional lock or locks on any door in its leased area without Landlord’s prior written consent. A reasonable number of keys to the locks on the doors in each tenant’s leased premises shall be furnished by Landlord to each tenant, at the cost of such tenant, and the tenants shall not make any duplicate.

• With respect to work being performed by tenants in any leased premises with the approval of Landlord, all tenants will refer all contractors, contractors’ representatives and installation technicians rendering any service to them to Landlord for Landlord’s supervision, approval and control before the performance of any contractual services. This provision shall apply to all work performed in the Building including, but not limited to, installations of telephones, telegraph equipment, electrical devices and attachments, and any and all installations of every nature affecting floors, walls, woodwork, trim, windows, ceilings, equipment and any other physical portion of the Building. • Movement in or out of the Building of furniture or office equipment, or dispatch or receipt by tenants of any bulky material, merchandise or materials which requires the use of elevators or stairways, or movement through the Building entrances or lobby shall be restricted to such hours as Landlord shall designate reasonable. The tenants are to assume all risks as to the damage to articles moved and injury to persons or public engaged or not engaged in such movement, including equipment, property and personnel of Landlord if damaged or injured as a result of acts in connection with carrying out this service for a tenant from the time of entering the Project to completion of work; and Landlord shall not be liable for acts of any person engaged in, or any damage or loss to any of said property or persons resulting from, and act in connection with such service performed for a tenant. • All routine deliveries to Tenant’s Leased Premises between 8:00 a.m. and 6:00 p.m. weekdays shall be made only through the freight elevators. Passenger elevators are to be used only for the movement of people, unless an exception is approved by the Property Management office.

• Landlord shall have the power to prescribe the weight and position of safes and other heavy equipment or items, which shall in all cases, to distribute weight, stand on supporting devices approved by Landlord. All damages done to the Building by the installation or removal of any property of a tenant, or done by a tenant’s property while in the Building, shall be repaired at the expense of such tenant. • A tenant shall notify the Building manager when safes or other heavy equipment are to be taken in or out of the Building, and the moving shall be done under the supervision of the Building manager, after written permission from Landlord. Persons employed to move such property must be acceptable to Landlord. • Corridor doors, when not in use, shall be kept closed. Tenant is requested to lock all office doors leading to corridors and to turn out all lights at the close of the working day. • Each tenant shall cooperate with Landlord’s employees in keeping its leased premises neat and clean. Tenants shall not employ any person for the purposes of such cleanin g other than the Building’s cleaning and maintenance personnel. Landlord shall be in no way responsible to the tenants, their agents, employees, or invitees for any loss of property from the leased premises or public areas or for any damages to any property thereon from any cause whatsoever. • To insure orderly operation of the Building, no water, newspapers or the like shall be delivered to any leased area except by persons consented to by Landlord. • Should a tenant require telegraphic, telephone, enunciator or other communication service, Landlord will direct the electrician where and how wires are to be introduced and placed and none shall be introduced or placed except as Landlord shall direct. Electric current shall not be used for power of heating without Landlord’s prior written permission. • Tenant shall not tamper with or attempt to adjust temperature control thermostats in the Leased Premises. Landlord shall adjust thermostats as required to maintain the Office Building standard temperature.

• Tenants shall not make or permit any improper, objectionable or unpleasant noises or odors in the Building or otherwise interfere in any way with other tenants or persons having business with them. • Nothing shall be swept or thrown into the corridors, halls, elevator shafts or stairway. No birds or animals shall be brought into or kept in, on or about any tenant’s leased premises except for animals assisting handicapped persons. • The carrying of firearms of any kind in any Tenant’s Leased Premises, the building in which such premises are situated, any related garages, or any related complex of buildings of which the foregoing are a part , or any sidewalks, drives, or other common areas related to any of the foregoing, is prohibited except in the case of unconcealed firearms carried by licensed security personnel hired or contracted for/by tenants for security of their premises as permitted by such tenants’ leases or otherwise consented to by Landlord in writing. • Tenant, its agents, employees and invitees shall observe the no smoking requirements, as per City of Beaumont Code of Ordinance. All premises within the Building are to be smoke/e-cigarette/vaping free. This includes but is not limited to lobbies, elevators, stairwells, restroom facilities and plaza and breezeway entrances. In addition, anyone smoking within 25 feet of an entrance or in the building/garage is considered to be committing an offense which can constitute a misdemeanor punishable by a fine. For your convenience there is a designated smoking/vaping area located behind the building. This is the only acceptable location for smoking/vaping. Please see map for precise location. • Tenant will comply with all security procedures at all times during business hours, and after hours and on weekends. No portion of any tenant’s leased premises shall at any time be used or occupied as sleeping or lodging quarters. • No open flames, i.e. candles • No machinery of any kind shall be operated by any tenant in its leased premises without the prior written consent of Landlord, nor shall any tenant use or keep in the Building any inflammable or explosive fluid or any other Hazardous Material. Space heaters are not allowed to be used at any time.

Landlord reserves the right to rescind any of these rules and regulations and to make such other and further rules and regulations as in its sole judgment shall from time to time be deemed appropriate for the safety, protection, care and cleanliness of the Building, the operation thereof, the preservation of good order therein and the protection and comfort of the tenants and their agents, employees and invitees, which rules and regulations,

when made and written notice thereof is given to tenant, shall be binding upon it in like manner as if originally herein prescribed. Landlord will not be responsible for lost or stolen personal property, money or jewelry from tenant’s leased premises or public or common areas regardless of whether such loss occurs when the area is locked against entry or not.

In the event of any conflict between the rules and regulations set forth herein and the terms and provisions of the Lease, the terms and provision of the Lease shall control. Such rules and regulations, when made and written notice thereof is given to Tenant, shall be binding upon it in like manner as if originally herein prescribed.
