MRG People Asia are delighted to be the exclusive recruitment partner in Malaysia for a dynamic specialist in developing property solutions for customers in the logistics sector and who partner with some of the leading brands in Asia Pacific. We have listed the job descriptions in this campaign document for review, however the Key criteria for candidates is to have a strong understanding and experience in the construction of large footprint warehouses / logistics buildings with large slab’s (average 40,000 square meters) with typical 10 to 12m height between floors. For positions in Malaysia, the preference is Malaysian nationals, expatriates who have PR or Spouse Visa. Project Manager
Aim
To project manage developments within the various Venture(s) undertaken by LSEA. To support the Venture in other capacities as directed, ensure delivery at the required quality, on time and on budget. • Professionalism in all aspects of the work in written, verbal manner and in demeanor. • Effective management of the construction process to ensure the delivery of these projects on time, on budget and constructed to the required standards and quality. • Demonstrate leadership quality in decision making with solutions • Elevate company standards of design specifications and quality where applicable for projects • To coordinate and oversee all construction activities on site for projects. • To develop and maintain construction programs for projects and control and manage construction budgets. • To ensure construction quality and compliance and oversee and manage site OHS protocols • To promote sustainability approach and deliverables in all projects • Support the sourcing, and selection of external consultants and contractors using companies pre-qualification, and ensure that projects are in controlled budget and built to specifications using companies branding and design brief • Support the transaction activities of due diligence exercise for the particular ventures, provide narratives for the investment thesis and transaction closure • Supervising daily activities on site by consultants, contractors, and site personnel • To ensure effective cost control of construction budgets and process and manage all payments to consultants and contractors • To conduct required site meetings as required to ensure the coordination of activities and the control of the construction process • Support all site, construction procurement and logistics activities • Maintenance coordination on defects and liabilities with Contractors and Consultants • Maintain professional and workmanlike relations with these contractors, providers and consultants • Advice on all aspects of design from a technical view point including value added design elements and sustainability issues, including technical engineering advice where appropriate • Coordinate on project insurances with the Group Insurer • Develop safety plans for the work site and promote companies safety guidelines • Promote and adhere to Group policies • Support the venture activities as directed • Support ongoing compliance with applicable provisions of regulatory bodies and relevant legislation and all relevant contracts with a particular focus on development activities • Prepare required regular construction reports, ventures monthly reports, quarterly safety reports and other reports as required by the ventures and management • Strong documentation controls; documents management and retrieval for shared access by relevant department for reference. Managing and filing of drawings from tendering, construction, approved plans and as-build, not limited to Operation and Maintenance manual, certificates and warranties to ensure the complete documentation of the project are well managed and received • Support the Leasing activities for site lettable plan coordination fit out works • Management of handover from projects to the companies asset team to take over as part of operational management • Other tasks as directed • Ms. Office (word, excel, power point, outlook, projects), AutoCAD • Any technical knowledge (either Civil & Structural, Mechanical, Electrical & Electronics, Quantity Surveyor)

HSE Manager
Overall purpose of job
• Work with senior management to develop and implement programs to raise employees’ awareness of work risks, and to create a safety culture in the organization. • Develops and directs programs to maintain and improve the general safety in office, project sites and stabilized assets, and the health of all employees. The program should also include the management of contractors. • Maintain an up-to-date knowledge of all relevant legal, regulatory and industry HSE best practices. Ensuring management and staff are kept informed of any relevant changes to legal, regulatory and company HSE requirements. • Review company policies, practices, and safety management system to ensure they remain relevant and appropriate. • Maintain comprehensive HSE records and manage all statutory HSE reporting requirements. • Liaise with government bodies, agencies, and professional organizations on administrative, regulatory, and licensing requirements. • Identifies common safety/health hazards inherent in the organization’s operations and establishes guidelines for protection from those hazards. Audits safety/health programs for compliance with company standards, government regulations, and adequacy relative to local conditions. • Investigates incidents or problem areas and recommends future preventive measures. • Participate in the selection of contractors for development project and asset management. • Participate in project review meeting to ensure the company’s home safety requirements are incorporated into all development projects. • Keeping abreast of new developments in HSE, and informing the relevant stakeholders through training, manuals, guides and/or any other communication channels. • Ensure all administrative policies and procedures are compliant with statutory and corporate requirements. • Completeness of the HSE records. Ensure that corporate guidelines meet or exceed local statutory requirements and are suited to the needs of the company • All risks involved are adequately addressed to ensure safe operation of work activities. An audit report of safety standards and issues at the projects allows an independent review/approach to risks and control measures at site. • Report findings and recommendations. Maintain accident and other relevant records. Sharing of learning points within organization. • Contractor evaluation records. • Development project designed and built accordingly to company’s home safety requirements. • Understanding of the various safety requirements, local standards and best practices. • Manage the interests of the various stakeholders. • Minimum Degree from a recognized university preferably from building and construction related disciplines. • Certified and Registered Occupational Health and Safety Professional with local authorities. • Certification in ISO45001 and ISO14001 will be added advantage. • At least 5 years’ HSE experience in a building construction and asset management environment • Strong knowledge of HSE regulations. • Knowledge in using Microsoft Office • Ability to interact with all levels of the organization. • Strong leadership and communication skills, well-organized and a team player.

Aim

Fatima has spent over eight years in Property Marketing. She began her career at the former Athletes’ Village following the 2012 London Olympics, working with Delancey and Qatari Diar and transforming the Olympic Village into a highly celebrated residential neighbourhood, East Village.
Fatima continued her career in property marketing by working at Carter Jonas, heading up their marketing for the Planning and Development division and then moving on to Empiric Student Property shortly after.
