Head of Asset Management Candidate Information Pack
Host, a fully integrated developer and operator in the student and living sector and one of the largest providers of student accommodation in the UK, have formed a new £1bn UK student accommodation and co-living joint venture with Partners Group, a leading global private markets firm. The joint venture is seeded with two Host-owned operational Purpose-Built Student Accommodation (PBSA) assets in Leicester and Colchester, a PBSA development project in Bournemouth and a purpose designed co-living development project in Guildford. In addition, there is an immediate identified pipeline of over £250m of PBSA developments totalling more than 1,000 beds in the prime Russell Group university markets of Manchester, Bristol, Edinburgh and Birmingham. Together, Partners Group and Host intend to expand the JV through further developments in the PBSA and co-living sectors, creating a large and market leading portfolio of £1bn GDV. The JV will look to bring the firms’ combined expertise, experience and financial strength to bear on other UK PBSA and co-living schemes, aimed at meeting the strong and growing demand in the living sector for high quality, sustainable, amenity-rich and professionally managed accommodation with best-in- class service.

Current Host Operated Locations The Head of Asset Management will be responsible for setting up the asset management reporting function into our JV partner (Partners Group) for the existing schemes within the JV (Colchester 252 beds and Leicester 129 beds). Further to that, there will be two new schemes (Bournemouth being delivered September 2023 for 206 beds with leasing starting in October 2022), and Guildford (co-living with 301 beds in Q2 2023). There is a secure pipeline of further schemes in Bristol, Manchester and Edinburgh which will also join the portfolio with Partners Group. There are active bids on more sites that will bolster this pipeline. Following the successful establishment of the JV asset management structure, there will be an opportunity to work on client relationships within the broader Host portfolio of management and driving performance out of their respective assets (8,500 beds approx.).

Reporting to: The Managing Director Key Relationships: Investments, Development and Operational Teams Overview of the role This role will lead in the set up and ongoing development of the asset management function.You will lead in formulating and executing asset management strategies and plans for the real estate portfolio, including marketing strategies to optimise income and realise the highest value of our assets. Job Responsibilities • Responsible for the overall operational and financial performances of your assigned portfolio, including positioning of assets as well as the enhancement of cashflow and asset value. For each Property in the Portfolio, the Asset Manager shall: • Work closely with our operational business and legal teams to obtain all necessary information relating to the buildings, site boundaries, easements, utilities, underground services, rights of way, rights of support, rights of light and other relevant matters in relation to that property.
• Formulate policies and procedures to ensure that each property is at all times occupied in accordance with applicable laws and apply best practices (as applicable for the relevant industry and asset size) in adopting such policies and procedures. • Monitor and inform of any anticipated amendments or updates to applicable laws and/ or required updates to any policies and procedures relating to any Property. • Assist and oversee the Property Manager in the review of its procedures and/or audit programme to ensure compliance with any applicable health and safety related regulations. • Prepare and maintain a tenancy schedule; and liaise with and provide all necessary information to all service providers, contractors, lenders under Credit Agreements and prospective lenders, valuers, purchasers and tenants. • Shall regularly review the Portfolio and shall regularly inspect each Property and conduct appraisals and risk assessments. Business Planning • Prepare and maintain a business plan and an operating and capital budget for each property across the portfolio • Prepare, manage and ensure achievement of annual budgets and reports which cover the financial and operational performance of the assets, leasing status and rental collection.

Market Intelligence • Manage and work closely with the Property Managers/outsourced service providers to ensure assets are properly maintained, managed and compliant with regulations and coordinating with external parties like government authorities, brokers, universities etc. • Manage market intelligence, collate global market / industry information to ensure competitiveness of the Company’s products and services. Relationship Management • Working closely with all stake holders especially with the Asset Manager of our Joint Venture Partners. Engineering or equivalent. RICS would be preferable. • Minimum ten (10) years’ relevant real estate asset management experience. • Be operationally hands-on with sound financial grounding. • Good knowledge of the local markets. • Ideally background in Student Accommodation or residential. • Good people management skills, strong communication and interpersonal skills.
