The King’s Estate
King’s is most central university in London, with five campuses in the heart of London including four thames-side campuses within a single square mile.
Located on the north bank of the River Thames, the Strand Campus houses King’s College London’s arts and sciences faculties. King’s Venues Strand is adjacent to Somerset House,
close to the Royal Courts of Justice and just a few minutes’ walk from Covent Garden.
The Faculty of Life Sciences & Medicine and the Dental Institute are based at the riverside Guy’s Campus, next to the Shard. Close to London Bridge on the South Bank of the River Thames, next to Guy’s Hospital, this is an increasingly fashionable area, with many bars, restaurants, markets and creative businesses. The Florence Nightingale Museum is based at St Thomas’, along with continuing medical and dental teaching. The Campus is located in central London, overlooking the River Thames, next to Westminster Bridge and opposite the Houses of Parliament. The Waterloo campus is home of the Florence Nightingale Faculty of Nursing & Midwifery and Estates & Facilities department as well as other faculties conveniently placed close to London’s South Bank Centre, Waterloo Station and the IMAX Cinema. Denmark Hill Campus is the home of the Institute of Psychiatry, Psychology and Neuroscience and the Champion Hill Residence. Denmark Hill is situated in Camberwell, in the London Borough of Southwark. In the last few years this and the neighbouring areas have undergone an incredible process of regeneration and are now one of the most exciting places in London to live, study and work.
King’s has a large scale residences portfolio of c. 5000 rooms spanning thirteen locations located throughout London, with most near our teaching campuses.
Estates and Facilities
Led by the Director of Estates & Facilities Nick O’Donnell, the Directorate of Estates & Facilities is responsible for efficient and effective acquisition, disposal, management and operation of the university’s infrastructure assets and the environment within which the university’s students, staff and researchers operate.
The department has two main functions:
Real Estate Development
Led by the Director of Real Estate Development, Zoe Asensio-Sanchez, this team leads development projects to meet the academic needs and university strategy. This includes the acquisition, development and the disposal of land and property. The Capital Projects team delivers major refurbishments for King’s owned and occupied buildings, from initial briefing and concept design through to tendering of contracts and management of construction work. King’s is committed to achieving BREEAM “Excellent” for all our new buildings and BREEAM “Very Good” for our refurbished buildings where the cost of the project exceeds £1 million.
Real Estate Management
Tristam Slater, Director of Operations leads the Estates & Facilities Operations team, which has a broad portfolio of responsibilities which range from security and daily cleaning and mail services, to small building projects and creating and sustaining a safe and healthy environment for our students, staff and visitors. Our main areas of operation are: • Campus Operations: Ensuring that all campus buildings and services meet the needs of staff, students and visitors. • Infrastructure, Assurance, Contracts & Performance: working closely with our partners for security, cleaning and associated services and PFI partners for two of our buildings, delivering major planned and critical reactive maintenance and the long-term planning and implementation of the university’s capital investment, asset improvement and project delivery. • Sustainability: Managing the energy, waste, and promoting better use of our resources to minimise the effect on the environment. King’s Venues & King’s Food: Providing retail and hospitality services through King’s Food and conference and summer lettings. They also manage internal and commercial events held in the university space and summer residential lettings.
Real Estate Development
A £1 billion redevelopment programme is transforming King's estate. Since 1999 over half the university's activities have been relocated to new and refurbished buildings.

Bush House Buildings
King’s is leasing the five iconic Bush House buildings, next to its historic Strand Campus. King’s will occupy Bush House, former headquarters of the BBC World Service, Strand House and King House on a phased basis from September 2016, and adjacent building Melbourne House from 2025. The initial term of the lease is 50 years. We aim to consolidate our position as a top 20 global university by providing world class education and research facilities. Acquiring the Bush House buildings will create a wonderful and dynamic campus in the heart of London by uniting two prime central London locations, the Aldwych and our historic Strand Campus, to create state of the art education and learning facilities for our students. This development will give King’s much greater flexibility both to expand in line with our ambitions for growth and to minimise disruption as we redevelop and upgrade our existing Strand estate. The Bush House buildings provide approximately 300,000 square feet of additional space for student study and social space, new teaching facilities and academic accommodation.
Science Galley London Project
Science Gallery London will be created on a prestigious site at the foot of the Shard and opposite London Bridge Station within Boland House, one of the wings of the 18th century historic Guy’s Hospital on St Thomas’ Street.
The Gallery will include flexible exhibition, studio and performance spaces, a theatre with retractable seating, a 100 cover café, a shop and a newly restored Georgian courtyard to be enjoyed by the Guy’s Ccommunities, local residents and workers as well as members of the public visiting the Science Gallery.
Future / upcoming projects:
St Thomas' Campus project
King’s has unveiled plans to refurbish and develop one of its prime properties in the heart of London to increase space for health education and training.
Architects have drawn up plans for the refurbishment and redevelopment of Block 9 and the Prideaux Building, located on Lambeth Palace Road, which is the last King’s-owned development opportunity on the St Thomas’ Hospital campus. The plans will provide additional education and training space for King’s and Guy’s and St Thomas’ NHS Foundation Trust which would be achieved through the re-development of the Prideaux Building, the refurbishment of the Listed Block 9 building, the removal of the poor quality extensions to the Listed building which detract from the heritage setting and their replacement with more appropriate structures and the creation of a courtyard.
Canada Water – The Mulberry Site
King’s has an ambitious strategy to grow and is also committed to provide more and better quality student residential accommodation to meet both current and future demand.
King's is now developing the former Mulberry Business Park site at Canada Water to create 770 new student rooms, office space, affordable housing, retail units, a health care centre and landscaped public space.
In addition to the student accommodation and office space at the Mulberry site, the long term plan for Canada Water is for a mixed-use facility that will provide new, high quality teaching and learning facilities and indoor sports facilities. In order to drive academic value, the university would use these facilities flexibly for multiple purposes over the course of the academic calendar. The space would also enable the university further to embrace world leading collaborations such as The Francis Crick Institute and the London Life Sciences initiative, which will require additional capacity near central London, and to extend public-private partnerships such as Imanova, the new state-of-the-art imaging centre formed collaboratively by King’s, UCL, Imperial College London and the Medical Research Council.

Westminster Bridge (St Thomas’ Campus) Masterplan
Masterplanning for 227,970 sqm of medical, educational, research, academic, residential, retail and office accommodation.
Associate Director of Real Estate Development - Cost and Control
Reporting to the Director of Real Estate Development, the Associate Director of Real Estate Development – Cost and Control will take the lead role in ensuring that King’s achieves an exceptionally high level of value from its continued investment across its real estate portfolio.
Key responsibilities include oversight of all contractual and financial aspects of project delivery – budgeting, forecasting, cost control reporting
and supply chain management; leadership on procurement strategies; and acting as the lead commercial professional to advise on commercial best practice and risk across the team and wider organisation.
We are seeking an individual with experience in a cost and commercial management role in a relevant context and with a proven track record for ensuring value for money from large scale real estate development programmes.
Able to work at a strategic level, you will have the ability and experience to initial and implement strategies and processes and take a holistic view to the programme as well as being agile enough to undertake more project related activities such as option appraisal, cost planning, procurement and reporting activities.
A senior position within the team, the role requires and individual with exceptional interpersonal and communication skills and a well-developed understanding and network of the construction and property market.

Role purpose
Reporting to the Director of Real Estate Development, the Associate Director of Real Estate Development – Cost and Governance - will lead a team of Senior Professionals and Project Managers in the delivery of major capital, estate improvement projects and development schemes for the University’s Health Schools across a diverse estate portfolio. The post will be based within the Real Estate Development Team at Lavington Street (Guy’s Campus) however it is a requirement of employment that the post holder be prepared to work at any additional or different location owned or served by the university either on an ongoing or temporary basis. The post holder will be required to travel regularly between the main site base and other university premises. The role will require sensitive and collaborative leadership, working closely with stakeholders, to effectively establish, manage and maintain positive working relationships, both internally and externally, to achieve the King’s Strategic Vision 2029.

Principal accountabilities
• Be the cost and contract specialist for estates activities across the entirety of the KCL estate portfolio, with oversight of all contractual and financial aspects of project delivery – budgeting, forecasting, cost control reporting and supply chain management
• Develop strategy and practice for the efficient and effective procurement and subsequent management of design team consultancy services and contractors
• Develop, establish, implement and maintain consistent and effective means of monitoring and reporting performance across services supporting the delivery of KCL’s capital programme
• Supporting the Director of Real Estate Development and Associate Directors and PMO in the development of short, medium and long term programmes of work to meet KCL’s overall Estates strategy and policies
• Provide professional property related commercial expertise to support KCL in the development of their estate requirements and support in the delivery of the best possible education for their pupils whilst maintaining their competitiveness and affordability • Uphold the appropriate financial and regulatory policies ensuring necessary regulations and standards are adhered to. Review and monitor processes, procedures and associated documentation drawing in specialist knowledge, implementing or making recommendations for changes as appropriate
Main Duties & Responsibilities
1. Act as the Senior Business Partner to the Faculties, in all matters relating to strategic estates planning and implementation from a cost control and governance perspective. Establish and maintain close working relationships and effective stakeholder management with external partners and internal Faculties, Divisions and
Departments to ensure that Estates projects are consistent with institutional strategy, local plans and operational requirements.
2. Support the Director of Real Estate Development in the early stages of project development, generally taking the cost and contract lead at Feasibility for and during Business Case approval process.
3. Support Associate Directors to lead, manage and coordinate the delivery of major projects or a programme of projects from inception, design, construction, mobilisation and post project reviews to agreed specifications, achieving time, cost, quality parameters and full compliance with health, safety, statutory and environmental obligations and best practice.
4. Ensure all projects represent best value for money for KCL and that appropriate and effective risk management, corporate governance and audit controls are in place.
5. Ensure full and transparent reporting, inter alia, to meet the requirements of governance/committee procedures, financial regulations etc. working closely with the Portfolio Services team, internal and external auditors and wider partners for consistent project/programme reporting. 6. Ensure a consistent approach to capital project delivery, including the management of framework consultants and contractors and reporting of supplier performance. Develop and proactively manage framework consultants as an integral part of the Estates delivery team.
7. Review and develop the systems and processes to deliver the programme of capital projects in support of achieving business needs.
8. Drive a zero tolerance safety culture across the team and with all suppliers to secure delivery of a safe, healthy and secure environment for students, staff and visitors.
9. Manage processes for establishing realistic project budget estimates, cost plans, cash-flows and regular forecasting across KCL’s capital projects. Provide Whole Life Cycle costing for design evaluations. Advise on financial aspects of tender returns – consultants and contractors (vfm, reasonableness etc). 10. Contribute to the development of strategy for efficient and effective delivery of capital programmes/projects, including consultant and contractor procurement, forms of engagement, management of risk, contingencies, best value and cost planning.
11. Ensure appropriate performance management of external contractors, consultants and other service providers engaged to deliver capital programme projects.
12. Ensure proactive and excellent communications about projects and programmes to the wider KCL community, with all stakeholders and across the Division. Carry out ‘client monitoring’ role on external consultant QS’s.
13. Ensure that the programme team has appropriate skills and necessary professional competencies including risk management and contract management and soft landings; identify and provide development opportunities.
14. Manage annual cash flow forecasts across the whole estates programme. Monitor external consultant fees across all projects and frameworks.
15. Lead on contract advice (type, version, standard clauses etc). Work with other departments (Finance, Procurement and Legal) to develop standards and Frameworks (e.g. General Conditions & Prelims, standard contract clauses, cost reporting formats for external QS’s).
