When will Urban Choices Property become my managing agent? Urban Choices Property will be taking over the management of your property from 1 April, 2016. Who will be my property manager? We are pleased to confirm that your current Property Manager, Catherine Pirritano, will continue to manage your property as she will be joining the Urban Choices Property team. Will Urban Choices Property manage the NRAS compliance? Yes. As your NRAS compliance manager, we offer a streamlined compliance and property management service to ensure that tenants continue to be eligible for NRAS affordable housing, thereby maximising your investment in the NRAS scheme. Will I meet the Urban Choices Property team prior to changing management? In the coming weeks we will send you an invitation to meet us at a “get to know you” forum for our landlords. If you are unable to make this forum that is ok, we will be in regular communication during the management of your investment. Will my current terms and conditions remain the same? All terms and conditions will remain the same as per your current landlord service agreement and instructions to managing agent. When will I receive my rental income? There will be no changes to the payment of rental monies. On a monthly basis, all rental monies, unless instructed otherwise, will be paid to you by direct debit to your nominated bank account or by cheque. A statement is issued at the same time, showing the amount of rent collected and any charges you may have incurred for the month. Charges may include property management fees, maintenance costs, council rates, water rates and owner corporation fees.
Will you be carrying out an initial property inspection? Under the Residential Tenancies Act, we can only carry out a routine inspection every six months. This means that Urban Choices Property will perform the first routine inspection on your property six months after the previous inspection. As the landlord you are welcome to attend any of these inspections, so please let us know if you wish to join us so a mutually convenient inspection can be arranged with the tenant. Will you notify me with any maintenance issues before acting? We will always report directly to you for any repairs required to seek your instructions. However, if you are unable to be contacted and the repairs are urgent, we may need to proceed immediately.
