MY ONE-WORD SECRET TO NOTE SUCCESS

I was born on Nov. 30, 1959, right in that sweet spot between Thanksgiving and Christmas. There were six of us kids in the house, but from the beginning my dad knew me down to my bones.

My dad found success in the note business from age 68 until he retired in his early 80s. He made enough money to live comfortably for the rest of his life because he had the right mindset. He was humble enough to learn and tenacious enough to stick with it. Many times before he passed he told me, “Son, I love this business more than anything I’ve ever done.” Today, I’m the old man that my dad was then. I have a new appreciation for his wisdom and just how fast life can slide out from underneath you. It’s hard sometimes for us older gentlemen to be humble and admit we don’t know it all, especially if we’ve got that cowboy spirit. Over the last 20 years I’ve had thousands of students tell me, “Eddie, I wish I would have learned this earlier in life.” But the truth is it’s never too late to practice humility and use it to build your wealth. I have students of all ages, from 20-somethings like I was at my start to 60-somethings like my dad. Both places in life have their advantages. At 20, it’s easy to take a risk because you haven’t had your head knocked off yet by life. At 60, risks are harder but you have wisdom to see the benefits of note investing from the start. I’ll celebrate 42 years in the note business this month. I’ve been hanging like a dog with a bone since age 20, and I can hardly believe I’m almost 62. How many people can say they love any profession enough to spend more than four decades doing it? This Thanksgiving, I’m thankful to have tenacity and humility on my side. I’m also thankful for the power of notes, just like my dad before me! This business has been life-changing for me, my family, and my students. I’m not sure what my life would look like if I wasn’t practicing or teaching the art of creative financing, but I know it wouldn’t be nearly as sweet.

“Eddie,” he’d say, looking me in the eye, “You have a high level of tenacity.”

Dad pointed out that trait from grade school all the way until the day he died. Today, I reckon “tenacity” is the one-word secret to my success in the notes business. God did not bless me with brilliance, but he did bless me with clarity. When I have a vision, I get hold of it no matter what. That makes me an excellent note investor because I never give up on a good deal. Instead, I get creative to find methods of financing no one else would consider. There’s another trait I think is almost as important as tenacity in a good note investor: humility. Yes, that’s right. If you want to be a millionaire, you need to cut yourself a slice of humble pie! My dad knew this better than anyone. As you may remember from last month’s newsletter, he had the humility to come to me — not just an upstart kid in his 20s but his own son — and ask if I could teach him the notes business. That took a lot of courage. He had to put his ego aside and admit that even with all of his intelligence and experience I knew more about something than he did. But he did it, and he never regretted the choice. “God did not bless me with brilliance, but he did bless me with clarity. When I have a vision, I get hold of it no matter what.”

Maintaining professionalism in a business email can be harder than it seems. When you’re frustrated, you naturally don’t want to say exactly what you’re thinking — but your attempt to sound polite can turn out to be anything but. And the culprit could be some of the popular, yet petty, introductory phrases included in many business emails. If you’re using any of the below phrases, it’s time to reconsider the message you’re sending. ‘Per my last email …’ It’s frustrating to repeat yourself, but does it actually help to point out that you’re doing so? Unless you’re being accused of dropping the ball, it’s best to just leave this phrase out. And if you must point out that you’ve said this before, pick another phrase — this overly formal tone reeks of hostility. ‘Going forward …’ This phrase is usually used to correct someone, and it can make people feel defensive. Try an in-person conversation or phone call instead. That way, you can ask questions, sort out the issue, and be sure you understand each other. ‘Not sure if you saw my last email …’ Okay, it’s true — there’s no great way to say “you haven’t responded to my email, and I want an answer.” While a lot of options can come across as passive-aggressive, “not sure if you saw my last email” has to be the worst. Both you and the recipient know they saw the email, so just ask for the update. To be your best self over email, never send one while angry. Take a break and spend time cooling off before you respond in a way that shows your irritation. If you’re feeling too upset to speak over the phone, that means you’re also too upset to send an email. Try to give other people the benefit of the doubt. Could there be a valid reason they misunderstood you, made a mistake, or didn’t respond? Have you ever been in their shoes? Your coworker or client likely wasn’t trying to annoy you, so show kindness and take time to reflect on how your communication may have contributed to the problem. Are Your Work Emails Passive-Aggressive?

ROASTED TURKEY Impress your Thanksgiving guests with this perfectly roasted — and easy — turkey! INGREDIENTS • 1 whole turkey, thawed • 2 cups chicken or vegetable broth • Salt and pepper to taste

DIRECTIONS

1. Preheat the oven to 450 F. 2. Remove packaging and giblets from inside of the turkey. 3. Place the turkey in a broiling pan breast-side up and rub it with salt and pepper. Pour the broth around the turkey. 4. Place the pan in the oven and turn the temperature

down to 350 F. Turkey should cook for 12–15 minutes per pound, typically 3–4 hours. 5. Remove the turkey from the oven every 45 minutes and baste it with the broth. 6. Once finished, let the turkey rest for 15–20 minutes before carving and serving.

Lastly, never forget to say please and thank you. They’re small words that go a long way.

The holiday season can be expensive. Sure, you might describe this time of year with less cynical words like “magical” or “warm,” but unfortunately, most stores don’t accept magic or warmth as legal tender. Whether it be for gifts or for holiday meals and treats, most people want to get the most for their money while saving their time and energy. That’s what makes comparison shopping in the age of technology so worthwhile. In case you didn’t already guess its meaning, “comparison shopping” is simply when you compare prices of the same or similar products at different stores or online retailers. You’ve probably done comparison shopping without knowing you were doing it. However, once you truly embrace the concept, you can increase your savings. Plus, by using the bevy of online price comparison tools, you can do so without scrambling around to every store in town.
