How ‘UPS’ Guides Our Acquisitions and Developments

Not United Parcel Service. Rather, this is an acronym that sheds light on how we buy and develop commercial real estate. In our world, UPS reminds us of three things we look for when making commercial real estate purchases. Here it is:

• Underserved market

Would you be surprised to learn that entrepreneurship actually grew between the years of 2019 and 2020? I know I was. And as life gets more and more back to normal, that’ll mean more and more businesses will pop up everywhere. If you’re trying to stand out from the crowd, today’s flooded market might make you a little anxious. Well, luckily for you, as a stalwart entrepreneur who won’t let daunting news derail their dreams, you can still create a business that stands out from the competition and draws customers in. How do you do that? Well, it isn’t necessarily about finding the right product; it’s more about finding the right customer. In order to do that, answer the following three questions. How to Make Your Business Stand Out IN AN INCREASINGLY CROWDED MARKET

• In the path of growth

• In secondary markets

The Ennis Luxury RV Resort is a perfect example.

The only RV park in town was a grass strip for a dozen RVs. It is an eyesore located at the entry to the City of Ennis from I-45. So clearly, it was underserved. When we started our zoning request, it had 10 years of new home construction underway in planning. Clearly in the path of growth.

In 2020, the population of Ennis was 21,203. Clearly a secondary market.

Why is this guide important? We want to have a big impact on small cities. Much of the real estate in Fort Worth and Dallas is no longer controlled by the millionaire. Much of it is now controlled and developed by the billionaires. Big money has recognized what we have known for thirty years. Above average cash flow and return on investment can be found investing in commercial real estate.

Which kind of customer wants specifically what you’re offering?

If you’re in the process of starting a business, chances are you already have an idea of what your unique skills and talents are. After all, they’re unique

enough that you thought to put yourself out there and try to make a living with them!

However, you should keep in mind: Where there is a specific skill set, there is someone who needs that skill set — a specific customer that you should keep in mind. When you focus on that customer, you optimize what you’re good at for them, rather than trying to suit the needs of multiple hypothetical customers.

How can I translate my customers’ unique values into tangible touchpoints at my business?

Knowing your customers’ values is the first step toward creating a space where they’re happy and comfortable. So, you should find out what those values are. Then, as you continually create and update your systems and processes, keep those values in mind and let them guide your decisions on business culture. Whether your business is all online, or in a brick-and-mortar location, showing your customers that you abide by their values will keep them coming back.

So, while there are plenty of businesses and entrepreneurs out there trying to get a slice of the market, know that you can set yourself apart, not from shouting louder than your competitors to get their customers, but by harnessing your unique skill set to get the right customers for you. 3 HIRING RULES ALL BUSINESSES NEED RIGHT NOW At this point, you have to be unafraid of changing things up. Have it in mind to constantly evolve your business, and keep your

more global stage, but it’s nowhere near impossible. Be honest about what your employee culture looks like and narrow down candidates from there. Remember, the most talented candidate with the worst attitude can kill your culture and spell disaster for your business. Ask your employees for help, too! Ask about the ideal traits they want in a coworker or arrange for second interviews as meet-and- greets to “test” the functionality of your team with your potential employee. Keep these second interviews light, as they are not so much about the skills the candidate possesses as they are about the attitude they bring to the team. Finally, train them right. This is often a forgotten part of the hiring process. Training new employees is just as important as finding the right candidate to hire. Employee churn is an expensive cost, and unless you equip your new employees with the right tools — and continue to train your team — you are going to keep incurring this cost. You’re hiring to keep employees and build a business. When you train an employee right, you get an employee for life. (Or at least long enough to hold value!) Bonus: Get feedback ! When you’re the boss, it’s hard to remember what it was like on the other side of the hiring table. Ask your newest employees about your hiring and training process. What did they like? What was missing? These answers can help you refine your process!

Hiring can be a difficult prospect, but there is no sugarcoating it: Hiring is really hard right now. Remote work has widened the field of available applicants for many industries, but it’s also narrowed the availability for other industries, like restaurants and factories. Meanwhile, workers are staging a revolution of sorts, demanding certain lifestyle perks never before seen in the workforce. However, you’re not staring into an abyss without a parachute. There are tried-and-true methods — and a few new necessary ones — you can use to ensure you hire the right candidate the first time, allowing your businesses to build like never before. First, set a few non-negotiables. These are qualities, salary ranges, and skills you need every applicant in your hiring process to possess. For example, if you need someone who can run a specialty machine on your floor, you shouldn’t look to hire someone who only has office clerking skills. You can teach some things on the job — like Excel or phone etiquette — but other things have to come with certifications, previous experience, and degrees. (Pro Tip: Always look at the salary listed! If someone is asking for compensation that’s completely above what you can offer, weed them out of your applicant group. This is an easy way to eliminate prospects. However, be open to negotiations.)

Then, find the people who fit your culture — not the other way around . This can be difficult with workforces entering a
