FROM THE DESK OF The Passive Residual Income June 2022 Insider 6 Months Down — Are You Where You Need to Be? Bill Moist How “UPS” Guides Real Estate Developments Not United Parcel Service. The Ennis Luxury RV Resort is a perfect example.
The only RV park in town was a RV grass strip. It is an eyesore located at the entry to the city from I-45. So clearly Ennis was underserved. When we started our zoning request Ennis had ten years of new home construction underway in planning. Clearly in the Path of growth. In 2020 the population of Ennis was 21,203. Clearly a secondary market. Why is this guide important? We want to have a big impact on small cities. Much of the real estate in Fort Worth and Dallas is no longer controlled by the millionaire. Much of it is now controlled by billionaires. Big money has recognized what we have known for thirty years. Above average cash flow and return on investment can be found investing in commercial real estate.
4 Signs That Can Chart Your Course
Don’t freak out — but we are already halfway through 2022. Have you accomplished what you set out to do yet? Are you on track to do so? Have you completely forgotten your goals for the sake of merely just getting through each day? (I think I speak for all entrepreneurs when I say the latter can happen to the best of us!) January always seems to glitter with possibilities, but by this point in the year, all of that shine seems to have worn off. Now, we’re in the trenches, and it’s vital that we don’t veer off course lest we waste precious time. After all, look at it this way: You only have six months left until 2023! I implore you to heed the following advice. Examine the ways in which 2022 has been a success so far, and replicate that. Then, look at what isn’t working. From marketing campaigns and sales strategies to processes and leadership, it’s imperative to make changes when you find these gaps to get the most out of 2022. I’ll even help you get started. Take a hard look at your leadership team and watch for these signs to plan a better course for the latter half of 2022. Bad Sign: Your employees are not happy. Happiness goes a long way in the workplace. This cannot be understated. When your employees actually want to come to work and engage with the people you employ, that’s when you know you have a team that is willing

process improvements. When that level of accountability is given to everyone, you know your leaders are steering your company on the right path. Bad Sign: Employees don’t understand your vision. Take a random poll around your office. Do your employees know your vision or mission statement? Do they understand the core values upon which you have built your business? Are they actively trying to emulate that in the work they do? If you get apathetic responses, you may have leaders who are not sharing the vision and goals of your company. In doing so, they may be creating a company where employees simply punch in and punch out without so much as a care or concern about the work they do. That can spell disaster for your goals. Good Sign: Your leaders understand your team. I’m not just talking about knowing names and positions. Great leaders spend time with their employees, learning about their personal lives, ambitions, and goals. Leaders who cultivate this relationship with employees create a culture where workers feel comfortable sharing their concerns or ideas. When this happens, companies foster collaborative teamwork opportunities that give projects the best chance to be successful.
to work hard for your vision. However, bad leaders make this impossible. They may not be empathetic, take time to say thank you, or create opportunities for bonding. In doing so, they are missing a crucial element to employee longevity and success. Good Sign: You employ leaders. Leadership is not about holding power over one group. Leaders create opportunities for others to thrive or lead in their own unique ways. For instance, a manager should encourage an employee to help train other employees and to weigh in on
Admitting that you have a leadership problem in your company isn’t easy, but if you can be honest and pinpoint the gaps, then you have already taken the first step toward remedying your leadership issue. Don’t wait; you only have six months left in 2022. TRAVEL INSURANCE: SCAM OR SAVIOR?
restrictions, so always make sure you understand the terms and buy coverage that offers the protection you want.
If you’ve ever booked a plane ticket or hotel stay online, you’ve probably been offered an opportunity to “protect” your purchase for an additional fee. Since you’re spending big dollars on your trip, you may have hovered over the option, wondering if it’s a wise investment or a quick money-making scheme. Before you buy, you should know that trip protection and travel insurance are different. When you book directly through the airline or hotel or on a travel website
It can be hard to swallow the idea of paying more to insure yourself against an event that probably won’t happen. So, can you skip it? The risk you’re willing to take is up to you, but remember the amount of money you’re spending on travel and consider whether it’s worth protecting your investment. While you may decide against travel insurance for your weekend
trip two states away, experts recommend always purchasing it for international travel or cruises due to the higher cost and potential for things to go wrong. The price, they say, is usually worth the peace of mind. If you’re going to purchase travel insurance, you should take the time to shop around, just like you did with your accommodations. Not all plans are created equal, so read the fine print and make sure you understand what is covered — and what is not. The last thing you want is to spend your hard-earned money on a policy that leaves you holding the bag.
like Travelocity or Expedia, they offer you trip protection. These plans often provide nothing more than a voucher you can use to reschedule in the event of a cancellation — something you won’t need if you book refundable accommodations. But you can also purchase travel insurance through a reputable third party, and these policies offer cash refunds if your trip is canceled or interrupted. They also typically cover lost or damaged bags, and high- quality policies will cover medical emergencies that occur at your destination. But there may be

Say ‘Ciao!’ to Traditional Retirement THINGS TO KNOW BEFORE SPENDING YOUR GOLDEN YEARS ABROAD
Retirement is what you make it, and the possibilities are endless. For many Americans, that has meant selling their possessions, packing up what they have left, and moving abroad. In some cases, an international retirement can be more affordable and provide better health care options. Plus, the opportunity to explore a new region is enticing. Others worry about being away from family, navigating foreign rules, and
tax. You will also have to transition to a completely digital banking system and understand how your new residence may impact your American-based assets. Review your wants versus your needs. Who doesn’t love a tropical vacation, but do you really want to live there permanently? Tropical spots also include hurricanes, bugs, humidity, and lots of sand and water. Rather than packing up and moving to a new country outright, spend a few months in the place you want to call your new home. If you can live with the good and the bad, it’s the spot for you! If not, try somewhere else until it feels right. Monitor your comfort level. It’s difficult to ask your neighbor for flour when you don’t speak the same language. While it’s true that many countries have numerous English speakers, you may run into situations where communication or customs are difficult. You should learn the basics of your new country’s language and be prepared to be
dealing with language and cultural barriers. If these obstacles don’t scare you away, an international retirement may work. Here’s how to prepare for it. Consider the monetary challenges. In many cases, retiring abroad can be preferable due to lower costs of living and affordable health care. Plus, you can receive and deposit Social Security overseas. However, there are a few hurdles. For instance, you could end up paying taxes to the U.S. and your new country, which means a double
more independent. Until you find a community in your locale, you may not have the same support you have back in the states. As with all your plans for retirement, consult with a professional to determine if an international retirement is right for you. And if it is, then bon voyage!

3 EASY COOKING HACKS FOR BETTER NUTRITION
No. 3: Add frozen spinach to almost anything. Fresh spinach quickly loses its folate, powerful vitamins, and
Making a meal plan is a pain, but you still want to get all your necessary vitamins, minerals, and protein through everyday foods. Even if you’re not a cooking expert, you can employ a few very simple cooking hacks in the dishes you commonly prepare! You’ll be surprised how these little boosts can reap big, nutritious rewards. No. 1: Add quinoa to recipes. Want to add extra texture or color to your steamed white or brown rice? Mix it up with 1 cup of quinoa (any color) and another 2 cups of water or broth. Or, simply throw quinoa into any grain-friendly soup you’re preparing, like a simple chicken soup! Quinoa is rich in antioxidants and filled with fiber to lower cholesterol and blood sugar levels, reducing your risk of diabetes and heart disease. No. 2: Replace cream with almond, walnut, or oat milk. Cream is a popular mainstay in any American kitchen, but it doesn’t have to be dairy cream. Plant-based milk and creamer (such as almond, walnut, or oat milk) are often extra rich in vitamins and minerals and low in fat. They contain no cholesterol and are easy on your digestive system. Because they all have slightly different flavor profiles, you can pick your favorite! Walnut milk works surprisingly well in a creamy pasta sauce.
nutritional benefits over time, but spinach, frozen at its peak freshness, saves the day. That’s why frozen spinach
is actually more nutritious than most fresh spinach at the supermarket! Whether it’s for pasta, pizza, scrambled eggs, cheese dip, a smoothie, or curry, frozen spinach is more versatile than you might think. Plus, studies show spinach may have amino acids that help reduce stress and depression! (Bonus) No. 4: Add chia seeds to cold drinks, yogurt, baked desserts, and more! It’s easy to feel guilty for indulging your cravings for sweet tea, pudding, cookies, and cake. But if you add chia seeds, you might feel a little better about it! These small seeds are densely packed with antioxidants, minerals, fiber, and omega-3 fatty acids, all of which may promote heart health, support strong bones, and improve blood sugar management. We hope these tips help make your favorite dishes a little more fun and guilt-free! Enjoy!
