Pre-Approval

You will be asked to provide personal information and the specifics on the type of property you wish to purchase. The lender will update the information and documentation that has already been submitted. Your mortgage package will be reviewed and processed. After your loan package has been processed, it is submitted to the underwriter for approval. All parties are notified of the approval and loan documents are sent to the title and escrow companies. The title company makes sure that the property title is clear and legitimate. Then title insurance is issued. Once you have signed the loan documentation, your lender reviews the loan and upon approval, funds are wire-transferred to the title company. When the title company has all of the funds needed, they will record the transfer of title and you'll be recorded as the new owner of the home.

Are you planning on financing this purchase? It's important to decide whether you need a mortgage. Some people pay cash for their home, but most people don't. What is your comfort level for a monthly payment? There are a number of different online resources to browse homes that don't account for your personal expenses or credit scores. By determining a comfort level, you are able to determine a sweet spot within your price range. How long have you been at your job? Most mortgage options require at least two years of employment in the same industry. What do you use to monitor your credit score? To qualify for a mortgage, your FICO score is used, which is a specific algorithm, used by financial institutions for financing. For qualification, most mortgage companies like to see FICO scores above 620. Where are you getting your down payment? Often, there are loans with as little as 0% down. However, those loans require more criteria, so it's good to know where your money is coming from for a down payment. If you're planning on getting a gift from a family member, do not move any money before speaking to a preferred lender. Are you aware of how taxes can affect your payment? Property taxes can range for a number of reasons, based on location, the property's age, etc. Some houses have higher property taxes than other similar homes. Talk to your agent about taxes since it directly affects your mortgage qualification.

In a real estate transaction, escrow is an independent third party. When opening escrow, the buyer and seller determine the terms and conditions for the transfer of ownership of the property via the purchase contract. Escrow ensures that all mutually agreed upon terms and conditions are met before the transfer of ownership and distribution of funds. Escrow protects both you and the seller by managing the following tasks:

When do we need to open escrow? The seller will open an escrow. After your offer is accepted, you will need to wire your 3% deposit money into escrow. What does an escrow officer do? They oversee all aspects of your real estate transaction, such as signing paperwork, completing a title search, obtaining insurance, and collecting then distributing money. Why do properties fall out of escrow? Sometimes, there is a problem with the loan where the appraisal comes back lower than the offer price, or a structural problem is discovered during an inspection. How long does escrow take? The length of an escrow is determined by the purchase agreement. Depending on the terms, it can last from a few days to up to 90 days. A typical escrow in Southern California is 21-30 days.

HOW IS REAL PROPERTY ASSESSED? Real property is assessed upon change of ownership and construction of improvements. HOW ARE PROPERTY TAXES BILLED? Property taxes are billed annually and paid in two equal installments. You can also have your taxes impounded monthly. An impound account is managed by your mortgage company. WHEN ARE PROPERTY TAXES DUE? The fiscal year runs from July 1st through June 30th. The first installment is due November 1st and is late December 10th. HOW IS THE BASE PROPERTY TAX RATE SET? Under Proposition 13, passed by California voters in 1976, the base property tax rate is set at 1% of the full cash (or assessed) value of real property. WHAT ARE MELLO-ROOS? Real property can be subject to continuing tax levies under the Mello-Roos Act. Such levies are used to finance certain designated public services and facilities.

How will you tell me about the newest listings available? The Multiple Listing Service website provides up-to- date information for nearly every home on the market. We constantly check the new on market list and will send you the latest listings via email at a frequency that's most helpful for you, daily or in real time. Will you inform me of homes from all real estate companies? We will keep you informed of all homes that come available, including off-market deals, to help you find your ideal home.

Can you help me find new construction homes? Yes, we have access to all of the new construction opportunities in the city and can get you the information you need to make an informed decision. We will need to accompany you on your first visit with the builder. Can we go back through our property again once an offer is made, but before possession? You should complete all of your inspections and walk-throughs before removing any contingencies. If you need to see the property again for any reason, we can make a special request to the seller for access. What happens after the close of escrow? You can celebrate and shift your focus to moving into your new home. You will want to schedule your move, pack items and notify businesses of your address change.
