How to Attract Millions in Private Funding With 1 Sentence

S ome time ago, my wife, Carol Joy, helped her mother celebrate her 80th birthday. The family put on a big birthday party, and partway through the afternoon, I found myself sitting at a large, round table, eating a slice of cake. Across from me sat a woman I recognized as someone who went to church with Carol Joy’s mother. I hadn’t seen her for years, so we got to talking. She asked me, “Jay, what are you doing these days?” This is an ordinary question, but I cannot begin to tell you how pleased I was that she asked. It’s not that I wanted to tell her, “Oh, I’m a real estate investor.” In fact, I didn’t say that at all! Answering this question the right way is part of how I have received millions in funding from private money. It’s part of a strategy I’ve developed, and anyone can answer this question and utilize a strategy that has nothing to do with your credit, income, or experience. Whenever someone asks me what I do for a living, I give them this answer: "I teach private lenders how to get higher rates of returns on their investment capital or retirement accounts than they can probably get anywhere else." More often than not, I’m met with a deer-in-the-headlights stare because they’re trying to figure out what I mean by “private lenders.” However, they’ve also heard that I’m a teacher, and most people are very interested to learn how I’m able to get someone higher rates of returns on their investment capital or retirement accounts. With one sentence, I’ve peaked their curiosity about what I do and let them know I could possibly benefit them. This opens the door for me to tell them more about private lending and how they can perhaps become a private lender themselves. So, at the birthday party, when this woman asked me what I did for a living, I told her, “Funny you should ask. Since I last saw you, I have started to teach private lenders how to get higher rates of returns on their investment capital or retirement accounts than they can probably get anywhere else.”

lending. Soon, I learned her husband had a $700,000 IRA, and he wasn’t happy with the returns he was getting.

The very next day, this woman invited me to her house, where I visited with her husband and had an amazing conversation about private lending. You can probably guess what happened next after this couple opened the door to being my next private lenders. This is one of many strategies I’ve developed to successfully attract all the funding I need to never miss a deal. Anyone in real estate investing has missed out on a deal at some point in time, and you know how rough it is when the cause is lack of funding. That’s why I regularly share these

The Repeat Test

Use your notes to make changes in your routine so that you can create strategies that allow you to be productive.

Every professional has those moments when they can’t seem to focus. No one means to waste time at their job, but it’s often a struggle to climb that hill when you have no motivation to do so. To get your work done, you need to come up with strategies that prevent you from wasting precious time in your workday. The repeat test is a great tool to see where you waste time in a day. Using a spreadsheet, make a column of numbers representing the hours of the day that you are awake. Your column may start at 6 a.m. and go as late as 11 p.m. After you have created the first column, create a second column that is considerably wider than the first. At the top of every hour, stop for 1 minute and consider how you spent the last hour. Jot down your notes in the second column next to the appropriate hour. You might write, “Department meeting accomplished very little. Twenty people in one room is too many.”

The technique of evaluating productivity and committing to change is not new, but it has yet to gain popularity. In 2013, Harvard Business Review researchers asked 15 business executives to make themselves more productive by thinking consciously about how they spend their time. Each executive was able to dramatically increase their productivity by cutting desk work by an average of six hours a week and meeting time by an average of two hours a week. One executive, Lotta Laitinen, a manager at If, evaluated her time and chose to abandon meetings and administrative tasks in order to spend more time supporting her team. It led to a 5 percent increase in sales by her unit over a three-week period! Try the Repeat Test for a few days to see how it feels for you. At the very least, you will gain immediate insight into the ways that you use your time. If you keep at it, the test will give you a valuable record of how you spent your week, month, or year.

Using this test is a great way to improve your own performance. If you noted that an hour was wasted, you have specific notes as to why.

In December 2010, Kathryn Minshew quit her day job to run Pretty Young Professionals (PYP), a women’s networking site she had started with three coworkers that autumn. She bootstrapped the company and guaranteed a small payroll with personal savings, working as an unpaid CEO and editor-in-chief. By spring, Minshew managed to attract only 9,000 users. Then, a redesign increased users to 20,000, and the other members of the founding team began to get more involved. The group eventually splintered in half after an argument about how to best run the company. “We split our equity on a piece of notebook paper. We didn’t have lawyers; I didn’t think we needed them,” said Minshew. “I spent three weeks alternating between the fetal position and the whiteboard, trying to figure out how strongly I wanted to fight for the existing company, compared to how prepared I was to strike out and do it over.” Minshew decided to do it over. In September 2011, she launched The Daily Muse — now called The Muse. PYP’s entire staff, plus another cofounder, joined her. The new website became a career-development platform with original content, interactive job boards, and comprehensive

launch, and the site drew more visitors in its first month than PYP had at its best.

In November, Minshew was accepted into the prestigious Y Combinator accelerator program. She added mobile, local, and social media functionality to her platform. By the end of 2012, the website had nearly 2 million users in more than 160 countries, increasing at a rate of 30 percent every month. In 2013, The Muse secured partnerships with Intel, Sephora, NPR, Pinterest, Twitter, and Foursquare. If one thing can be learned fromMinshew’s story, it’s this: In a business partnership, formalize the process and paperwork and hire a lawyer who can spot problems you never dreamed would arise — in case things get personal. Of course, always choose your partners wisely. “It’s so important to find people who share your values and ethics,” said Minshew. “There are a lot of things you can paper over, and having different sets of opinions is valuable, but not when it comes to code of conduct.”

He also takes it a step further, utilizing Google AdWords and Google Insights to see just how many people are searching for that title. The whole process is mapped out in his video, “How To Get More Views On YouTube.” Transcribe Your Video Transcribed videos rank well with SEO and show up if a viewer turns on subtitles/CC filters. Writing a transcription for your entire video sounds like a lot of work, which is why many people rely on YouTube’s automatic transcription tool. However, this program is famously bad and isn’t as SEO- friendly. Strategize With Social Media Just uploading your video to YouTube isn’t the end of the line. If you want to attract viewers, make sure your video is as readily available as possible. Remember to share your video to Facebook, tweet about a new upload on Twitter, or create a blog post related to the topic in your video and direct readers to the video so they can learn more. If possible, you also want to embed your videos on your company website so all visitors have easy access to your content. Your latest informational video may not become the next viral hit, but you don’t have to go viral to be effective. With these tips, you will be able to boost your views and make sure your videos aren’t going to waste.

‘OPERATION HAPPINESS’ Kristi Ling Proves Everyone Can Master the Skill of Happiness

“Don’t worry. Be happy.”

“I get a little irked when I hear the saying, ‘Happiness is a choice,’” Ling states, explaining what drove her to write this book. “I think it sends the wrong message to people who feel like they’re choosing happiness but it’s still not happening. It’s not a choice, it only begins with one — the rest involves taking action.” The actions Ling refers to, outlined in each section of her book, are change your view, change your mornings, and create new habits. These three action steps help readers develop the habits that lead to a more positive outlook and lifestyle. But Ling does not make the hollow claim that these steps lead to eternal bliss. She acknowledges even the happiest people are not happy 24/7, nor should they be. We all experience sad days and hard times, and pain should not be flippantly ignored. It’s how they recover from pain that sets happy people apart. They have the skills to “bounce back in healthy ways” and continue to lead happy lives, physically and emotionally. Part memoir, part how-to guide, “Operation Happiness” is a resource spiritual teacher Emmanuel Dagher calls, “The book on happiness that so many have been waiting for!” In an age where tragedy and negativity are on every channel, this is a book we can all benefit from.

At face value, this seems like excellent advice, especially when it’s presented by a singing, robotic fish. However, to overcome the trials and tribulations of life, we need more than a catchy motto. Happiness strategist Kristi Ling spent over 10 years studying what it means to be happy. After her

own battles with loss and illness, Ling realized achieving happiness demands more than just telling ourselves to be happy. As Ling puts it, “The key to happiness is understanding that it is created through action.” Ling compiled her decade of happiness research into her book “Operation Happiness: The 3-Step Plan to Creating a Life of Lasting Joy, Abundant Energy, and Radical Bliss.” We view happiness as an emotion, but it is actually a skill, like playing an instrument, that we can learn and master.
