Hi, friends! You might have noticed that this early spring is not just the season for your trees and flowers to begin flowering and blooming — spring is also the season for buying a new home or prepping a home for sale, due to the unprecedented housing demand in North Phoenix. While demand for housing in our area has been significant for years, a major change is coming to the Phoenix area that has only intensified the demand.
And North Phoenix homes are selling quickly. On average, homes in North Phoenix sell in less than 25 days, and many homes receive multiple offers and sell for 1%–4% above the asking price. “Hot” homes can sell in as few as 10 days for 3%–5% above the asking price. (The “hottest” homes are often homes that are updated and well maintained in desirable communities and locations.)
With operation costs being generally higher in the United States, you might be wondering why TSMC would want to build in Phoenix. To answer this question, we have to look at another common problem that’s preventing the completion of cars, appliances, smartphones, commercial and private planes, and technology all over the world. Fighting the Microchip Shortage
By 2024, the $550 billion tech giant Taiwan Semiconductor Manufacturing Company (TSMC) will have completed their new $35 billion, 3,500-acre computer chip manufacturing plant — only 3 miles from our home. This plant is bringing thousands of jobs into the North Valley and Phoenix area. Besides jobs, we are seeing even more demand for local housing than ever before. Across 3,500 acres of desert along the west side of I-17 between Loop 303 and Carefree Highway, TSMC is currently laying the groundwork for their plant with over 28 cranes operating on the site, and more to come. But why pour their resources into Phoenix? Christine Mackay, Phoenix Community and Economic Development director, told Valley Vibe , “From the gorgeous retail options in Norterra and Happy Valley to the incredible quality of life with mountain views, parks, and preserves, it’s such a desirable
in the Phoenix-Mesa-Scottsdale metro have grown by 32.4% from November 2020 to November 2021, compared to 14% the previous year, and 6.1% in 2018-2019. That’s 52.5% total in growth, while at the same time, the number of active listings stands at an all-time low. Today, the median selling price of a single family home is $449K, which is no surprise considering that North Phoenix home prices are up over 25% compared to last year, and Realtor.com has forecasted that home prices will jump by 11.4% in 2022.

How will the housing shortage affect their growth? Luckily, in 2020, the city announced a plan to build and/or preserve 50,000 homes by 2030. Mackay told Valley Vibe that these development plans are a direct response to the need. The city needs to act quickly: Experts predict that the housing needs in Phoenix will only grow exponentially in the coming year. Computer Chips as Part of the Growing Phoenix Identity TSMC produces technology for everything, from smartphones to NASA’s Perseverance Rover for its mission to Mars, but computer chips are an integral part of any technology we use on a daily basis. Because of the chip shortage, many companies have been forced to cease or greatly slow down production. Along with the new TSMC plant, nearly 40 other tech companies are planning to move into the Phoenix area.
Although Phoenix’s tech sector was already experiencing rapid growth in 2021 (over three times the growth in software jobs than the nationwide average, according to AZ Big Media ), this growth will be a major boost for the city. We have lived in Phoenix’s North Valley since the 1990s, and the growth we have witnessed over the past 18–24 months
has been amazing to watch. This growth has helped our business grow and expand beyond our expectations. We look forward to helping more individuals and families with their housing needs in the years to come!

Whether you are forced to hunch over your phone to catch the big game or you are bumping elbows with strangers at the local sports bar, it is no secret that there is a better way to cheer on your favorite team. This March Madness season, turn your home into the go-to sports viewing destination for all your local friends and fans. And here is a great bonus: Once your favorite season is over, all the upgrades you make will create a great space for family movie night! Check out these tips: Reimagine your space. Find a room in your house that will be the easiest to mold. A basement living area or large bedroom will work. Then, consider upgrades. For instance, Houzz.com explains that embedding speakers into your ceiling or entertainment system will declutter your space and create a full surround-sound effect. Mount your TV to save on space and create a theatrical experience. Then, fill the area with soft furnishings like rugs, couches, and even fabric walls and curtains to create an optimal sound experience. Invest in tech.
DIRECTIONS
1. In a large bowl, beat peanut butter, butter, and vanilla until blended. Gradually beat in powdered sugar and graham cracker crumbs. With your hands, shape the mixture into 16 eggs, then place on waxed paper-lined baking sheets. Refrigerate for 35 minutes or until firm. 2. In a microwave, melt chocolate chips and shortening and stir until smooth. Dip eggs in chocolate mixture and allow excess to drip off. 3. Return eggs to baking sheets. Refrigerate for 30 minutes. 4. If desired, roll eggs in powdered sugar and sprinkles. Let stand until set. Store in airtight container in the refrigerator.
Use your personal item for extra storage. Airlines generally allow travelers one carry-on bag and one personal item. The Right Setup If you want to be a pro, you should look the part. Dress in “work” clothes, and opt for long sleeves and gloves to protect your arms and hands. Wear sturdy shoes for support, and cover your eyes. Use a ladder that is extendable and has a strong, sturdy base. It’s always best to have someone hold the ladder for extra support, too. Experts also recommend laying a tarp below your ladder to catch any falling debris. And rather than sticking your hands into the gutters, use a gutter scoop or an old spatula to remove the gunk. If you don’t have a ladder — or fear using one — you can search your local hardware store for tall cleaning tools, like leaf-blower attachments that will stretch up to your roof. Once again, you will want a tarp below to catch debris. And anything that does come out of the gutter can be thrown away or composted. Not Done Yet! Real housing professionals
There’s nothing like watching incredibly dedicated athletes from all over the world, speaking lots of different languages, meet for the sole purpose of doing what they do best: push their bodies to the limits of human achievement. The experience of the majestic Olympic Marathon inspired U.S. Olympic Team manager John Graham to organize and conduct the very first marathon in the Boston area. With the help of Boston businessman Herbert H. Holton, a careful route was measured and selected from Metcalf’s Mill in Ashland to the Irvington Oval in Boston, with a total distance of 24.5 miles. The very first winner on April 19, 1897, was John J. McDermott of New York, who emerged from a 15-person field and won the first B.A.A. Marathon in 2:55:10. The 24.5-mile distance was the Olympic standard at the time, but that changed during the 1908 Olympic Games in London. King Edward VII and Queen Alexandria wanted the marathon race to begin at Windsor Castle outside of the city so they could observe the start. The distance between Windsor and the Olympic stadium was exactly 26 miles. Organizers added an extra 385 yards to the finish with a lap around the track so the runners would finish in front of the king and queen’s royal box. That extra yardage became the official standard in 1924.

Running Low on Fuel? HOW TO ENTERTAIN KIDS DESPITE FATIGUE
After working all day, keeping up with your kids can be tough. Sometimes, you feel like you are working a second job. While you still need to be physically and emotionally present, there are ways to exert less energy and still play with kids of all different ages. If your baby is under 1 year old, they are too young to play by themselves, but you can still play while not physically overdoing it. Resting on the floor with your baby and showing them some sensory toys or reading to them is both entertaining and educational. Another great option for your infant is to blow bubbles for them — they will love watching the bubbles float and dance through the air. If your toddler is on the go and walking, they may require a little more to stay adequately entertained. Try sitting on the floor and singing nursery rhymes. You can also let your child explore objects in the room while you build upon their language by explaining what different items are. Since you’re sleepy, why not pretend your toddler’s stuffed animal is sleepy too? Have your child “put teddy to bed.” If you’re lucky, you may be able to get in a few moments of shut-eye too! If your child is 2–4 years old, they might love using their imagination! Try having a picnic with them in the living room (you can even invite their stuffed animals to join!). Playing doctor is also a fun option and opportunity to be lazy and sleepy if you get to play the part of the sickly patient. You may also get out the building blocks and create with them — this requires little physical exertion and is a great developmentally appropriate activity.

every day. I started running when I was 13 years old and ran cross country and track in high school and in college.
Starting again when you have stopped running for a while can be difficult. I stopped for a couple of years while I was in college due to many injuries from running at the collegiate level; however, I was able to jump back into running. I have learned that the quiet time allows me mental space to organize my thoughts for the day, solve problems, and foster a positive mental attitude to face the day. I also like to break a sweat, clear my head, release toxins from my body, keep a little more toned, and hopefully keep my weight in check.
While running is tough on the joints, muscles, and feet, the positives still outweigh any aches and pains for me. I highly recommend starting with a walk and then maybe a jog if getting out and moving is something you want to do! The positive benefits will keep you coming back, and you will be thankful you put in the time while the cooler spring weather is still with us!
If your child is 4 years or older, they are likely very active. What about hosting an indoor obstacle course where you get to be the timer? All you have to do is gather a few items from around the house and use furniture and pillows to build a course. Think of incorporating activities such as having them crawl under the dining room table, walk across a blanket bridge, or hop over the pillow rocks. If you’re feeling artsy and would prefer to make something with your child, you can even just sit down at the table and break out some homemade play dough. Most importantly, be creative and never feel guilty for needing to scale back a bit after having a long day. With these interactive ideas and tips, you will make it through the tough days and still feel like the super-parent you are!

Hi friends! On average, Phoenix sees 299 days of clear and sunny weather each year, which means solar energy is the clear energy solution for many Phoenix homeowners. But is solar worthwhile? According to Solar Reviews , the average cost to install solar panels in Phoenix is between $9,151 to $11,185. The average 25-year savings is $25,814–$31,550. The average payback period is typically between 7.1 to 8.7 years — and with a 25- or 50-year guarantee on many solar panel installations, good quality solar panels can be profitable for you and your family for decades to come. The most significant financial incentive to install solar panels in Phoenix, however, is the 22% federal tax credit you will receive, plus the Arizona solar tax credit, which is equal to 25% of the cost of a solar system, up to $1,000.

Dennis and I added a solar system to our home in 2008. Back then, the federal and state tax incentives were even higher for homeowners to install independent energy sources to their homes. Our roof was in great condition, we had no plans to move and we jumped on the opportunity. Our out-of- pocket cost (after all energy and tax credits) was $14,000. We live in a 3,800-square-foot home with a pool, and the solar system reduced our annual electric costs from $4,100 each year to $800 per year, saving us $3,300 annually over the last 14 years. That’s a total savings of $46,200 on a $14,000 investment! And we continue to save money today. Solar energy is a great example of why looking out for the future of the planet, as well as the future of your home, is the gift that keeps on giving.

Last year, Dennis and I hosted an outdoor Easter dinner to provide a more social-distanced space for people during the pandemic. We loved it, especially because the spring is such a beautiful time of year
for outdoor entertaining. In that spirit, we thought we would share a few tips for outdoor entertaining that might be especially useful! No. 1: Make seating personalized — maybe with painted eggs!
We have all seen regular paper table settings with names on them. In recent years, you might have even seen the trends on

TikTok and Instagram of chalkboard name cards, DIYwreath name cards, and more. But what about “seating name cards” that are actually a painted egg with the guest’s name or initials on it? The tradition of painting or dying eggs originated nearly 2,500 years ago as a springtime celebration and it will certainly give your spring table a fresh appeal! No. 2: Find outdoor activities that involve the whole family. The weather is perfect for a family soccer game or even an egg hunt! Whether you prefer painted or plastic eggs with unique candy or money prizes inside, you will find that pulling your kids off their iPads is easier if they have a treasure to find. If your kids need to engage their imagination with the activity, remind them that egg hunting was popularized by royalty, and they are basically princes and princesses. On Sunday, April 7, 1833, the 14-year-old Princess Victoria wrote in her diary: “Mama did some pretty painted & ornamented eggs, & we looked for them.” No. 3: Create many single-serving snacks, treats, even charcuterie. No. 4 (Bonus): Show off your garden. If you have been working on a garden since 2020, now is the perfect time to call a landscaper or start planting your own! If you do not know where to start, planting herbs might be a great way to freshen up both your outdoor space and your meal.
