In order to combat a shortage of affordable homes particularly for first time buyers, the Government is now working on modular construction ideas with Japan’s leading housebuilder Sekisui House. Factory built homes will be used to transform large, empty commercial buildings into new properties in this new £90 million scheme which some have criticised as a way to hit the Government’s 300,000 new build target but with poorer quality properties. With ongoing uncertainty homeowners are still uncertain but first-time buyers are on the increase. with low mortgage rates helping to make homes more affordable. New build will need to meet the needs of a diverse house buying market that all have different needs. Urban renewal is ambitious across the UK right now but affordability and security the focus of anyone about to make any investments in bricks and mortar. Brexit continues to dominate the news with many industry leaders still unsure what will happen to the housebuilding sector once the UK leaves the EU. For the first-time buyer market things certainly seem to be looking up. The UK government’s Homes England body will provide £27 billion for new housebuilding projects .

More recently the Government has been urged to evaluate the planning system and tackle the ‘inherent problems’ associated with planning departments. Certain MPs have warned that these issues must be ironed out if building targets of 300,000 new properties are to be met each year. Last year saw just 222,000 new homes built so ministers have been urged to put forward their ideas on improving matters before the end of the year. The housing market has tipped more in favour of first time buyers although the overall housing market continues to be somewhat downbeat. Currently, the Government lends buyers up to 20pc of the cost of a new-build house, with homeowners needing just 5% deposit for a 75% mortgage. Since 2013 when the Help To Buy scheme was launched around 120,000 home buyers have used the scheme to buy their first home; with approximately 38% of purchases England and Wales financed using this system. The North East depends on the new housing scheme to fund many property purchases with figures in Burnley, Derby and Warrington all being over 90% funded by Help to Buy in 2018. As the scheme is due to end in 2023 there are deep concerns that this will affect the house market. With consumers concerned regarding the ramifications of Brexit there has been a slowdown with new buyer enquiries.

There can have been few times over the post war years when things have seemed so turbulent politically. The ‘B’ word or Brexit continues to frustrate, irritate and hamper business life in just about every sector irrespective of individual opinions on whether we should or should not leave. Looking at the UK and the housing market it seems house prices picked up in April despite values falling in March according to The Halifax. House prices were up 5% compared to last year,, according to a recent report from the UK’s leading mortgage providers. Despite deferring Brexit until October the whole country still has the jitters about life moving forward. The Midlands and London showed that housebuilding has declined considerably with Brexit blamed for the tough economic conditions.

According to the National House Building Council (NHBC) registered new builds fell by 10% from the previous year in London. After two positive years both East and West Midlands registrations also fell by 10%. In other regions things varied greatly with many areas demonstrating positive figures particularly in Yorkshire, the North West, Northern Ireland and the east of England all showing a rise in new build registrations. During the financial crisis 10 years ago the market plummeted but has since seen a steady recovery with typical properties rising by nearly £82,000 in value.

LINIAR APPOINTS NEW DESIGN AND DEVELOPMENT DIRECTOR FROM WITHIN More than 15 years ago, Chris Armes began his journey at Liniar as a young apprentice in the tool room. Chris learned quickly and having spent time in different departments decided his career path would be best focused on innovation, design and bringing new ground-breaking products to market. Following the recent departure of Adrian Redshaw who now begins a new chapter in his career, Chris has been announced as his successor. This brings to fruition the company’s long-term plan and is a credit to the whole team at Liniar that this succession planning has been seamless, with a tremendous amount of strength and depth within the entire Design and Development Department.

An intuitive new online ordering system is set to make it easier than ever to buy from Edgetech.

Organised by the Rotary Club of Roundhay, which recently saw Morley Glass’ very own finance director Kathy Short appointed to the role of president for 2019/20, this year’s annual community charity fundraising festival featured all things Yorkshire with 36 real ales, 8 gins and a prosecco bar for the first time. Also new for 2019 was the Family Friendly Saturday Session which proved a huge success with local families. Local Leeds bands provided musical entertainment at the festival over both days and food was available in the form of home-made samosas as well as pie and peas. Since it began in 2012, the North Leeds Charity Beer Festival has raised almost £40k for charities. Funds raised from the seven previous beer festivals have made it possible for the Rotary Club of Roundhay to back charity projects in the local community and beyond. The Lakeside café playground at Roundhay Park was one such project they were able to support. The club also installed two defibrillators situated outside Moortown Health Centre and Oakwood Surgery. WEST PORT’S FASTENER FOCUS HELPS DELIVER ASSURED FIRE DOOR PERFORMANCE

Rapierstar’s specialist technical support has played a key role in helping West Port to achieve high performing fire rated door-sets, by eliminating the risk of failure during testing as a result of the incorrect choice and application of fasteners. Rapierstar, which is the UK’s market-leading supplier of window and door fasteners, is recommending that fire door manufacturers follow West Port’s lead and not overlook the major role that these smallest of components play in a door-set’s structural integrity, durability and long term quality. West Port door-sets offer outstanding performance in either 30-minute or 60-minute options, providing installers with a trusted fire protection solution. Andy Tyas, Operations Director at West Port says: “From the outset we wanted to create fire doors that offer performance that far exceeds the ratings they are awarded, demonstrated by our 30 minute fire doors actually achieving 42 minutes in testing. Our 60 minute fire door is another really important development which, like our FD30 option, is built using only technically superior components.” Rapierstar, whose collective technical expertise in fastener design, manufacture and application totals more than 100 years, has provided West Port with detailed guidance on which fasteners to use throughout the door-set’s construction in order to achieve the 30 and 60 minute fire ratings. In addition to input at the design stage, this includes training to ensure fabricators use fasteners correctly, and regular auditing of the factory to maintain consistency in the quality and promised protection level in finished door-sets. Paul Balfe, Technical Consultant at Rapierstar, says: “Any door is only as good as its weakest components, and all too often that turns out to be the fasteners as a result of choosing the wrong type of screws for the

Worms, May 22, 2019 –Matt surfaces are in vogue, and not just in interior design or the automotive sector. There is also widespread demand around the house for surfaces that are pleasant to the touch - the attractive, the more fashionable. With its new finish for exterior films, RENOLIT is now raising the bar for window profiles, door panels and facades. The surface specialists from Worms have combined the deep, dynamic wood texture VLF with a transparent PVDF layer, creating an extremely natural look. "This texture is practically indistinguishable from real wood, neither visually nor in terms of touch," says Product Manager Franz Josef Weber. RENOLIT EXOFOL PFX Super-Matt is the name of the new film which is based on the unplasticised PVC film RENOLIT EXOFOL PX and combined with the PVDF top coat already well known from the premium product RENOLIT EXOFOL FX. This fluoric plastic behaves similarly to a Teflon coating on frying pans. It improves surface protection and increases the film's resistance to dirt and chemicals, and even graffiti can be easily removed. "Its low surface tension makes the film dirt-repellent and easy to clean. Even on this very smooth surface, dust and dirt particles will not stick to the film," says business unit manager Stefan Friedrich, describing the low maintenance of the new development. Water, soap or detergent as well as a soft brush or sponge are sufficient for cleaning.

SURFACE EMPHASIZES WOOD CHARACTER

RENOLIT EXOFOL PFX Super-Matt launches with four oak decors in different colours: Honey Oak, Ginger Oak, Pepper Oak and Weissbach Eiche, whose authentic designs are particularly well suited to the strikingly different woodgrain surface finish. With a subtle sheen emanating from the emboss valleys, the surface resembles a natural, matt finished oak. construction. IR-reflecting colour pigments reduce the temperature differences between the outer and inner profile surfaces. In this way, the profiles retain their shape and windows and doors retain their exact fit. For easier processing, RENOLIT EXOFOL PFX also has a primer on its reverse side. The warranty periods for the new film are the same as for the proven RENOLIT EXOFOL PX film. As with all RENOLIT EXOFOL films, Solar Shield Technology (SST) is an integral part of the

application or sourcing poor quality screws. With fire doors, it goes without saying that weak points simply must not exist, given that their role is to protect lives and assets. That’s why it’s vitally important that fastener choice is given the same attention and scrutiny as the glass type, the insulating qualities of the door slab, the intumescent seals, etc. “A fire rated door-set is tested as a complete system, so there is absolutely no scope to substitute the components at a later stage, no matter how small. We can help eliminate the risk of fasteners being substituted through a process of regular reviews and monitoring to provide assurance to end-customers.”
