Report Summary This is a summary review of the inspectors' findings during this inspection. However, it does not contain every detailed observation. This is provided as an additional service to our client, and is presented in the form of a listing of the items which, in the opinion of your inspector, merit further attention, investigation, or improvement. Some of these conditions are of such a nature as to require repair or modification by a skilled craftsman, technician, or specialist. Others can be easily handled by a homeowner such as yourself. Often, following the inspector's advice will result in improved performance and/or extended life of the component(s) in question. In listing these items, your inspector is not offering any opinion as to who, among the parties to this transaction, should take responsibility for addressing any of these concerns. As with most of the facets of your transaction, we recommend consultation with your Real Estate Professional for further advice with regards to the following items:

ESTIMATED AGE OF HOUSE BUILDING CHARACTERISTICS INSPECTION CONDITIONS

s-9: The home appears to have been built in 1947. The age of this house would indicate that there is a good possibility that it may contain lead-based paint, asbestos products as well as other materials that were discontinued prior to the late 1970s due to hazardous health related concerns. The testing of any suspect materials and or environmental issues is beyond the scope of the Tennessee Standards of Practice and is not part of this inspection. In addition, if the paint on the house is lead base paint and is in need of scrapped/sanded prior to repainting, or if the building contains other hazardous materials such as those mentioned above, the cost for the removal and preparation could be rather expensive. If any type of remodeling/renovation is necessary or needed in the near future, further investigation as well as cost estimates should be obtained prior to closing.

SERVICE/ENTRANCE/METER UTILITY SERVICES SITE INFORMATION

s-25: Power lines were found in contact with trees limbs between the electrical pole and the house. During high winds or ice storms, this can damage the electrical connections to the structure creating a costly repair. Consideration should be given into having the limbs removed from the power lines.

PERIMETER FOUNDATION DRAINAGE SURFACE FOUNDATION EXTERIOR BUILDING COMPONENTS

s-72: The earth around the perimeter of the structure should slope away from the foundation at a rate of 1/2 inch per foot for 6 feet. Portions of the ground around the perimeter do not meet this minimum standard. Grading should be altered or underground drainage installed in order to channel water away from the foundation of the house.

CONDENSING CABINET CONDITION A/C UNITS HVAC

s-81: The large openings in the base of the condensing cabinet and along the rear need covered with sheet metal or some type of screen to prevent small animals and rodents from entering the structure causing an unsanitary condition as well as causing damage to the duct system. This is also needed to meet today's minimum building standards. Safety issue.

s-85: A 60 amp breaker/fuse is installed for the a/c unit. The manufacturer recommends a maximum breaker/ fuse size of 35 amps . This condition could possibly damage the unit if it were to become overloaded. Repair

PANEL CONDITION DISTRIBUTION PANEL ELECTRICAL SYSTEMS s-135: Screws were found missing from the dead front cover on the 125 amp electrical panel. These should be replaced with the original type blunt end screws.

VENTILATION CONDITIONS ATTIC INFORMATION s-249: Since the attic space has been changed to an encapsulated space with no venting, a conditioned air vent is needed to help control the humidity levels within the space. DOOR CONDITION CRAWLSPACE CRAWLSPACE/BASEMENT s-258: Adjustments are needed to the crawlspace door for it to function/close as designed.

s-270: The moisture barrier installed on the crawlspace floor has been disturbed and is missing in certain areas. All portions of the earth under the house should be covered to prevent moisture from penetrating the floor structure and to help lower the humidity in the building.

s-273: Wood destroying insect shelter tubes/trails were noted on the at the location(s) listed below. It is beyond the scope of the home inspector to make any determinations regarding the severity of this condition. UltraSound recommends further investigation by a qualified professional.

FENCE CONDITION FENCES/GATES SITE INFORMATION s-38: The fence appears to be on the neighbors property as indicated by the property line. Recommend having the fence moved and placed on the property.

GUTTERS EXTERIOR COMPONENTS EXTERIOR BUILDING COMPONENTS

s-52: The gutter system on the roof edge appears to be functional and adequately sloped to carry the water to the downspouts. Gutter Screens are installed which will help keep gutters clean and from clogging. This will also help keep rain water away from the foundation. COMMENT ROOF INFORMATION s-114: Patching was noted on the exhaust vent hood cover where it penetrates the roof line. This area will need to be maintained to ensure a water tight seal.

WASHER PAN LAUNDRY ROOM

s-194: No drip pan was found installed under the washing machine in the laundry room. Any time the washing machine is installed on a floor level with or above another finished floor, a drip pan should be considered to prevent flood damage caused by an overflowing washer or leak. ELECTRICAL OUTLETS SWITCHES/RECEPTACLES/LIGHTS INTERIOR AREAS s-234: The electrical outlet in the front bedroom behind the barn door is not useable due to the door. The outlet will need to be moved for it and the door to be useable at the same time.

CRAWLSPACE VENTILATION CRAWLSPACE CRAWLSPACE/BASEMENT s-268: There is some ventilation in the crawlspace however, additional ventilation is needed.

CONDITION OF PIERS CRAWLSPACE CRAWLSPACE/BASEMENT

s-272: Temporary supports have been installed in some areas of the floor sub-structure for bracing and/or floor leveling. Most standards recommend permanent footings and piers when bracing is installed under a structure. Typically this would consist of a small poured footing (not blocks on the soil) and a fixed metal post of 3" or larger for the support (not adjustable jack posts). The reason for the additional supports was undetermined.
