INTRODUCTION This note has been prepared in order to present the commercial building plot located at Pederstrupvej 82, 2750 Ballerup for sale. The site is well-placed in one of Ballerup Municipality's many business parks with the country's largest concentration of high-tech companies. The company cannot be traded. GENERAL DESCRIPTION The municipality of Ballerup is a suburban municipality of Copenhagen, located in the Capital Region of Zealand. It has approximately 49,300 inhabitants (2021). Ballerup has become a university town and has been favoured by schools with both technical and commercial education for decades. At Lautrupvang, the DTU Diplom is consolidated and the campus area around the university is in continuous development. Three thousand students and teachers work there every day. Therefore, the municipality is working to develop an inspiring campus area with research and innovation environments for potential growth industries, where students and companies can meet. It is inspired by DTU Science Park in Lyngby and Hørsholm. This creates a highly skilled workforce for companies. Ballerup is known for being one of the substantial business concentrations in the Copenhagen region. The municipality is characterised by a relatively large number of big, knowledge-based and international companies and by the fact that a considerable proportion of jobs are located in actual business areas - business parks. The business parks are Ballerup Erhvervspark, Ballerup Industripark, Lautrup (home to the country's largest concentration of high-tech companies), Skovlunde Erhvervspark, Måløv Erhvervspark and Kildedal. This plot is located in Ballerup Erhvervspark. The area is about 50 ha and lies on the border between town and country west of Ballerup town centre. Around Pederstrupvej are companies like Symphogen, Struers, Energinet.dk, Ambu, Jakon and others.

Conditions at site The site is subject to local plan No 101 for an industrial area around Pederstrupvej (adopted January 1998) for the area Ballerup Erhvervspark around Pederstrupvej in Ballerup. For indicative purposes, extracts from the local plan are reproduced as follows (italics): The local plan area is divided into 3 planning areas: A, B and C. This plot is subject to planning area B and can be used for business purposes: administration and manufacturing, etc. Within the area, buildings may be erected or arranged for administrative and office purposes, including trade and service activities as well as light manufacturing activities (including pharmaceutical companies, pilot plants and the like), laboratories, workshops and warehouses associated with the companies in question, when it can fit into the area without breaking the character of the administration area.
