Introduction
Following a period of significant growth and the preparation of a Campus Development Framework, Bradfield College is seeking to appoint an outstanding Project Manager. With a rich blend of historic and modern buildings, this is a special opportunity for an enthusiastic building professional to play a key role in the next phase of the College’s high quality and ambitious development plans; all aimed at providing an outstanding environment that will continue to inspire future generations of pupils and staff. The Project Manager will support the Programme Manager to lead, manage and coordinate a range of estate development projects from inception to completion. The postholder will gain broad experience, with projects spanning refurbishment, new-build, fit-out and maintenance, with individual projects typically ranging from £100k to £8m in value. The College is seeking an individual with demonstrable project management or building surveying experience, having taken responsibility for managing projects in the £100k to £2m value range. You will have strong commercial and technical skills, with experience of contract procurement and administration. Experience of working on refurbishment projects in a live, operational environment is critical, as is the ability to communicate effectively with a diverse range of stakeholder groups. A background of working in the education sector is not essential, however the success- ful candidate will be expected to demonstrate an understanding and enthusiasm for the positive impact that buildings and estates can have on creating an inspiring education environment.
The College
Founded in 1850 by Thomas Stevens, and set in a village amidst unspoilt Berkshire countryside, Bradfield College enjoys a well-established reputation for being one of the country’s leading co-educational, independent boarding schools through its provision of academic excellence and a well-rounded education. The College is characterised by a relaxed unpretentiousness and it has a strong sense of community. The people who work here are deeply committed to the wellbeing of the children in their care and to the long term success of the school. A talented and diverse team of specialists and all-rounders, the staff bring expertise and dedication to their roles. The pupil body is currently 814, comprising 330 girls and 484 boys from 13 to 18 years of age. Approximately 90% of the pupils are boarders.
The Estate and Campus Development
The College estate provides a memorable backdrop in which to discover and develop potential. Several of the original, neo-Gothic buildings were constructed in the mid to late 19th century and have been attributed to the prolific architect Sir George Gilbert Scott. These timeless buildings have been complemented over the years by the construction and acquisition of new, contemporary facilities that continue to provide an intrinsic part of the pupils’ learning experience. The College currently boasts some truly impressive facilities with recent projects including the construction of a double sized sports hall and 25 metre indoor pool, a tennis centre with three indoor courts, six outdoor day courts, a superb 9-hole golf course and the installation of two floodlit astroturf pitches. Other projects have included the development of the Blackburn Science Centre, the expansion of the main Dining Hall and the ongoing extension and upgrade of the College’s 12 boarding houses.
The campus is, however, undoubtedly best known for its Greek Theatre which plays an active role in College life and hosts a number of high-profile events throughout the course of the academic year. The Bradfield Campus Development Framework (BCDF) is the result of several years of planning and consultation throughout all levels of the College. The BCDF was conceived as an overarching consideration of projects that will enable the College to flourish in the years leading up to and beyond the school’s two hundredth anniversary in 2050. The BCDF establishes a framework for future rationalisation, enhancement and growth within and beyond the existing campus, including internal reconfiguration of buildings, conversion and extension of existing buildings, redevelopment and infill opportunities and development beyond the defined boundary. Recently completed projects include the refurbishment of the grade 2 listed dining hall and associated catering facilities. Examples of major projects currently in development include: the creation of a landmark ‘Learning Hub’ within a Grade II* listed church, refurbishment of the existing music hall, alongside major repairs to existing buildings. Future projects in the campus development framework include: expansion, reconfiguration and refurbishment of core academic departments, plus the building of a new sports pavilion and additional units of accommodation for teaching staff. The Project Manager will be carrying on the work that others have done over the past 165 years to create and constantly improve a place that successfully combines the beauty of historic buildings (including some that are Grade II listed), iconic features (the Dining Hall and the open air Greek Theatre for instance), welcoming boarding houses, more contemporary academic departments and first class facilities for co-curricular activities to support the life of a vibrant and progressive educational community.
Job Description and Person Specification
Job Purpose
The Project Manager is responsible for assisting the Capital Programme Manager in delivering the construction capital projects across the College, coordinating the activities of a project to ensure cost, programme and quality standards are met. Under the direction of the Capital Programme Manager, the Project Manager will be expected to help manage and coordinate projects from inception to completion, with responsibility for the day-to-day running on the projects. The Project Manager will also be responsible for producing drawings and specifications for simple projects and for keeping College drawing records up to date.
Principle Accountabilities
Project Management
• Reviewing project designs in relation to the brief and College standards and providing feedback to external consultants • Attending design team meetings as required • Coordinating external consultant teams and preparing contracts, obtaining quotes for specialist consultants and surveys for approval by the Capital Programme Manager • Arranging pre-start meetings with contractors and co-ordinating site activities with on-going College operations • Monitoring and reporting progress to the Capital Programme Manager throughout the duration of the project, including contractor progress on site • Monitoring and managing project costs within limits delegated by the Capital Programme Manager • Tracking and reporting project status updates to the Capital Programme Manager • Preparing project status updates for the Infrastructure Programme Board • Acting as the day-do-day point of contact with contactors and consultants, responding to any queries • Proactively identifying logistical challenges and impact on operations and effectively communicate with relevant stakeholders
• Providing regular communication updates on progress to relevant stakeholders • Contributing to problem solving issues and suggesting ways to improve projects • Organising, filing, and maintaining all current project documents • Arranging formal handover of projects to the Estates team on completion
