DAN KRUSE

Dan began his career with CENTURY 21 Affiliated in 2000 while earning his Real Estate/Business Management degree from University of Minnesota. Since then, Dan has served as Team Leader, Corporate Vice President and became President/CEO in 2015. As the CEO of CENTURY 21 Affiliated and owner of the largest CENTURY 21 company in the world, Dan oversees CENTURY 21 Affiliated Central Services which handles all operations, the company’s real estate brokerage wing, and all ancillary service partnerships as well as mergers and acquisitions. CENTURY 21 Affiliated boasts over 120 offices and with more than 2,500 agents throughout Wisconsin, Michigan, Minnesota, Illinois, Indiana, and Florida, and grosses over more than $3.5 billion in sales and closes 20,000+ transactions annually. In addition to his role within CENTURY 21 Affiliated, Dan has developed strong ancillary partnerships that support CENTURY 21 Affiliated through title, mortgage, home warranty, predictive analytics software, and a real estate holding company with assets across Wisconsin and Minnesota. JASEN SCHROCK

Jasen has been in the real estate industry in many roles for 21 years. His career began as the on-site property manager for a 300 unit high rise in Chicago’s Gold Coast neighborhood. As a licensed Realtor in Chicago, he was a top producing real estate agent. In 2010, Jasen began working at Realogy Corporation for the Century 21 brand in a position that focused on internal mergers and acquisitions. In this role, and eventually as a Franchise Sales Director, he facilitated over 40 merger and acquisitions of real estate companies. Having assisted in much of the initial growth in Illinois and Indiana for the Century 21 Affiliated franchise, he joined the ownership group as they expanded in the State of Michigan in 2014 where he acts as the President, broker/owner and operating partner. Currently, Century 21 Affiliated has 16 locations across Michigan with over 325 sales professionals. As an owner of Century 21 Affiliated Property Management, he has assisted in the rapid growth and development of this division. Jasen has his MBA from the University of Illinois. He lives with his wife and two young daughters in Kalamazoo, MI.

CHUCK MIFSUD

Responsible for overall leadership, growth and direction of Premier Construction which includes budgeting, sales, advertising and providing exceptional customer service. Bid and sold construction projects to residential and commercial customers. Responsible for administering accounts receivable, accounts payable, employee payroll as well as purchasing supplies and inventory. Responsible for cash management, strategic planning and areas related to measuring company performance. First point of contact for customers, responsible for achieving high levels of customer service and satisfaction. Progressive use of technology and applications. Chuck's current resume consists of four years at Howard Hanna Property Management, where he grew the business from 73 Properties to 350 properties. These properties consisted of single-family homes to multi- family homes ranging from 20 doors to one 100 door apartment complexes. Chuck was recruited by Century 21 Affiliated for his expertise in management systems and his style which complements their tools and resources. This allowed them to grow the property management business and offer their clients the high level of service that comes with managing their properties. Chuck Mifsud 20 years’ experience in construction and property management along with a bachelor’s degree in finance. This has given him the proper tools needed to manage single family, multifamily and commercial properties at a very high level. Prior to his employment at Century 21 Affiliated he was a successful business owner and built up to thirty houses a year. His responsibilities included: Rudy began his Real Estate career 20 years ago in Property Management in Washtenaw County as the Business Manager of over 850 properties and a staff of 35 people ranging from administrative staff to contractors, builders, and subcontractors. During the early days of his career, he obtained his bachelor's degree from Eastern Michigan University in Business Administration and his master's degree in Human Resources and Organizational Development ending with a 3.95 GPA. He concluded his 14-year career in Property Management to sell residential, investment and commercial Real Estate full time where he remained in the top 1% of all agents in his former brokerage of over 180 Realtors for 6 years. In May 2021 Rudy Acuna joined the Century 21 Affiliated family as a Manager and Team Leader being able to utilize his passion for training, recruiting, mentoring, and growing a business, its realtors, departments, and ancillary services such as Property Management. Having an active day to day role in the success of the office, Property Management, ancillary services and having relocated the office’s physical location to a high-profile downtown location are amazing things that will help foster growth and success for all that are a part of the Century 21 Affiliated Ann Arbor team.

Kayla Tiller began her Century 21 Affiliated career in 2019 as an administrative assistant for Rudy Acuna our Manager and Team Leader in the Ann Arbor office. Shortly after, she was promoted to the property management division where her past skills and accounting would be best suited. Kayla has her bachelor's degree in education from Eastern Michigan University and is currently pursuing her education in Real Estate where she aspires to be a property manager. Kayla’s organizational skills and self-motivation help her to be one step ahead of her daily tasks. Kayla Tiller is responsible for the day-to-day tasks and issues that come up in the property management world. Along with preparing leases, lease renewals, utility transfers and scheduling city inspections Kayla is also responsible for submitting all maintenance work orders and making sure they get done in a timely manner. Once the work order is complete, she follows up with each tenant to make sure everything is satisfactory. With Kayla's attention to detail, she has become a large part of the growing success of the Property Management division at Century 21 Affiliated.

Jessica Mulkey is part of the Century 21 Affiliated Property Management accounting division. Her 8 years of small business bookkeeping has paved the way for a strong foundation of managing Property Management financials. Her motto is every owner is a small business, and each property makes up a portion of their business. Her duties include:

SINGH DEVELOPEMNT NOVI MICHIGAN

Prior to Chuck owning his construction company, he worked for a Singh Development where he was responsible for the build out of a 300-unit town house project called Wexford Town Homes in Novi, Michigan. He took on the roll of Property Manager which included:

Inspect the property and consult with the owner. Recommend rental rate, security deposit, and lease terms. Advertise the property and seek tenants. Briefly interview all prospects prior to their touring the property. Conduct showings of property to prospective tenants. Comprehensive screening of all applicants. Prepare and execute the lease with specifications to the individual property owner. Collect all rents and enforce collection of rents. Collect security and other deposits. Coordinate move-in and move-out inspections. Take legal action on the owner’s behalf, if necessary, to collect past due rents or evict tenants. Pay insurance, taxes, and utility bills on the owner’s behalf, if requested. Negotiate and execute lease renewals. Coordinate all maintenance requests, including emergency maintenance. Code work to meet governmental requirements for specific city rental registration. Provide monthly and year-end statements of income and expenses. Contract bids and supervise any major improvements and repairs to the property. Upkeep of the property Interior and exterior Ground maintenance which included lawn care, snow removal and keeping up on litter, grooming common

areas and street cleaning

MAINTENANCE

Century 21 affiliated currently has a maintenance crew of ten plus employees, over twenty different preferred vendors to call upon for work that needs to be done along with a 24-hour emergency line for tenants to call after business hours or on the weekend Century 21 Affiliated will have onsite maintenance for day- to-day maintenance and upkeep of the property’s grounds. There will be weekly lawn and landscape maintenance, priority snow removal to assure clean and safe roads and walkways. We will also have a garbage service that will pick up twice a week to assure cleanliness of the complex and room for tenants to dispose of their garbage. From my experience a once week pick up is not sufficient for this size project.

ACCOUNTING AND FINANCIALS

Century 21 Affiliated has a 5-person accounting department that is strictly used for the property Management Division. The accounting department takes care of the day-to-day accounting needs and year end statements and 1099’s for our clients to deliver to their personal accountants at tax season. Our accounting team uses Appfolio - leading rental management softwear.

LEGAL

Century 21 Affiliated has a local dedicated attorney that takes care of all legal issues, such as evictions, HOA bylaws and much more.

ADMINISTRATIVE AND LEASING STAFF

Century 21 Affiliated has an administrative staff that takes care of all day-to-day issues, making sure all rent is paid, maintenance is done in a timely fashion, properties are registered with the city, inspections are scheduled, and C of O’s are obtained, new leases and lease renewals are kept current. Century 21 will have a dedicated leasing staff for the Brightdawn apartment complex to assure qualified tenants are found quickly, knowing the importance of full occupancy is key to the success of the property.

STRATEGY

Century 21 Affiliated will have monthly meetings with the owner to discuss financials and occupancy status. We will also conduct year end reviews and forecast budgets to maximize profitability.
