Dear Richard, Thank you for giving us the opportunity to provide Red Eagle One (Shipley) LTD a proposal for security and empty business rate mitigation. We would be pleased to work with you and here provide an extremely competitive offer which will significantly reduce current and projected expenditure on security as well as empty business rates. Our management will also help safeguard the value of your property while it is vacant. We understand that your main concern is having more of a presence in the property in order to reduce the interest fromwould-be trespassers and thieves. As we’ve discussed having our Guardians present in the property will create an unmissable presence while also providing a host of other advantages including a dynamic security service and overall management of your vacant property on your behalf. We radically reduce the costs of buildings without tenants and relieve the social costs of vacancy. Our service increases the supply of temporary accommodation, maintains footfall and community relations in areas blighted by vacancy and demonstrates innovative and local minded management of vacant buildings. We are the only live in guardian on the market that extends our investment in people and clients to the degree of providing our security guardians with SIA qualifications. Overall Proposal

Oaksure will:

• Provide security for the duration of vacancy – from commencement date until midday of handover to a new tenant or owner • Ensure each property is vacant and ready for its next use with 20 working days’ notice • Mitigate empty business rates on every building required. We process the entire application and the savings will be backdated to the first date we are on-site. Typically 90% savings • Clean and maintain the outside of the buildings we protect, improving their appearance to the public • Maintain garden areas where applicable • Save Red Eagle One staff time by giving access to contractors and surveyors sent to the property on their behalf • Advertise properties which are earmarked for disposal to our extensive network of investors and developers

Oaksure Quality Assurance • We are the only guardian company to invest in SIA training for our guardians. This increases their professionalism and job opportunities while helping us build lasting relationships • Oaksure Senior Management have attended the Fire Protection Association (FPA) fire safety course required to undertake property fire risk assessments, and are Security Industry Authority (SIA) qualified • We comply fully with all health and safety, environmental health, electrical and gas safety regulations. We will provide a Fire Risk Assessment free of charge; see attachments for our initial assessment • Oaksure works alongside taskforce police teams, court bailiffs, dog handlers, council inspectors, & London Fire Brigade when required. Anticipated Savings for Red Eagle One (Shipley) LTD

Based on our initial assessment of the property and the information we have about your current expenditure on security, management and empty business rates we here outline the anticipated savings which you will benefit from by using our services. Business Rate Mitigation From the 100% success rate we’ve experienced when dealing with vacant properties such as yours, we are confident in our ability to reduce business rates expenditure at Michael House School from £26,208 to approx. £7,534 per annum. Once the property is brought into its next use these reductions would cease. Live-in guards provide a moral deterrent and gain the protection of the law against squatters neither of which is provided by static security guards. This will enable Red Eagle One to avoid the £864 per day/£300,000+ per annum typically spent on static security guards and reduce the cost to a £200 per month management fee.
