Introduction

Richborough Estates is a growing private business which was founded in 2003 and remains independent and self-financed and is one of the UK’s most successful strategic land promotion companies. Working in partnership with landowners, Councils and local stakeholders to bring land forward for housing in the most efficient manner possible, with a 100% track record in achieving residential planning consents and maximising values on the open market. Housebuilders often require consented ‘oven ready’ land in order to supplement their own long-term strategic land promotions. Richborough Estates work hand in hand with the landowner to satisfy the industry’s short-term land requirements in the most efficient manner possible. The Richborough team navigates the planning system in order to achieve residential planning permission at its own cost and is remunerated when the site is eventually sold to a development partner on the open market. A typical project will involve the promotion of 150 to 300 dwellings on a greenfield or brownfield site during an average period of approximately 30 months. Richborough Estates currently has planning permissions for approximately 3,000 dwellings and is promoting approximately 70 sites across England at any one time. This is an exceptional opportunity for an established strategic land professional to join a team known for their unrivalled success in the promotion of land predominantly for mid-large scale housing projects. Highly regarded as one of the leaders in the industry, Richborough Estates, now approaching its 15th year with a team of 16 including a dedicated Planning Director.

Over the last few years has experienced a considerable increase in turnover and profitability, resulting in the need for an additional director level appointment to be based in the South East. This immediate need will offer the opportunity to work remotely, whilst still being a part of the senior team alongside fellow directors and be a key contributor in the development of the business focussing on opportunities in the South East.

Job Role

The Management Recruitment Group has been appointed by Richborough Estates to source a Regional Director of Strategic Land to work remotely overseeing the South East region. This is a fantastic opportunity to join this forward thinking organisation, at a time when there is an ever increasing demand for strategic land for the purpose of housing and commercial development. It is expected that you will have a sound knowledge of land and planning laws with experience of putting this into practice, as well as securing sites and neighbouring land, project managing the planning process. As an experienced professional, you will communicate well at all levels internally, as well as externally with public bodies, landowners, developers and consultants. With a background in land or planning and coming from a developer or land specialist you will be expected to: • Draw upon your existing and long standing network to identify new opportunities in London and the South East. • Be comfortable brokering deals in order to generate opportunities through land assembly. • Partner with land owners to optimise their land assets. • Work alongside internal and external planning teams to explore option agreements. • Work in partnership with landowners, Councils and local stakeholders to bring land forward for housing in the most efficient manner possible. • Make planning applications and strategies and handle appeals. • Be experienced and well versed in s.106 agreements. • Deliver sites in the desired location on time and within budget. • Outline business plans and strategies for major projects.
