Clarendon Homes is with you on every step of your Duplex journey, helping make your architecturally designed home a reality. In 7 easy steps, we provide a complete service – from design, compliance approvals and construction. What’s more, unlike many of our competitors, we’ll also help you subdivide your property. Subdivision can be the most difficult part of the process, but with our experienced team of town planners and consultants we will make this part of the journey as simple as we can. We’ve created this guide as a road map to building your new Duplex home. Keep it on hand so you know where you are in the process and what you’ll need to do each step of the way.

Option to Consider Step 7 Subdivision

Now your official site construction begins.

This step can be the most daunting. Clarendon Homes will assist you with this often difficult and time-consuming job of obtaining a subdivision certificate.

A full site assessment confirms that your chosen design is permitted on your land and will be assessed by the town planner. Your formal tender will be prepared along with a site plan, floorplan and front elevation. To prepare accurate documents, we require the following reports:

Our experienced Tender Presenters will present you with the tender, ensuring it captures everything in your initial discussions with our Sales Consultant. During this meeting, we will present your site assessment,

In this meeting, we will present your full set of architectural plans and your building agreement. You’ll also meet your dedicated Customer Service Consultant, your main point of contact during the pre-construction phase. After signing your building agreement, your Customer Service Consultant will book your Colour Selection appointment for our Lifestyle Studio. Note: the payment is 5% at this stage.

This is one of the most exciting stages of your journey. The Clarendon Lifestyle Studio Team will help you choose and personalise your new Duplex home’s external and internal finishes. Your Lifestyle Studio Consultant along with representatives from our Business Partners will help you make the right decisions for you.

We will obtain all reports and required documentation to support your application to Council. Your dedicated Customer Service Consultant will do all the hard work by liaising with Council to gain all approvals. You will be informed of progress throughout the application process.

Your main points of contact during this stage are your experienced Site Manager and your Customer Service Consultant. They will take care of all aspects of your build and keep you informed throughout the construction phase, from the laying of your slab until completion and handover.

In your first meeting with our Duplex specialist, there are a couple of things you should bring: 1 – The 10.7(2) planning certificate obtained through council 2 – A sewer diagram These confirm your zoning and the ability to build a Duplex on your land. We’ll discuss plan options, inclusions, the type of allowable subdivisions and also a preliminary budget, including Section 94 contributions and stormwater requirements. You’ll also meet our Construction Finance Manager.

Monday to Friday 8:30am to 5pm.

Note: The Lifestyle Studio is open Monday to Friday 8:30am to 5pm and Saturday 9:30am to 2pm, and can be visited before your meeting. Take this chance to explore all your design options. We promise it will be time well spent.
