In South Carolina, all real estate agents are legally bound to represent the interests of sellers unless a buyer agency agreement is signed. If purchasing with cash, obtain proof of funds from your financial institution. Most sellers require this to accompany offers and some require it for showings.

04: showings You deserve more than a door opener who points out the obvious. To avoid wasted time, we vet properties prior to scheduling showings. If you are unfamiliar with the area, we provide community overview tours. We also offer live video tours. 05: structure a competitive offer When you're ready to make an offer, we provide comparable market analysis and consultation. Once you have decided on the price and terms, we present your offer package to the listing agent. If the seller signs, the agreement becomes a binding contract. The seller may reject or present a counter offer. Based on your directive, we will negotiate or resume your search. 06: under contract! We proactively manage the contract-to- close process and coordinate with your lender, inspectors, and closing attorney. We negotiate your repair requests and help you meet contractual obligations and deadlines. After your successful closing, consider us a resource for your home ownership and real estate questions.

choose a closing attorney In South Carolina, closing attorneys handle title work and represent buyers and sellers at closing. Typically, each party signs separately with their respective closing attorney. Fees vary. We are happy to provide contact information and introductions.

Your closing attorney handles the following:

Holds earnest money in escrow and applies it as a credit to buyers at closing. Advises on the wiring of funds and coordinates with the lender and the other attorney. Provides the closing disclosure statement for your review and approval a few days prior to closing. Schedules and hosts your closing appointment.

s.c. disclosures & agreements The following documents are disclosures and agreements associated with real estate sales. When it is time to sign, we email documents to you for review and signature using DocuSign. If you prefer, we can schedule in-person signings. We forward copies to you, your closing attorney and lender.
