How I Got My 2 Nicknames
Last summer, there was a meme about my name going around on Facebook. It was a screenshot of a tweet that said, “Why do guys named Timothy go by Tim when they could go by Moth?” I thought this was absolutely hysterical. Moth? Really? How awesome is that! After a friend sent me the meme, I reposted it myself with the message, “From here on out, I’ll be called Mothy!” Of course, I should have known my little joke would spiral out of control. Tons of my friends commented on the post calling me different variations of Moth and Mothy, and pretty soon my team at the office got in on it, too. Ashleigh even put her graphic design skills to work. Before long, she had a picture of me with wings and the text “Moth: The Legend Has Returned” ready to go for our company social media. I asked her to make me a Batman-style “Moth Signal,” too, and she delivered! We started posting “Mothy to the Rescue” on Facebook every time we rescued a loan for one of our clients that another mortgage company had given up on. When I saved a borrower $750 in the terms of their mortgage, Mothy got the credit! Not all heroes wear capes, after
all. Some of us wear lame name tags and have love handles.
I can’t believe it has already been almost a year since my alter ego started changing lives. People still call me Moth to this day. If I had a penny for every time I heard, “Take it easy, Moth,” or “What’s up, Mothy?” I could retire early! As crazy as it sounds, though, Moth isn’t my first animal-related nickname. I got the other one back in high school thanks to my cousin, Matt, and his buddies. Matt is two years older than me, and he was really popular in high school. He was also a HUGE guy — one of those guys who was a full gown man at 15. Because he was a giant, Matt’s friends called him “Moose.” Makes sense, right? Then I showed up. My sophomore year, Matt’s buddies started scratching their heads, and I could see their brains working. If Matt’s nickname is Moose, then his cousin should be … Elk! I think it was the closest thing to a moose they could think of — and it stuck. I became Elk to all of those guys and even to my friends on the baseball team. To this day, I have friends who greet me with, “Elk!!!”
I’m 45 years old with three kids and my high school nickname is STILL around. I think it’s hilarious every time I have to explain it. Between that and Moth/ Mothy, I have a whole team of animal alter egos going! If you call into the office to talk to me and want to have some fun, go ahead and ask for Elk or Mothy at reception. They’ll know where to send your call.

TIME FOR SAFE SUMMER FUN 3 Ways to Protect Your Skin From the Sun
Always check: Did you apply (and reapply) sunscreen? Apply sunscreen, and then reapply after going in the water or a few hours later. According to the National Cancer Institute, only about 30% of women and less than 15% of men regularly apply sunscreen, which leaves them vulnerable to the sun’s harmful UV rays. The National Cancer Institute recommends using an SPF of at least 15 and reminds everyone to remember their feet if they are exposed! Seek out the shade. No matter the activity, try to limit your exposure to the sun — you’ll be cooler, too! Look for trees, pavilions, and shelters. When these options aren’t available, create your own shade by wearing a hat and toting along an umbrella. Wear protective clothing. Whenever possible, wear long-sleeved shirts and pants. UV protective clothing is best for maximum protection. Don’t forget about your eyes — UV sunglasses are important for your eyes and the delicate skin around them. Just because sunglasses appear dark does not mean they protect against UV rays! This summer, be sure to have fun but don’t forget to protect your skin from sunburns, possible skin cancer, and early signs of aging due to damage from sun exposure! Lather up! Spend more time together. Giving your children your undivided attention is incredibly valuable, even if it's only for short periods. Figure out how you can create more face time (not FaceTime). Start conversations and play games to spend time together as a family. Even better, get outside! If you’re willing to spend time with them and act a little silly, your kids will have more fun kicking a ball around rather than playing Roblox. Better yet, you’ll both get some exercise. Finally, consider the example you’re setting. It’s hard to blame kids for their screen addiction when adults also have trouble prying themselves away from laptops, tablets, and phones. Think about how you can reduce your own screen time and consider installing an app that tracks your usage like StayFree or Social Fever. You might be surprised at how much time you spend staring at a little screen — and be inspired to cut back.
It's time for fun in the sun! Whether you’re heading out to the beach or lake, catching a ballgame, hosting a barbecue, or taking a boat tour, it's important to protect your skin to avoid sun damage. According to the Skin Cancer Foundation, 1 in 5 Americans develops skin cancer by the time they are 70 years old, and every hour, two people die of skin cancer nationally. The risk of skin cancer is severe — it’s not just one sunburn. Having five or more sunburns in your lifetime can double your risk of developing skin cancer.
Here are some surefire ways to avoid a pesky, painful, and potentially harmful sunburn.
The science is clear: Too much screen time can lead to kids experiencing developmental delays, poor sleep, and weight gain. And yet, kids love those small glowing devices. To keep your children healthy, you need to find a way to set limits. But how can you create rules around their favorite pastimes without causing a lot of drama? Create realistic rules. You know your family best. Review the American Academy of Pediatrics’ best practices for screen time online, and then consider what’s both healthy and doable. Maybe the ultimate screen time spent will be more than the experts suggest, but an improvement is better than no change. Determine usage limits and establish device-free times. Then create clear expectations and consequences, and don't back down from enforcing them. Take the devices away. It is not a punishment, though it might feel like one to your kids at first. But it’s actually helping them by removing the temptation. Your elementary school child will be less likely to get sucked into a YouTube hole, and your teen won’t send “just one” text at dinner if the device isn't right there. Keep these devices out of sight during no-use time, and put them away once your kids have met their daily limits. In the end, it will make things easier. little as 10% down (if you have a 700 credit score) and without mortgage insurance.
employment history, credit, or any of that to get a loan for an income property. They only need three things:
The Investor Cash Flow Loan — No Tax Returns Needed As you probably guessed, this loan is designed for people who already own their primary residence and want to buy an income property (think something like a second single-family home, a fourplex, or a townhouse). It’s also sometimes called a debt service coverage ratio (DSCR) loan. We make this one really easy: You don’t have to provide tax returns or pay stubs, or show any proof of income. All you need to do is prove that the market rent you’ll get for your income property will cover your mortgage payment. So for example, if you want a mortgage with a $1,200 payment and an appraisal shows you could make $1,200 per month in rent, you’re golden. You can even get this loan with a market rent up to 15% below your payment if you put a bit more money down or accept a higher interest rate. The Foreign National Loan — Invest in the U.S. If you know someone outside the U.S. who wants to invest in our hot real estate market, this is the loan for them. It’s amazingly easy. They don’t need to provide income, a Social Security number,
1. A 30% down payment. 2. A visa (or just a passport if their country is part of the Visa Waiver Program). 3. Seasoned assets. By seasoned, I mean that they need to prove 60 days out that they have the assets we need, and transfer the money to a U.S. bank at least 30 days prior to closing. That’s it! Plus, since we’re licensed in a bunch of other states (Michigan, Virginia, Georgia, South Carolina, Indiana, Pennsylvania …) we can help them buy real estate outside of Florida, too. You can learn more about all three of these loan types on my YouTube channel, “Tim Hart Loan Officer.” There’s also a bonus type out there called the ITIN loan. I had a great chat with Lender Representative Stacy Flanigan of Angel Oak Mortgage Solutions and we went over all of the details. If you’re not a “typical” borrower, don’t miss these videos!

You Get a Loan! And YOU Get a Loan! VANDYK ADDS 3 NEW LOAN TYPES
I love the work we do here at VanDyk Mortgage, but up until a few months ago something bugged me: As great as our loans are, it felt like we were missing loan products that catered to a few specific buyer situations. Every once in a while, a great candidate would come into the office, and we’d run into a roadblock. Maybe they didn’t have tax returns or pay stubs ready to go. Or they didn’t make enough income to qualify for the loan, even though they had money in the bank. These things got in the way of what could have been a great deal for them and us. Luckily for our team this spring, VanDyk Mortgage has added or brought back three new loan types so we can help more people like you, your friends, and family
get into their dream homes. Here’s a quick rundown on our new options.
The Self-Employed Loan — Pump Up Your Buying Power The toughest part of getting a loan when you’re self-employed is that most loans require tax returns showing you hit a certain income threshold. This is a pain when you write off as much as you possibly can! Most of the time, self- employed people don’t have enough income left over to qualify for a loan even though they can afford the payment. Before, these folks only had a few options: They could claim more income and pay more money in taxes, try to find a private mortgage, or just skip owning their own home.
Now there’s another way! A Bank Statement Loan. With this loan type, self- employed people can use 12–24 months of personal or business bank statements to qualify for a loan. Our team will average those deposits and use that average to calculate your income. For most self- employed buyers, this program doubles or triples their buying power. Pretty cool, right? We’re offering these loans with as
