METHOD & TERMS The farm will be sold on a price per acre basis, based on a survey that is currently underway and will be fi n- ished prior to closing. The fi nal settlement price will be determined by the surveyed acres. The acres in this ad- vertisement are estimated. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non- refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Mon- day, May 9, 2022. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. Pos- session will be given at the time of closing, subject to a cash rent lease for the 2022 crop year only. The new buyer will receive 100% of the cash rent income; plus, seller will give buyer an additional $200.00 per acre credit against the purchase price at closing.
