City+Ventures and the City of La Vista have been engaged in this collaborative planning effort since 2015 to create a neighborhood where residents can congregate and celebrate. City Centre will meet that need, providing many of the services residents take for granted in other parts of the metro as well as drawing new crowds to the businesses and the unique retail, dining, and entertainment options. City Centre will serve as not only the entertainment hub of Sarpy County, but it will also provide a mixed-use space including office space opportunities, hotel accomodations, neighborhood services, restaurants, and apartment living. One of the ways this district will stand out from others in the Omaha area is the focus on genuine self-expression. Retailers will each have a unique storefront, which will allow them to extend their brand and make a distinct footprint. City Centre will feel more like an authentic downtown than a cookie-cutter development. The first round of apartment are now being occupied. First round of businesses planned to open spring 2020.

Why Omaha

Diverse business fundamentals are the foundation of Omaha’s strong economy. Several Fortune 500 companies reside in Omaha, as well as a growing number of innovative and well capitalized startups. Due to a growing technology presence in the region, Omaha has positioned itself as the center of the “Silicon Prairie”. To help accommodate local company growth, Omaha’s Eppley Airfield recently began offering direct flights to the California Bay Area. The Omaha metro’s continued population growth coupled with outsized new business growth since the recession are strong indicators of long-term demand generators. These statistics combined with the exceptionally low cost of living contribute to a superior quality of life. Omaha is considerably less vulnerable to the volatility that core cities may experience during economic downturns as evidenced by Omaha’s minimal contraction during the Great Recession. Omaha vacancies held firm during this period and never breached double digits. The demand for office space has come from varied industries including agriculture, energy, financial, insurance, tech and transportation players. Persistent demand outpaced new construction from 2013–16, sending vacancies toward all-time lows.

Local Businesses The Omaha metro has 40,000+ businesses with the largest industries comprised of insurance providers, legal services and medical providers. High-paying industries continue to target the metro for expansion because of its well-educated workforce and low-cost structure. Approximately a third of Omaha’s residents hold a bachelor’s degree or higher, attributed to the 10 plus universities in the area. Omaha has a high distribution of young workers with the majority of the workforce aged 25-35, contributing to the budding startup ecosystem.
