EXECUTIVE SUMMARY

London South Bank University (LSBU) is one of London’s largest and oldest universities with over 18,000 students and 2,000 staff. Since 1892, the University has been providing vocationally-relevant, accredited and professionally recognised education.

Based within Estates and Academic Environment (EAE) the role will be responsible for the delivery of high-quality

maintenance and minor works projects to the LSBU Group. LSBU Group is a family of education providers, led by London South Bank University. We work to a shared educational framework across secondary, further, higher education and beyond. Reporting to the Group Deputy Director of Estates and Academic Environment, the postholder will be responsible for minor works and projects for all Group properties and take responsibility for the delivery of maintenance activities at Lambeth College and the South Bank Academies. You would lead both in-house & contracted teams, across all aspects of planned and reactive maintenance, including minor works and renewals.

JOB DESCRIPTION

JOB SPECIFICATION School/Department: Estates and Academic Environment (EAE) Job Title/Grade: Group Maintenance and Special Projects Manager / Grade 10 Reporting to: Group Deputy Director of Estates and Academic Environment (Operations) Purpose of the post Based within Estates and Academic Environment (EAE) the role will be responsible for the delivery of high-quality maintenance and minor works projects to the LSBU Group. Reporting to the Group Deputy Director of EAE, the postholder will be responsible for minor works and projects for all Group properties and take responsibility for the delivery of maintenance activities at Lambeth College and the South Bank Academies. The role will work closely with the Head of Maintenance and Energy Management who is responsible for maintenance activities at LSBU main campus. The postholder will work closely the Group Deputy Director of EAE the Head of Maintenance and Energy Management to formulate and implement a maintenance investment plan for the LSBU Group properties. The postholder will work closely with the Group Deputy Director of EAE to specify manage and deliver a range of projects and minor works as are required across the Group.

MAIN ACTIVITIES AND RESPONSIBILITIES: 1. General • To manage maintenance services and minor projects for the LSBU Group. • to ensure an efficient, effective, professional and customer orientated service to staff, students and visitors. • To ensure an effective operation in line with the business needs of the LSBU Group including the management of works taking place out of normal operating hours. • The post holder will be a member of the EAE Department Senior Management Team and shall attend operational and strategic meetings as and when required. • Any further duties that may reasonably be required from time to time commensurate with the grade of this position. 2. Strategy & Policy • To contribute to the development, management, regular review and delivery of a rolling 5-year maintenance plan to provide a high-quality estate to support teaching and learning. • To develop and implement effective project management processes and ensure that they are followed. • To identify and develop policies, procedures and standards which encourage collaborative working and demonstrate best practice. • To undertake continuous assessment and identify and implement improvements to the service provided.

3. Student Experience • To create and maintain a first-class estate to ensure the academic environment supports the delivery of first-class education which positively affects the student experience. • Develop standard specifications that will address the requirements of staff and students. 4. Operational Management • To manage a team of two Project Managers. • To deliver planned and reactive maintenance to Lambeth College and the South Bank Academies. • To lead on the development of minor capital projects to the LSBU Group. • To deliver high quality project works and minor works to the LSBU Group. 5. Reporting & Communication • To prepare publicity materials to promote Project and Maintenance activities and maintain up to date information on the LSBU website in conjunction with Marketing. • To prepare and present regular progress reports and information to senior management and Committees as appropriate. • As a key member of the EAE Department the post holder shall regularly network with stakeholders across the University to update them on developments, discuss issues and receive feedback on the performance of the Technical Services Team. 6. Revenue & Budget Management • The maintenance of accurate financial records for all delegated budgets. • Work within agreed budgets to ensure that expenditure on reactive and planned maintenance and project works is not exceeded. • The preparation of business cases requesting additional revenue and capital funding as appropriate. • The post holder will continually review the market to ensure value for money is being achieved.

PERSON SPECIFICATION

SELECTION CRITERIA A. Educated to degree level with a professional qualification in Building Services. B. Significant experience in the development and implementation of maintenance strategies for multi-site portfolios. C. Experience in the development of maintenance contract specifications and the ability to demonstrate a full understanding of the key components, standards and service level agreements required to be included within a contract. D. A sound knowledge of building services systems and experience of designing M&E systems. E. A proven record of delivering successful revenue & capital projects from inception through to post occupancy evaluation. F. Experience of budget planning and management and the preparation of financial management reports. G. Excellent customer service skills with the ability to ensure that a high standard of customer service is provided by the Team in their day to day operational processes and service delivery H. Experience in the day to day management of a multi-skilled professional staff team including the identification of training, performance management and staff development. I. Excellent report writing and presentation skills. J. Excellent communication skills and the ability to communicate with a diverse range of both internal and external stakeholders both verbally and in writing. K. Experience in the use of IT including experience of Microsoft Office suite of applications. L. Ability to work under pressure, meet deadlines and work outside of normal contractual hours as and when required.

M. Possess a full understanding of Health and Safety and how it is applied to provide and maintain a safe estate. N. The ability to demonstrate an understanding of, and commitment to, equality and diversity, and its practical application.

FURTHER INFORMATION

CONDITIONS OF SERVICE This post is Grade A, the full time salary range is £62,414 to £67,237 per annum.

The basic working week will be 35 hours, worked from Monday to Friday; 9.00am to 5.00pm, with a one hour unpaid lunch break each day. However, you are expected to work for the period required to fulfil the duties of your post to the satisfaction of your line manager. Annual Leave commences at 26.5 working days per annum plus public and bank holidays and days when the University is closed. The successful candidate will serve a 12 months probationary period and an interim report will be made at the end of 6 months service. All appointments are subject to the receipt of references satisfactory to the University. It is standard procedure to apply for references only for the successful candidate. Offers of appointment are subject to proof of permission to work in the UK in accordance with the Immigration, Asylum and Nationality Act 2006 and original documentary evidence will be required. The successful candidate will be required to complete a pre-employment medical screening questionnaire, and may be required to undergo a medical examination prior to a written offer of employment being made. The University offers automatic membership to the Local Government Superannuation Scheme (LGPS) which is a defined benefit occupational pension scheme. The benefits under the Scheme are based on length of membership and Career average salary. Contribution rates vary according to the level of pensionable pay.
