Dans un monde dont le caractère incertain nous a été rappelé par la Covid-19, il apparaît toujours pertinent de regarder ce que nous savons. Que peut-on affirmer avec certitude concernant l’immobilier résidentiel haut de gamme à Paris et sa région ? L’année 2020 aura été une bonne année pour l’immobilier. Le groupe JUNOT enregistre une augmentation de son activité de 23 % par rapport à 2019, ayant mené à bien plus de 500 transactions représentant une valeur d’actifs de 720 millions d’euros. Les prix ont continué d’augmenter, puis se sont stabilisés en fin d’année, pour s’établir chez JUNOT à 14 370 €/m²* en moyenne, versus 13 980 €/m² en 2019. Le stock des appartements, maisons et hôtels particuliers en vente a augmenté, reflet de la concrétisation de nom- breux projets personnels mûris pendant le confinement. L’attrait pour l’immobilier parisien de qualité reste très fort et confirme son statut de valeur refuge par excellence, avec des financements ban- caires plus sélectifs mais toujours très attractifs.

Le stock de biens à la location longue durée (un an ou plus, traité par JUNOT Location & Gestion) a augmenté, bénéficiant d’un report des locations meublées touristiques, durablement vides. L’immobilier ultra-luxe (au-dessus de 5 millions d’euros – traité par JUNOT Fine Properties) résiste bien. Les acheteurs français fortunés, qui souhaitent se faire plaisir et sécuriser leurs avoirs dans la pierre, ont remplacé les acquéreurs étran- gers. En résumé, nous assistons à un rééquilibrage plutôt sain du marché qui favorise les biens de qualité, et dans lequel can- didats acquéreurs et locataires ont plus de choix. J’en profite pour remercier sincèrement toutes nos équipes, qui sont restées mobilisées pendant le confinement et en- suite, afin de continuer à apporter un service haut de gamme à tous nos clients. In a world where COVID-19 has provided a stark reminder of the inherent uncertainties, a distinctive perspective remains as relevant as ever. What, therefore, can be said with any degree of certainty regarding top-of-the-range residential real estate in Paris and its surrounds? Having completed more than 500 transactions representing an asset value of 720 million euros, 2020 will have been a good year, with JUNOT recording an 23% increase in activity compared to 2019. Prices continued to increase and then stabilized at the end of the year, with Junot averaging €14,370/sqm*, compared to €13,980/sqm in 2019. The inventory of apartments, houses and urban mansions for sale increased, reflecting the finalization of many personal projects developed during the lockdown period. The appeal of quality Parisian real estate remains very powerful and confirms its status as a safe investment par excellence, with more selective yet still very attractive bank financing. The stock of properties for long- term rental (a year or more, handled by JUNOT Location & Gestion) has increased, benefiting from a carry-over of furnished tourist rentals. Ultra-luxury real estate (above 5M€ - handled by JUNOT Fine Properties) is holding upwell. Wealthy French buyers, whowish to treat themselves and secure their assets in bricks andmortar, have replaced foreign buyers. To conclude, we are witnessing a somewhat healthy rebalancing of the market which favors high-quality properties, and in which candidate buyers and tenants have greater choice. I would like to take advantage of this editorial to extend my sincere thanks all our teams, who have remained available during the lockdown and subsequently, in order to continue to provide a high level of service to all our clients. After an extremely well-received “Home Good Home” event, the establishment has invited The Socialite Family to take up residence on its fourth floor for a long-term collaboration. Within this permanent space, brand founder Constance Gennari has created an atmosphere pervaded by spontaneous, amber tones reflecting her cherished color palette. This sophisticated, expert brand develops signature kitchens, in which the perfect curve of the taps contrasts with the angular lines of the sinks and worktops. In the photo, a proudly rectangular trumeau mirror extends the protuberances of this eloquent island in a particularly ideal Haussmann-style space. A high-placed decorative shelf adds a horizontal touch to this installation in which the brass & glass light fixtures flaunt their rounded curves. Le créateur revêt alors sa casquette de maître d’œuvre et embrasse pleinement ce chantier, entouré d’amis architectes et de leurs conseils. Minutieux et captivé, il restructure l’espace jusque dans les moindres détails. Sous son geste, les mou- lures, boiseries et plafonds renaissent. À lamanière d’un tapis – ou d’un catwalk –, le parquet en chevrons bicolore couvre le sol avec beaucoup de cachet, devenant le trait d’union des pièces en enfilade. Alexis Mabille’s inspirations drew on multi- ple sources of inspiration: the white marble kitchen counter carry echoes of Antiquity, while the chairs and candleholders evoke the Second Empire style. Interspersed with pieces picked up from antique stores or acquired at auction are some of the designer’s own crea- tions, such as the emerald green velvet sofas that sprang from the homeowner’s imagina- tion. The colorful animal-print cushions add a warm yet consistently sophisticated touch. Bathed in light, the apartment is attired in immaculate white, accentuated by elegant gildings. Alexis Mabille is a collector and this shows in his choice of interior design. The year 2003 brought fresh recognition for this gastronomic artist when he was appointed Executive Chef at the five-star Meurice palace hotel, for which he secured two Michelin stars the following year and a third in 2007. Seulement quelques années d’expérience séparent le chef trois étoiles de l ’enfant curieux qu’il était, s’agitant dans les cuisines du bistrot francilien familial. Le besoin de faire de ses propres mains, la quête de la perfection, l ’envie d’une cuisine qui se matérialise tiret entre la nature et l ’homme sont des convictions qui ont grandi avec lui. Adolescent, il fait ses armes au sein du Royal Monceau (cinq étoiles) à Paris puis évolue sous la direction du chef Roland Durand au Sofitel Sèvres. Plus tard, il rencontre Louis Grondard et détermine son style à ses côtés. En 1999, l ’ascension s’accélère grâce à l ’obtention d’une première étoile au Guide Michelin alors qu’il est devenu chef du Scribe.
