HOME by belle is an established full-service design agency in Sydney; offering end-to-end design services from interior, exterior and landscape design concepts right through to construction and furniture styling for home renovations and new builds.

We understand the magnitude of our task; delivering dream homes. For most, it only happens once in a lifetime.

Luxury is in the eye of the beholder so when we design homes, we are inspired by you. Your style, your sense of luxury, how you use your home and most importantly how you want to feel in your home.

We design sophisticated, comfortable and functional homes to your style. So, your dream home is just that … yours.

And to make sure it’s exactly to the dream - our team of talented in-house designers can produce photo realistic 3D renders and walkthroughs to avoid disappointment and costly changes mid-build.

What really sets us apart however, is our superior construction knowledge. Knowledge that helps inform the design to avoid costly and untimely issues in the construction stage. Knowledge you only get from hands on construction experience; something our founder Sarah Comerford gained from flipping 16 of her own homes before she founded HOME by belle.

6 STEPS TO A HARMONIOUS HOME

1. Discovery The initial discovery stage is about getting to know you, your current home and what your dream home will look and feel like. We’ll explore what you like/don’t like about how you live in the space now and understand if there are any requirements to ensure your dream home is future fit for life changes. We’ll also look at what design styles, colours and materials you love – and those you don’t. Lastly, we’ll seek to understand the scope of works and budget for your renovation which will effectively inform the design response.

4. Tender As renovation experts, we confidently lock in the greatest pricing from our network of builders, suppliers and tradespeople. We act as translators, advocates and problem solvers for our clients, and we manage the whole proces for you.

2. Design

5. Furniture decorating & styling

An inspiring first step in the design process; the team will present an initial floor plan and mood board for your future space, outlining images, references and potential directions for your renovation. We also offer photo realistic 3D rendering and walkthroughs so clients can understand exactly how the space will look. Larger projects, may also require us to obtain building permits and approvals to commence the project at this stage.

The finishing touch to any renovation. Our furniture and styling team will curate a furniture and decoration scheme to bring the final piece of your dream to life. From curtains to custom made furniture, art curation to cushions, our talented team will create a concept and layout scheme, then source and install all the furniture and soft furnishings so you can walk straight into a swoonworthy home.

3. Documentation Now the design vision is documented. Our team will develop detailed specifications, including build plans, elevation drawings and a schedule of fittings, fixtures and finishes. Depending on the scope of works of the project, everything from flooring, tiles, benchtops and joinery to lighting, soft furnishings and furniture will be specified at this stage.

6. Design managment

During the construction phase of the project, we will manage the key milestones onsite with the build team to maintain the design integrity of the project.

This is an opportunity for us to get to know you and your project.

This usually starts with a visit to our showroom where we can explore materials, colours and your home inspiration. We also like to visit your home at this stage, so we can see and capture the space now, and understand what you like/don’t like about it.

We will then document everything discussed in a return brief for your approval. This is a really important step to ensure you and the design team are on the same page from the start.

KILLARNEY HEIGHTS PROJECT

CONCEPT DESIGN PHASE

Once you’ve approved the return brief, your dedicated design team will create a bespoke design concept for your home.

The design concept may include a combination of sketch plans, floor plans and a mood board outlining images, references and potential direction for every room in your renovation project, and how the spaces can come together harmoniously.

This is a really inspiring first step in your renovation journey – but one that is critical to get right, as the concept design underpins the rest of the design process. Our team will work with you closely to ensure you’re completely happy with the design concept before we move into the detailed design phase.

We have a talented team of in-house renderers who can be engaged to produce photo realistic 3D visuals and walk-throughs of the intended design space. This is a great way of ensuring that the space is exactly how you dreamed it would be.

A 60% complete documentation pack will be produced for client sign off (to make sure we’re on the same page) and at this stage we’ll also check the detailed plans adhere to the Building Code of Australia (BCA).

DOCUMENTATION PHASE

At this stage we develop highly detailed plans for builders to accurately quote and build to.

Documentation can include:

Demolition plans Detailed floor plans, elevations and sections Electrical plans Reflected ceiling plans (lighting, fans) Fixtures and fittings selections Joinery details Bathroom details Special features detailing MEP Engineers

We typically take our clients through these, during a showroom visit.

Once they are approved, we’ll hand over a complete tender documentation pack – namely construction drawings and the FF&E schedule.

The unsung hero of any home renovation. Furniture, art and styling are the finishing touches that complete the dream – and it’s all too easy to get it wrong without professional help.

We encourage all our clients to engage our furniture and styling specialist to help them curate art, and source furniture and decorative items that perfectly fit the space and enhance the aesthetic of their home.

Our furniture and design teams work together as one ensuring a cohesive response to your whole home renovation, but our furniture and styling specialist will take the lead on this phase of the project.

Project scope & budget

We will seek to develop an in-depth understanding of your furniture and styling budget, any likes/dislikes that should inform the response, as well as any special heirloom pieces you would like incorporated in the scheme. Furniture & styling development

We’ll come back with a furniture and styling mood board to showcase the overall look and feel, and upon approval, move into vision boards for each space.

Selection & specification

For each space, we’ll curate more detailed furniture plans outlining specific furniture, art and decorative pieces. We will then ask you to come in for a showroom visit where we may invite suppliers to show you the large investment pieces in person. Upon your approval of the plans, we will finalise the furniture and styling schedule and provide a cost estimate. Project Management, delivery, bump in & styling Once you have selected the pieces you want for your space, we’ll order the items and arrange delivery, assembly and installation. From directing handymen and movers, to stuffing pillows, our experienced styling team will make sure all the pieces of your home are pulled together so you can walk right into the home of your dreams.
