The housing market has tipped more in favour of first time buyers although the overall housing market continues to be somewhat downbeat. Currently, the Government lends buyers up to 20pc of the cost of a new-build house, with homeowners needing just 5% deposit for a 75% mortgage. Since 2013 when the Help To Buy scheme was launched around 120,000 home buyers have used the scheme to buy their first home; with approximately 38% of purchases England and Wales financed using this system. The North East depends on the new housing scheme to fund many property purchases with figures in Burnley, Derby and Warrington all being over 90% funded by Help to Buy in 2018. As the scheme is due to end in 2023 there are deep concerns that this will affect the house market. With consumers concerned regarding the ramifications of Brexit there has been a slowdown with new buyer enquiries. In order to combat a shortage of affordable homes particularly for first time buyers, the Government is now working on modular construction ideas with Japan’s leading housebuilder Sekisui House.

Factory built homes will be used to transform large, empty commercial buildings into new properties in this new £90 million scheme which some have criticised as a way to hit the Government’s 300,000 new build target but with poorer quality properties. The UK government’s Homes England body will provide £27 billion for new housebuilding projects . With ongoing uncertainty homeowners are still uncertain but first-time buyers are on the increase. with low mortgage rates helping to make homes more affordable. New build will need to meet the needs of a diverse house buying market that all have different needs. Urban renewal is ambitious across the UK right now but affordability and security the focus of anyone about to make any investments in bricks and mortar. Brexit continues to dominate the news with many industry leaders still unsure what will happen to the housebuilding sector once the UK leaves the EU. For the first-time buyer market things certainly seem to be looking up.

T here can have been few times over the post war years when things have seemed so turbulent politically. The ‘B’ word or Brexit continues to frustrate, irritate and hamper business life in just about every sector irrespective of individual opinions on whether we should or should not leave. Looking at the UK and the housing market it seems house prices picked up in April despite values falling in March according to The Halifax. House prices were up 5% compared to last year,, according to a recent report from the UK’s leading mortgage providers. Despite deferring Brexit until October the whole country still has the jitters about life moving forward. The Midlands and London showed that housebuilding has declined considerably with Brexit blamed for the tough economic conditions. According to the National House Building Council (NHBC) registered new builds fell by 10% from the previous year in London.

After two positive years both East and West Midlands registrations also fell by 10%.

In other regions things varied greatly with many areas demonstrating positive figures particularly in Yorkshire, the North West, Northern Ireland and the east of England all showing a rise in new build registrations. During the financial crisis 10 years ago the market plummeted but has since seen a steady recovery with typical properties rising by nearly £82,000 in value. More recently the Government has been urged to evaluate the planning system and tackle the ‘inherent problems’ associated with planning departments. Certain MPs have warned that these issues must be ironed out if building targets of 300,000 new properties are to be met each year. Last year saw just 222,000 new homes built so ministers have been urged to put forward their ideas on improving matters before the end of the year.

LINIAR APPOINTS NEW DESIGN AND DEVELOPMENT DIRECTOR FROM WITHIN M ore than 15 years ago, Chris Armes began his journey at Liniar as a young apprentice in the tool room. Chris learned quickly and having spent time in different departments decided his career path would be best focused on innovation, design and bringing new ground-breaking products to market. Following the recent departure of Adrian Redshaw who now begins a new chapter in his career, Chris has been announced as his successor. This brings to fruition the company’s long-term plan and is a credit to the whole team at Liniar that this succession planning has been seamless, with a tremendous amount of strength and depth within the entire Design and Development Department.

BEER FESTIVAL FLOURISHES THANKS TO MORLEY SUPPORT

M orley Glass & Glazing has sponsored the 8th Annual North Leeds Charity Beer Festival, which this year raised more than £10,000 to fund worthwhile projects in Leeds, as well as nationally and even worldwide. Organised by the Rotary Club of Roundhay, which recently saw Morley Glass’ very own finance director Kathy Short appointed to the role of president for 2019/20, this year’s annual community charity fundraising festival featured all things Yorkshire with 36 real ales, 8 gins and a prosecco bar for the first time. Also new for 2019 was the Family Friendly Saturday Session which proved a huge success with local families. Local Leeds bands provided musical entertainment at the festival over both days and food was available in the form of home-made samosas as well as pie and peas. Since it began in 2012, the North Leeds Charity Beer Festival has raised almost £40k for charities. Funds raised from the seven previous beer

festivals have made it possible for the Rotary Club of Roundhay to back charity projects in the local community and beyond. The Lakeside café playground at Roundhay Park was one such project they were able to support. The club also installed two defibrillators situated outside Moortown Health Centre and Oakwood Surgery. As headline sponsor, Morley Glass & Glazing enjoys the chance to share in and engage with a great community event whilst helping good causes at the same time. WEST PORT’S FASTENER FOCUS HELPS DELIVER ASSURED FIRE DOOR PERFORMANCE

R apierstar’s specialist technical support has played a key role in helping West Port to achieve high performing fire rated door- sets, by eliminating the risk of failure during testing as a result of the incorrect choice and application of fasteners. Rapierstar, which is the UK’s market-leading supplier of window and door fasteners, is recommending that fire door manufacturers follow West Port’s lead and not overlook the major role that these smallest of components play in a door-set’s structural integrity, durability and long term quality. West Port door-sets offer outstanding performance in either 30-minute or 60-minute options, providing installers with a trusted fire protection solution. Andy Tyas, Operations Director at West Port says: “From the outset we wanted to create fire doors that offer performance that far exceeds the ratings they are awarded, demonstrated by our 30 minute fire doors actually achieving 42 minutes in testing. Our 60 minute fire door is another really important development which, like our FD30 option, is built using only technically superior components.” Rapierstar, whose collective technical expertise in fastener design, manufacture and application totals more than 100 years, has provided West Port with detailed guidance on which fasteners to use throughout the door-set’s construction in order to achieve the 30 and 60 minute fire ratings. W orms, May 22, 2019 – Matt surfaces are in vogue, and not just in interior design or the automotive sector. There is also widespread demand around the house for surfaces that are pleasant to the touch - the attractive, the more fashionable. With its new finish for exterior films, RENOLIT is now raising the bar for window profiles, door panels and facades. The surface specialists from Worms have combined the deep, dynamic wood texture VLF with a transparent PVDF layer, creating an extremely natural look. "This texture is practically indistinguishable from real wood, neither visually nor in terms of touch," says Product Manager Franz Josef Weber. RENOLIT EXOFOL PFX Super-Matt is the name of the new film which is based on the unplasticised PVC film RENOLIT EXOFOL PX and combined with the PVDF top coat already well known from the premium product RENOLIT EXOFOL FX. This fluoric plastic behaves similarly to a Teflon coating on frying pans. It improves surface protection and increases the film's resistance to dirt and chemicals, and even graffiti can be easily removed. "Its low surface tension makes the film dirt-repellent and easy to clean. Even on this very smooth surface, dust and dirt particles will not stick to the film," says business unit manager Stefan Friedrich, describing the low maintenance of the new development. Water, soap or detergent as well as a soft brush or sponge are sufficient for cleaning.

SURFACE EMPHASIZES WOOD CHARACTER RENOLIT EXOFOL PFX Super-Matt launches with four oak decors in different colours: Honey Oak, Ginger Oak, Pepper Oak and Weissbach Eiche, whose authentic designs are particularly well suited to the strikingly different woodgrain surface finish. With a subtle sheen emanating from the emboss valleys, the surface resembles a natural, matt finished oak. As with all RENOLIT EXOFOL films, Solar Shield Technology (SST) is an integral part of the construction. A tiny gardener’s cottage, nestled in picturesque Aberdeenshire, has been transformed into a five-star holiday hideaway using bespoke aluminium glazing from Sidey. The self-catering property, called The Invergarry, lies in the charming village of Aboyne and has been tastefully converted and extended for visiting tourists. The one-bedroomed holiday home in Scotland comes complete with sauna and private hot tub - hidden within a mature landscaped garden – and has been perfectly designed for couples desperate to escape their busy lives and relax in gorgeous surroundings. Sidey was selected to supply aluminium windows and doors for the refurbishment project. Grey aluminium fixed casement tilt and turn windows, with low-E toughened glass to offer high weather resistance to the cold, were manufactured and supplied by Sidey. At the back of the property, an aluminium residential door, with a matching coloured sash in grey, was delivered to site. And finally, an aluminium open-out bifold door was manufactured for the property’s lounge area, to integrate the luxury feel of the interior with the newly-installed granite patio and bespoke al- fresco dining area. Ron Shanks and his wife, Sheila Fraser, of Ron Shanks Development Projects Limited, bought the gardener’s cottage three years ago and spent the next few months transforming it into a five-star self-catering cottage for holidaymakers. The pair worked together to source locally- manufactured products for their unique property, which they believe was built in 1908. After the sale was complete, the couple agreed to extend the property and to complement the original design, creating a luxury living area which opens out onto the garden.

Sheila Fraser, director at Ron Shanks Development Projects Limited, said working with Sidey had been “efficient” and “straight-forward”. She says: “When we bought the property, which was a small gardener’s cottage in Aboyne, we knew straight away that we wanted to extend it. “Our plan was to create a five-star self-catering holiday home which was beautifully furnished and finished to an extremely high standard. “My business partner, Ron, visited Sidey to talk to the team about what we needed at the property and he was really impressed to discover that the waiting time for local trade customers was not that long. From ordering the products to having them delivered, I think we waited about six weeks. “As well as aluminium casement tilt and turn windows, we also ordered an aluminium door and aluminium open-out bifold doors, in grey, for the exterior of the property. “Ron came back to the office feeling pleased with what Sidey had quoted and this information gave us the green light to start working on the extension project. “We were very keen to create a little piece of luxury and I think Sidey helped us to do this. The one-bedroom hideaway is really perfect, and it is proving to be a real hit with couples who want to escape from it all for a few days.” Since The Invergarry launched as a luxury holiday home for visitors to Scotland, dozens of couples have enjoyed the facilities in the last two years. The private hideaway has become one of the go-to places in the Scottish Highlands.

SCOTLAND’S CUBE GLASS ADDS SPARKLE TO EDINBURGH’S NEW MOXY HOTEL WITH GLASS CURTAIN WALLING PROJECT

I nnovative and rapidly expanding Scottish glass and aluminium specialist Cube Glass has made its first inroads into the lucrative leisure and hospitality sector with a project for one of the market’s brightest new chains. The Cumbernauld-based manufacturer and installer was selected to provide more than 150 sq metres of glass curtain walling at the new Moxy Hotel at Edinburgh Airport delivered by Clark Contracts, which opened its doors earlier this year. Cube Glass created a vista of glass in the reception area and downstairs bar of the millennial focused brand, which is part of the global Marriott hotel giant.

The 230-bed hotel is a boutique concept for the next-Gen traveller, providing fresh and stylish design, tech-enabled accommodation and approachable service at an attractive price point. The new Edinburgh Moxy has a book-themed interior in a nod to Edinburgh’s status as a Unesco City of Literature. Cube Glass project manager Trevor Clark, who oversaw the Moxy work, said: “This was a very high-profile exercise in a hotel which has attracted a lot of attention in the Edinburgh area. “The floor-to-ceiling SF52 curtain wall units, which we sourced from Senior Architectural Systems, create a light and airy space which complements Moxy’s spirited and fun guest experience.”

The deal is the latest in a number of contracts won by Cube Glass all over the UK, totalling more than half a million pounds, which have helped put the business on track for another record year of sales and profits. Gary Thorn, Cube Glass founder and Managing Director, said: "Moxy is a very high-profile brand and an excellent entry for us into the hotel and leisure arena. With our package complete on time and on budget, I expect it will lead to more, similarly prestigious, contracts.”

Cube Glass, based within Cumbernauld’s Lenziemill Industrial Estate, focuses on curtain walling, doors, windows,glass roofing systems and shop fronts as well as bullet, bomb and blast resistant glass. With record sales this year of around £2.75 million, it has 14 highly qualified employees. Around 80% of the company’s sales are made to major companies such as Hilton Hotels, the Ministry of Defence, Arnold Clark, and Clark Contracts.

HOW MUCH SHOULD WE FEAR BREXIT?

T he political scene at the moment can hardly appear inspiring on any front, irrespective of preferred sides. As we hurtle down a very uncertain path towards October 31st, there can be few who haven’t considered the impact that Brexit will have on their business. For all sized business owners looking at gaining increased funding to diversify or further grow a company, it must look nothing short of exasperating when trying to strategise a way forward. Growth and new direction must make SMEs so frustrated as the uncertainty continues to leave people fearful about their futures. With the Bank of England now expecting economic growth to be flat, how is anyone expected to financially plan for their business? Moving through uncharted economic waters continues to create alarm despite the UK economy returning to growth in May. According to the office for National Statistics there were positive results after a disappointing decline in April this year. Hopefully June’s figures will continue to be buoyant and figures won’t start to shrink again. The last thing we need is to look at any major slowdowns in any industry, yet still it has to remain at the back of everyone’s minds. Coping with the potential disruption caused by October’s Brexit will be almost impossible to avoid - we can only react to situations as they occur so preparing for possible future problems is at best exceptionally difficult.

Until an agreement one way or another has been reached investment in the UK will no doubt continue to be affected. Once Brexit has happened let’s at least hope that the way forward can be clearer so that there can be confidence in investment. As we have already seen on the stock markets GBP could have a volatile journey which may make its value fall considerably. On the back of this, once Brexit has happened, the UK could have a much cooler relationship with the EU so there is talk of a short term recession. Hopefully business confidence and investment will bounce back even if existing supply chains are disrupted. Tariffs, regulation costs and import/export controls will affect guaranteed delivery dates which must be absorbed into any business that must cater to the needs and demands of the customer/end user chain. Many larger companies are already stock-piling to prepare for a No Deal. It is a frightening prospect for many companies with tight connections to EU countries. Yet despite all this, for SMEs funding for growth may be something to consider. Given the right support and business advice, smaller companies are considered by many economists as those that will be able to adjust more easily to the changes we are all about to face. It is hoped that Brexit can create opportunity for those businesses that can adapt quickly. Irrespective of your stance on Brexit, it is clear that a lot of hope is being placed on the success of smaller businesses, with many considering them vital to the future growth of the UK.

IN AN IDEAL WORLD

Simple things for many become very difficult, for many and it shouldn’t and needn’t be that way. Of course it is lovely to have things look pretty, symmetrical, bright colours, unusual contrasts, different text styles but unfortunately pretty or quirky does not necessarily equal practical. This goes for most things. I’ve experienced quirky staircases with quirky carpets that made me more dizzy than normal, I’ve experienced unbearable lighting glistening and blinding on a hallway full of mirrors. I’m sure pretty to many but blinding and totally disorienting for many. I often work in large cities and whilst I understand older buildings have been in place for a long time, it is harder to make these more accessible, however for more modern buildings accessibility and usability should have been very high on the list of design. That said, in many of the cities I have visited or worked in, glass seems to be the big thing. Glass is reflective, transparent or mirrored it often has handles, or even no handles that are next to impossible to navigate. Often glass that is reflective, it often isn’t tinted or sometimes there will have stickers to indicate a glass wall. I have also been stood in a lift wondering why it wasn’t moving to discover the glass doors hadn’t closed. These buildings often have little soft furnishings, therefore acoustically challenging for anybody particularly for people with hearing impairment/ deaf people. With regards to dining out or staying away for the night lighting can be a central issue for many including myself. Not only can it be disorientating to physically see and to navigate to and from the toilet but also having obstacles when eating food off a plate. To ask for help from staff in these conditions can be a challenge when unable to see faces the result of “romantic lighting.” Going to the toilet when the lighting is sketchy can not only be tricky but when the lighting changes

from one room to a hall way to another room can trigger dizziness or for some vertigo which is quite disorientating. I personally blow out any candles that are set on my table when I sit which can be awkward however it reduces pain for my sensitive eyes. Stairs, steps escalators and lifts - all such inconsistent features from building to building - new and old buildings. As a Guidedog owner we would always steer towards stairs as not all Guidedogs are trained on escalators. One commonly used command “find the step,” enables the dog to put two paws up to notify the owner there is a step ahead. This is great when it works however when steps are designed in an unlikely format ie) trying to look trendy - I feel it even confuses a working dog. A lot of steps at stations you find either tactile dots or yellow strips to indicate the structure of the steps - and where they start and end. This can be useful however incredibly inconsistent and often not well kept. Fancy carpets together with dim lighting is challenging when struggling with little or no depth conception! You might have noticed older people tend to shuffle when they are uncertain. I’ve often heard tutting when I’m taking my time because I’m unsure, it’s exactly the same for the elderly and whilst you might not know anybody like myself everybody will know an older person who’s a touch slower than they used to be. Could I respectfully ask we all consider each other and apply patience and whilst doing so think inclusive. IF YOU’D LIKE TO MAKE A DONATION

3D PRINTED BUILDINGS - A NEW REALITY FOR THE CONSTRUCTION SECTOR?

The landscape surrounding the project has been pivotal to its development with the designs created as ‘images in a sculpture garden’. Altogether five homes will have been built as the world’s first commercial housing project made using a 3D-concrete printing system. Comfort, design and energy-efficient sustainability have been a focal point of the whole development. Considered a construction benchmark, Project Milestone combines technology, building expertise and aesthetics that will need to last for decades as occupied homes. Although some new buildings will be able to be printed on site, it will probably be more viable for components of this type of property to be mass produced at a facility before being transported and then assembled on site. Although in its infancy, 3D printed buildings are here and this could just be the next generation of construction that resolves not only the housing shortage but also could go some way towards providing a solution to the skills shortage issues we currently see today.

It is perhaps inevitable with fewer man powered jobs needed for this type of project. The simplicity and speed of producing these types of houses in hours and days rather than weeks or months will inevitably have an impact and could prove an attractive alternative for that first time buyer market. Building sized printers inject layers of cement into a specified digital framework that will create both interior and exterior walls. The cement is combined with additives to ensure that the setting process can take place very quickly. In a recent article, Richard Sansom from JLL commented that “Construction hasn’t evolved for decades. As the technology and infrastructure for 3D printing develops, homogeneity won’t be a requirement and 3D printing will provide far more architectural flexibility as well as precision,” As this type of structure begins to be adopted in more mainstream developments all styles and shapes will become possible - the new construction world is potentially limitless.

M any of us marvel at the new technologies as they evolve and perhaps one of the most intriguing areas of recent development is 3D printing. This is now a serious business concern to evaluate across many sectors and it is beginning to make its mark in construction. As companies look to lead the way in design and engineering to provide fast solutions to housing crises across the globe, 3D printing is being considered as a viable alternative. With affordable housing shortages prevalent throughout the UK there are possibilities that, here too, this type of technology will soon be able to fill a housing gap. With building land at a premium, there are many issues that need to be addressed when it comes to the housing crisis and first time buyers getting onto the property ladder.

Already there are homes being developed that are using this new type of technology. Recently a 1000 sq.ft. home was constructed in Nantes, France using 3D printing technology. It was printed in just 54 hours and has been used a an initial model for social housing. Eindhoven, in The Netherlands has the first global development of 3D printed homes. Van Wijnen, a Dutch construction company, has worked closely with with Eindhoven University of Technology, on ‘Project Milestone’. As a construction project it is ambitious with sustainability and design given high priorities. It is not connected to the natural grid and being situated in the Meerbos Park alongside the Beatrix Canal it has been designed to blend with all the natural surroundings.

Examining climate change and reduced carbon emissions in relation to buildings is continuing to dominate. Modern apartments where energy efficiency and a reduced carbon footprint must be key considerations, in this new era of evolving high rise buildings. Providing high performance materials and aesthetic choice are just two of the key elements that should be brought together to create successful urban regeneration projects in the UK. Everyone discusses performance and margins but varying styles and design disciplines are also important to understand.
