INTRODUCTION

Thank you for your interest in this unique Asset Manager opportunity. Old Park Lane Management Limited (OPLML) is the Asset Manager for a portfolio of commercial investment and development properties, principally in London, that are owned by a Private Family.

OPLML is seeking an Asset and Property Manager whose principal responsibility will be for the future management of their highly anticipated 20 Ropemaker development in The City. They will also be responsible for managing a number of the single let properties within the portfolio.

The team at OPLML comprises the CEO - Tim Sketchley, Head of Project Management - Stuart Bodman, the Chief Financial Officer -

Ray Boswell and the Head of Asset Management - Imdad Kirefu.

In addition, is Frank Hynes who is currently undertaking this role but is retiring in 2021.

THE TEAM

THE PORTFOLIO

OPLML is the asset manager for a portfolio of investment properties located in the UK. The portfolio comprises the Head Office at 17 Old Park Lane and office investments in Millbank, Hanover Square, the Strand, Bream’s Buildings and Cursitor Street in Mid-Town, Crown Place in the City and a retail investment in Buchanan Street, Glasgow.

In addition, OPLML has recently completed a major redevelopment of the west side of Leicester Square. The Project, known as LSQ, comprises approximately 180,000 ft² of retail and office space with high profile tenants including LEGO, McDonald’s, All Bar One, NFL, Impax Asset Management and The Hearst Group of Companies.

ROPEMAKER

The development of 20 Ropemaker EC2 is due for completion by mid- 2023 and will comprise approximately 425,000 ft² net of office and retail space. 300,000 ft² approximately of this development has been pre-let to Linklaters LLP as their new global headquarters, commencing in April 2024.

Make Architects have designed 20 Ropemaker, one of the most high- profile new office developments in London, to offer the very best office accommodation in a prime City location. The BREEAM “Outstanding” office space is set over 27 floors with 5 roof terraces. 20 Ropemaker is set to subtly change the office landscape of The City of London.

OPLML ASSET MANAGER

The appointed Asset Manager will report to the CEO of OPLML and plays a key role in strategic financial and business matters relating to the Asset Management of the single let assets whilst also having the overarching responsibility for the “design for management” mobilisation and future management of the Ropemaker Project. selection and final agreements with the external property service providers, who will provide the day-to-day Property Management of 20 Ropemaker. There will be day-to-day responsibility for financial control and budgeting, as well as property and compliance issues on all assets managed by Old Park Lane Management Services Ltd. He or she will be integral in the formulation of the brief and the

KEY SELECTION CRITERIA

DETAILED BELOW ARE THE FIVE KEY ATTRIBUTES AND SKILLS THAT THE SUCCESSFUL CANDIDATE MUST POSSESS.

ASSET MANAGEMENT ¢ Experience of devising and delivering asset management strategies across a range of assets ideally in the office or mixed-use sector and managing an asset through the development lifecycle. ¢ A clear understanding of the key deliverables relating to asset performance and how best to achieve outstanding value for the client. ¢ Be an open and approachable point of contact for all issues relating to the assets being managed, and able to offer advice and solutions to the CEO and occupiers, with regular reporting. ¢ Participation in Quarterly Board Meetings, weekly Management Committee meetings and ensuring up to date Asset Management information is maintained. MOBILISATION & DESIGN FOR MANAGEMENT ¢ Experience in leading in the “design for management” phases and monitoring construction from an asset/property management perspective. ¢ Previous experience of developing a brief, advising on the selection of companies, advising on the final selection and to monitor and guide the contractual documentation for the service providers. ¢ Can demonstrate working with the principal point of contacts throughout the development phase including working closely with the incoming occupiers’ team to realise their vision for the development.

FINANCIAL AND COMMERCIAL ACUMEN ¢ Financial Governance of the in-house Management Services (Old Park Lane Management Services Limited) and oversight of all relevant insurance matters. ¢ Experience in working with offshore companies would be preferable but not absolutely required. ¢ Consistently ensuring the very highest level of customer service is provided to occupiers, with regular communication and reporting. ¢ Track record of working with organisations to enhance their group values, and credibility with customers and service providers. ¢ Experience of selecting, managing, and improving third-party service providers. ¢ Experience of significant service charge budgeting and management. ¢ Previous experience of managing high-level reviews of compliance and other statutory matters. PROPERTY MANAGEMENT ¢ A demonstrable track record in managing both single and multi- let assets to the very highest standards, dealing with exceptionally high-profile occupiers. PERSONALITY/ CULTURAL FIT ¢ An unquestioned personal and business integrity and professional stature which will command respect and credibility inside and outside the company. ¢ Good communication skills and intellectual capability with analytical skills and a resourceful approach to problem solving. ¢ A team player whose personal ambition should be aligned with the culture and value of the company. ¢ Energetic and enthusiastic, decisive, and communicative. TO BE CONSIDERED FOR THIS ROLE YOU MUST HAVE: ¢ 15 years of senior leadership experience preferably within the property-owning sector ¢ A RICS qualification/surveyor background ¢ University degree or equivalent educational/professional qualifications. ¢ Other relevant experience
