The highlights of our 2019 auctions

FEBRUARY £7.4m was raised with an 88% success rate 2 prime student HMOs were sold to the same buyer for £1.8m! APRIL £3.7m was raised with an 86% success rate Despite this lower total a tired family house Cotham was viewed by over 100 parties and the sale price was nearly £150,000 over the guide price! JUNE £2.4m was raised with an 82% success rate Very interestingly, a building plot in Horfield with an anticipated GDV of £425,000 was sold for £181,000 approaching half its finished value! JULY £4.3m was raised with an 82% success rate A student investment in Kingsdown was sold prior to auction for approaching £200,000 more than it’s guide of £800,000. SEPTEMBER £7.6 was raised with an 81% success rate This Georgian house was sold for the same price it had achieved two years to the day in 2017. NOVEMBER £7.7 was raised with an 88% success rate Ending the year with a lot in Redland achieving our second highest sale room price – £1.775m

What a year!

2019

will go down in the annals of Hollis Morgan’s Auction history as one of the most unpredictable, challenging, rewarding and exciting years since we established our firm in 2010.

The reasons were obvious, Europe and the extremes of moving from a minority government to one with the largest majority for decades all reflected in the mood of the property market throughout the year.

Despite all this our finely tuned auction team were able to swiftly re-act to these oscillating conditions and we maintained our high sales success rate of well over the national average. We were privileged to receive some really interesting instructions from Lavatories in Bedminster, an abattoir in Nailsea to a abandoned Georgian Gem in Gloucester and everything in between with the usual plethora of houses, blocks of flats, building plots,commercial property, HMO’s, prime investments to ‘top of the range’ family homes. A common theme for the year was the lack of instructions as, not surprisingly, diffident vendors tried to predict the future. Outlined below are examples from each auction which reflect the above observations moving from a good start to a static Spring and Summer with a new optimism manifesting itself as the year ended. In conclusion, the success rate and prices achieved over the guide price remained consistent and in some cases – spectacular. Looking ahead vendors should now feel confident to sell and we anticipate great prices being achieved under the hammer in 2020.

When questioned about what the market was doing during this period, it was impossible to give a general answer as everything moved at different speeds. Some areas of the market were completely dead, others static whilst, in many cases, for prime in 2010 we have sold the most £££'s of land and property by Public Auction in than all the other Bristol and North Somerset – EVERY YEAR! – and now with over £300m of auction sales since 2010! Our Charity of the year for 2020 is… All Aboard Watersports – They strive to make it possible for everyone in our community to join in a range of watersports and water related activities in the beautiful and historic Bristol City Docks. This includes people with physical, emotional or cognitive disabilities or those who would otherwise, for whatever reason, feel that there were barriers to their participation. www.allaboardwatersports.co.uk

“The Hollis Morgan Charity of the year was The Bear Wood Project at The Wild Place for Bristol Zoo. This project achieved international acclaim for creating a huge natural habitat for the bears and raised walkways for the public to enjoy them in a relaxed way. It was a huge privilege to support the zoo in this fabulous conservation project and to learn more 2019 Andrew Morgan MBE reports on a memorable year of raising substantial funds for many Bristol Charities… The Hollis Morgan charitable year…

As usual, our annual ‘Opera Picnic’ held in the church and gardens of All Saints gave us a good opportunity to entertain our families, clients and friends and the Zoo Team were able to rise nearly £8,000 from the collection on that occasion as guests enjoyed the hot weather, delicious supper and singing all accompanied by the liberal pouring of Fizz!! Later in the year our Charity Auction at their glittering Christmas Gala raised a similar amount. One of the heart-warming Lots bid for on that evening was the opportunity to be a Zoo sponsor which enables many underprivileged people to visit the zoo – the bidding for this lot reached an amazingly generous £4,000. One of the highlights of the year was a memorable evening at a Gala Dinner to

celebrate CIMA’S 100th Anniversary held under the wings of the last Concord to fly into Bristol I had the honour of sitting next to the pilot of that flight, Captain Les Brodie who was able to tell me of all the famous characters he had met over his distinguished career, from The Princess of Wales to Joan Collins and many, many others. The Secret Postcard Auction at the RWA in the Spring provides the audience with a unique evening in which to test their artistic knowledge when famous artists and local artists work comes anonymously under the hammer. This always seems to take place on a very hot evening and proves the need for the improvement of the building and the installation of air conditioning! “It is such a privilege to be involved in this event as Bristol is so fortunate to have such an institution in the heart of the city and it is an evening of frenetic fun” says Andrew. Another annual fixture is the Ladies Long Table Lunch at Penny Brohn when I am invited, as the only man, into the glamourous flower decked marquee at their headquarters at Pill for their traditional lunch. The Ladies are always extremely generous and one lucky bidder ended up with a holiday in the West Indies. Attending between twelve and twenty charity auctions a year and I am always greatly impressed with the dedicated effort so many people make in order to make these charitable events successful and by the generosity of the people who attend them ”.
