Hi Neighbors,
I hope 2022 is bringing you good health, prosperity, and fun times.
After a booming 2021 we are seeing a change in the marketplace and in the second quarter of 2022 we entered a more balanced real estate market. It could be an opportunity for those that have been wanting to buy a condo for a while and were previously priced out.
There are signs of a slowdown kicked off by macroeconomic trends like financial market volatility and higher interest rates. Inventory levels are now higher than last year, and the current unsold condo inventory index is 3.1 months. As of May 2022, condo sales declined by 13.2% year over year. We are seeing higher levels of inventory than in the surrounding suburbs. You can expect more condo listings in the second half of 2022. Prices are still 20% above the level in March 2020, when Covid-19 lockdowns began. The current median price for a condo in San Francisco County is $1,225,000, which is just a slight decrease of 0.3% from last year. Now is still a good time to sell.
