Where can you go when your shipping needs don’t fit into the rigid boxes of the traditional shipping companies? The 64 nationwide Craters & Freighters locations provide custom packaging, pickup, delivery, insurance and shipping of just about anything for anyone. Some locations also provide HAZMAT-certified shipping services.
Founder and CEO Diane Gibson opened Craters & Freighters of Denver in 1990 as a pilot to test the market and the unique niche for such services. The business did well, and in September 1991, she opened the Craters & Freighters Franchise Co. and began franchising the business model. Craters & Freighters Franchise Co. provides continual national marketing campaigns, training, regional meetings and annual conventions, insurance mitigation, packag- ing engineering, and operation support for its franchisees. “We’ve built that reputation,”
said Becke Robinson, vice president of accounting and administration. “We have system standards — a certain way to pack- age the customer’s items, build crates and boxes, customer service, daily operations, as well as every aspect of their franchise.” Craters & Freighters Franchise Co. is in its second lease with MIE Properties and is looking to renew again. “We really appre- ciate MIE, the way they take care of the property, landscaping and security, and working with their management team is a pleasure,” Robinson stated.
Besides benefiting Craters & Freighters Franchise Co.’s staff, the business’s Golden, Colorado, business location also benefits franchise trainees. They can dine out and shop, spend time hiking and biking in the mountains, or visit Buffalo Bill’s gravesite during downtime. “There’s a lot to do when franchisees come out here,” Robinson said. “Being out here two weeks is a long time to be away from their home state, but it’s good for them because of the training and support they receive. Once they’re done with training for the day or week — going back to school, so to speak— it’s a great opportunity for them to do things at night and during the weekend.” Gibson saw a unique opportunity when she opened the first Craters & Freight- ers location. That concept of a one-stop location providing custom packaging, insurance and shipping is now entering its 25th year and going strong.

Ensure Productivity
Smart companies recognize that good employees are the lifeblood of their business. Without good employees, the phones don’t get answered, sales don’t get made, projects don’t get completed and products don’t get sent out to clients. So businesses should have a vested interest in keeping their employees healthy and productive in the workplace.
Enter Ensure Productivity, which works with employers to pro- vide corporate wellness programs, including consulting, training, treatment and education. Tim Shaeffer, the company’s director of operations, said Ensure Productivity’s programs lower the chances of employee injuries and improve their overall health and are customized to the specific needs of each client. “For example, a plan for an office where employees are sedentary and typing for eight hours a day is going to be different than one for a manufacturing environment,” Shaeffer noted. A major factor that sets Ensure Productivity apart is the exper- tise it brings to the table. “Most other wellness programs aren’t made up of licensed health professionals,” Shaeffer explained. “We bring in physical therapists, dietitians, mental-health profes- sionals and more to get to the root causes of injury and illnesses. These people are the Justice League of health professionals, and we bring them together to provide the best of the best in custom programming.”
In addition to its all- star network of health professionals, Ensure Productivity’s team has worked with an elite array of clients, includ- ing Olympic athletes, the Baltimore Orioles, the Baltimore Ravens, Gen- eral Motors and more.
Ensure Productivity has been a St. John Properties client for about three years. “Because we offer programming here in our offices as well as on-site for our client businesses, we needed office space that could include a gym and a kitchen,” Shaeffer said.
“St. John Properties definitely gives you a lot of options with their properties. It takes the thinking out of the property- management aspect of the business.”
—Tim Shaeffer, director of operations, Ensure Productivity
The accessible location in Annapolis Technology Park is also close to many current and potential clients, Shaeffer noted. “St. John Properties definitely gives you a lot of options with their properties,” he said. “It takes the thinking out of the property- management aspect of the business. If we call them, they’re here right away. Everything takes care of itself so you can continue to do what you do best.”

In a way, windows are often an “invisible” building feature. Most people ignore the frames and panes and instead focus on the sunny skies or driving rain on the other side. To the team at Hodges Windows & Doors, windows are the focus and have been driving the business for over 100 years.
In 1907, Albert B. Hodges Sr. started the company, specializing in weather stripping in windows, explained Mark Russow, president of Hodges Windows & Doors. The company evolved through the years, doing more insulation work in the 1930s and then expand- ing into storm window work in the 1950s and 1960s. In the 1970s, replacement windows “came on strong,” according to Russow, and Hodges concentrated on that. Though the company works with some new construction, replacement windows and doors are Hodges’ specialty today. Hodges primarily serves residential clients in northern Virginia, Maryland, and Washington, D.C. One of Hodges’ most notable proj- ects is perhaps the most famous residence in the country — the White House. Hodges has installed glass in the White House bakery and storm windows in the private and guest residences. Hodges has also done installation for other high-profile government lead- ers in the Washington area. Hodges’ commitment to service is demonstrated by its 2012 Angie’s List Super Service Award and by its dedicated and expe- rienced employees. “Everybody has to start in the field so they can understand the business,” said Russow, who began his career at Hodges as an installer. “When you come to work here, you are pretty much a lifer,” he added. “I’ve been here 35 years, and some of the installers have been here longer than me.” Less than a year ago, Hodges moved to St. John Properties’ Ash- burn Technology Park in Ashburn, Virginia. “It’s a beautiful building in a very nice spot, and we knew we wanted to be in that general area,” Russow said. “St. John has a very good reputation in the industry, and it was highly recommended to us by the broker that we used to find the place,” he added. “It was just the right feel for what we were looking for.”

Southern Craft Brewing Co.
Some of the most successful businesses have started at home: Apple, Microsoft and Google. The American dream is alive in entrepreneurs and people who can translate a small idea into something greater. While that dream has yet to be realized for Joseph Picou, co-founder of the Southern Craft Brewing Co., he feels he is certainly on his way.
Picou and his co-founder experimented with homebrews for many years before making the decision to sell their products. “We were making brews as a hobby, and we would submit them and win awards,” Picou said. “The American Homebrewers Association has a competition every year, and one of our beers won second in its category, so that was the inspiration to go commercial.” While its first beer has yet to be sold, the Southern Craft Brewing Co. has been making plans to invade the Louisiana
craft-beer scene. Starting with a brewery and taproom, customers will be able to sample and tour the new brewery, as well as buy growlers of beer to take home, Picou explained. “The majority of our production will be in kegs for local taverns and restaurants. We’re a local brewery, so we want to align with the local customers, so we plan to have our product in local retailers,” he said.
but also what the brewery might require in years to come. “We need flexibility with the ability for tenant improvement. We wanted the location to be easily accessible to our clients and in a place they’ll want to come to try our products,” he said. Partnering with St. John Properties meets those needs and creates possibilities for the future of the brewery, he explained. “ We need flexibility with the ability for tenant improvement. We wanted the location to be easily accessible to our clients and in a place they’ll want to come to try our products.”
In order to find the right location, Picou had to consider not only current needs
— Joseph Picou, co-founder, Southern Craft Brewing Co.
Rather than trying to conquer the beer world, Southern Craft stands out because of its roots, its products and its focus on the local market. Picou said that future expansion is a consideration, but for now, Louisiana natives can watch for Southern Craft in their favorite local establishments.

The Mallow Bar
Nikki Lewis has always had a sweet tooth. “My love of crispy treats was more of an obsession,” she said. “I made them for every birthday, holiday, picnic, etc. I made them so much that when I told friends I was starting a crispy-treat business, no one was shocked.”
That business is The Mallow Bar, which Lewis founded in 2009. The Mallow Bar serves Mallow Crunchies — gourmet crispy rice cereal treats that take the family dessert kids have made with their moms and grandmas for years up to a whole new level. “Our products stand out in our market because we make our marshmallow from scratch. We use a kosher gelatin, and we use high-end toppings and mix-ins,” explained Lewis, who is president of The Mallow Bar. “Ours is a nostalgic treat that has been revamped to appeal to both kids and adults alike.” Having started out in a 1,000-square-foot space, The Mallow Bar needed more room in order for the business to prosper. In 2014, Lewis found that space with St. John Properties. “I absolutely love our St. John location,” she shared. “It is perfectly built for our cur- rent needs. I see us growing into the location, because we now have the space we need for production, for packaging, a lift gate for deliveries, etc. … I see us growing and then outgrowing the space but moving into another St. John property. “I’ve seen many businesses in the area do this and see my business joining those ranks. St. John’s concern for tenants makes me want to have a long-term relationship with them.” Lewis extended a warm invitation for all St. John Properties tenants to come enjoy some Mallow Crunchies at The Mallow Bar, and she noted that her company’s website includes an online shop. “Not only do we offer our gourmet crispy treats and marshmallow daily in our retail front, but we also offer lunch to all the area busi- nesses!” she said, adding that the Corporate Crunchers Club allows businesses to enjoy a box of signature snacks and club exclusives delivered to their offices. “It’s a great treat that your team will look forward to.”

Tuxedo House
Every now and then, there are occasions when a T-shirt and jeans, or even a business suit, just won’t cut it. For weddings, proms and other formal events, the classic tuxedo is the way to go. And when nothing but the best will do, Maryland men know it’s time to go to Tuxedo House — the state’s largest and oldest supplier of formalwear.
Tuxedo House was founded in 1910 by the Kamner family. In 1975, the Furman family bought into the business and has operated it ever since, according to Scott Furman, Tuxedo House’s president and the second generation of the Furman clan in the business. “We have more than 10,000 tuxedos and accessories, as well as career apparel for restaurants, hotels and off-premises caterers,” Furman said. Tuxedo House is the official formalwear provider for several prominent area organizations, including the Baltimore Ravens, the Baltimore Blast, the Ed Block Courage Award Founda- tion and more. Despite its small staff size — four to six in the off-season and eight to 12 during peak rushes — Tuxedo House is a powerhouse in the local formalwear marketplace. “We’re small but mighty,” Furman laughed. “We’re putting out product that the corporate stores can’t hold a candle to by far, and we’re $50 to $75 less than the mall and chain stores with the added advantage of better-quality service. Nobody else even comes close.” The Timonium Business Center has been home to Tuxedo House since 1981. “This location has been fantastic for us,” Furman declared. “We’ve got easy access from York Road or from I-83 and the Beltway. Our location is so convenient for our customers, and they can’t get over how the place looks.” Furman and his father, Frederick Furman, who is now retired from the business, both have an “outstanding relationship” with St. John Properties. “They’re very humble and excellent people to deal with,” Furman said. “We call for service, and they’re there. We have a question, and they’re there. We have people come in our store all the time looking for commercial space, and we always refer them to St. John Properties. They’re carrying on a great tradition.”
