About Us We’re Student Roost. An owner and operator of purpose-built student accommodation across the UK and Ireland.

Job Description

Key Accountabilities Maintenance

• You will be responsible for the completion of all planned preventative maintenance and lifecycle related tasks in line with required stand-ards, always ensuring safe, compliant, and efficient buildings. • Identifying and ensuring the rectification of a wide range of faults, defects, both domestic and commercial. • Manage our maintenance contractors to plan and deliver remedial works. • Ensuring the properties Asset Register is complete and assets are in-spected and maintained in accordance with the PPM programme. • Undertake trend analysis on reactive repairs across the region and where appropriate produce reports highlighting issues and proposing solutions. • Produce detailed accurate and on time Monthly summary reports of Contractor performance and compliance. Contractors and Suppliers • Ensure all works are delivered on time and in line with the SLAS. • Review customer and property feedback regularly and introduce continuous improvement plans. • Ensure Quoted works are registered and actioned in good time within budget allocations and work closely Estates Contract Manager to ensure delivery. • Produce audit Invoices reports to ensure contactors are involving in accordance with contract rates, reasonable hours and correct times have been stated. • Ensure appropriate plans and resources are in place in the event of a major failure or incident.

Health and Safety Policy • Practice an unrelenting approach to safety and welfare by adherence to all safety policies and processes in our organisation. • Report on and control of all Outsourced PPM and Statutory Testing contracts related to Gas Safety, M&E services, Lifts and Fire Systems. • Manage and maintain risk assessments, method statements and permits to work procedures for the maintenance works in line with company procedures. • Ensure asbestos containing materials are managed in a manner compliant to legislation, Student Roost policies and SLA requirements. • Act as named responsible person in several H&S polices related to building services. Customers • Champion always, the Customer Service to our students. • Working with all parts of Estates team to ensure that all Planned and reactive People • Make sure that all relevant colleagues are up to date on any PPM activities. • Communicate effectively with Student roost staff at all levels. • Ensure caretaking staff are suitably trained duties required and that training is regularly refreshed. It is expected that you would arrange toolbox talks for the site teams. Finance • Reporting on all expenditure for all health and safety, compliance, reactive and planned maintenance activities at a site, region and national level. maintenance is carried out in a timely customer focused manner. • Manage Contractors reports on customer focused SLA and KPI’s. • Ensure we get Value for money.

Person Specification

What You’ve Done Before • Recent maintenance or building services management experience at a senior level within a large, ideally within a residential environment. • Experience of operating a service to standards and timescales above normal industry standards. • Experience of managing sub-contractors to deliver services to a high standard. • A recognised professional technical qualification. What You’re Good At/ Known For • Be used to working across multiple sites with the ability to manage a variety of work programmes. • Building and sustaining high-quality relationships with contractors, suppliers, customers, clients and colleagues. • Inclusive of others, non-judgmental, fair. • Presence and credibility to work with a wide range of groups and individuals.

About You

WHAT WILL IT TAKE?

Mental Effort • This is a role of competing priorities and as a seasonal operation, there are times of year when workloads may spike or unplanned incidents will take over. The role requires someone highly organised, but someone who is calm and pragmatic in their response to changes. • Despite solid planning, short-notice work may be required of you. • Unpredictable pattern of activity, no two days are the same and this role would be more suited to someone who can operate effectively in a highly varied environment.
