INTRODUCTION

Thank you for your interest in the Site Director post at Essentia.

Guy’s & St Thomas’ is one of the largest hospital trusts in the country, with around 17,000 staff, an annual turnover of more than £1.6 billion, and over 2.6 million patient contacts a year. Our hospitals have a long and proud history, dating back almost 900 years, and have been at the forefront of medical progress and innovation since they were founded. We continue to build on these traditions and have a reputation for clinical, teaching and research excellence. Essentia plays a crucial role on enabling the vast array of healthcare services provided by Guy’s and St Thomas’ NHS Foundation Trust and other partner organisations. Responsible for non-clinical healthcare services, Essentia designs, builds and maintains healthcare infrastructure vital to the smooth running of healthcare services, encompassing everything from construction projects and healthcare planning to facilities management, housekeeping, transport and security. We employ around 1,700 people, and our vision is to provide the best service possible within the resources available, to be the estates, facilities and capital management provider of choice in south London and beyond, and to develop innovative approaches to improve the health estate.

Site Director

The Site Director for the Community portfolio strategically directs all hard and soft facilities management (FM) services, and co-ordinates all capital projects across our diverse community portfolio which spans GP practices, health centres and community buildings across South London. The role provides strategic leadership across the portfolio and is a key member of the Essentia executive (senior leadership team). The role is highly autonomous, requiring interpretation of national policy and strategies, and involves the analysis, synthesis and regular communication of highly complex, sensitive and contentious information both within the Trust and with external stakeholder. The post-holder is accountable to the Trust for the direct delivery of many highly technical and professional services across all community services buildings with a budget of £15m per annum, with a staff team of c. 140. We are seeking an individual with a proven track record of leading best in class operational estates and facilities management services across large scale, complex, high-footfall estates portfolios. You with be an enthusiastic, inspiring and inclusive leader, with demonstrable experience of leading and motivating large scale teams from senior managers through to operational service delivery professionals. An aptitude and track record for driving continuous performance improvement of operational service delivery is also key. The role offers the opportunity to play a crucial role in leading high-quality services across one of the UK’s most complex healthcare portfolios, creating an environment that in turn will make a fantastic difference to so many.

About the Trust

Guy’s and St Thomas’ is among the UK’s busiest and most successful NHS foundation

trusts. We provide a full range of hospital and community services for people in Lambeth, Southwark and Lewisham, as well as specialist care for patients from further afield including cancer, renal, orthopaedic and cardiovascular services . Guy’s is home to the largest dental school in Europe and a £160 million Cancer Centre opened in 2016. As part of our commitment to provide care closer to home, in 2017 we also opened a cancer centre and a kidney treatment centre at Queen Mary’s Hospital in Sidcup. St Thomas’ has one of the largest critical care units in the UK and one of the busiest emergency departments in London. It is also home to Evelina London Children’s Hospital. Our adult community services teams deliver care at the heart of the local communities we serve, working in partnership with GPs, local authorities and other healthcare and voluntary sector organisations. In 2019 we combined adult community services with acute medicine and therapy services to create Integrated Care, a new strategic

business unit. Working with our partners in Lambeth and Southwark, we are focusing on new ways of working to improve care for local patients.

We have a reputation for clinical excellence and high quality teaching and research. We are part of King’s Health Partners, one of six accredited UK Academic Health Sciences Centres. In partnership with King’s College London we have dedicated clinical research facilities and a National Institute for Health Research (NIHR) Biomedical Research Centre.

Patients are at the heart of everything we do and we pride ourselves on ensuring the best possible patient experience as well as safe, high quality care. We are proud to have one of the lowest mortality rates in the NHS. Following a comprehensive Care Quality Commission (CQC) inspection in 2019 we maintained our overall rating of ‘good’. Our adult community services achieved a rating of ‘outstanding’.

The commitment of our 17,100 staff is key to our success. We are one of the largest local employers and we aim to develop and support all our staff so they are able to deliver high quality, safe and efficient care. The 2018 NHS staff survey results show that we have one of the most engaged and motivated workforces in the NHS. We know this has a positive impact on the care provided to our patients. LOOKING TO THE FUTURE PLANS

A c.£200m expansion of Evelina London Children’s Hospital, providing the full continuum of specialist care and delivering a comprehensive children’s hospital for London.

A partnership with Royal Brompton & Harefield NHS Foundation Trust that will transform specialist cardiovascular care for London and the UK.

The Trust will plan and deliver an estate that will be fit for purpose for decades to come, by designing “shell and core” buildings which can adapt quickly and easily to different uses, so that we can refit them every 10-15 years, depending on our needs. This is not a one-off exercise, but a sustained strategy of investment and growth that is financially sustainable over the long-term. Healthcare is rapidly changing. In the future the treatments and technologies available to patients may be radically different. We need buildings that are designed with a degree of flexibility and future-proofing. We aim to treble the amount of space across our estate from the current 381,000 sqm to 1.1M sqm by 2050. Space not required by the Trust and King’s Health Partners will be available to research institutions and life science industry partners, including startups and SMEs. Co-location of these uses is central to the development of our MedTech and Biomedical Clusters model.

Job Summary

This is a new role which will be key to achieving Essentia’s strategic ambitions. It strategically directs all hard and soft facilities management (FM) services, and co-ordinates all capital projects, for the site. The role provides strategic leadership across the site, is a key member of the Essentia executive (senior leadership team).The role will attend the Trust Operations Executive, Trust Operational Board and Trust Management Executive as required and in some cases, on a regular basis. The role is highly autonomous, requiring interpretation of national policy and strategies, and involves the analysis, synthesis and regular communication of highly complex, sensitive and contentious information both within the Trust and with external stakeholders, where there are significant barriers to acceptance. The post-holder is accountable to the Trust for the direct delivery of a large number of highly technical and professional services. These services are large, tightly regulated and impact directly on all clinical services.

THE ROLE

The Postholder: • Provides senior, strategic leadership to all Essentia services on site, including the teams responsible for the delivery of services to the Trust and other site based external partners and clients. Leads the engagement process with strategic stakeholders. • Leads the delivery of all hard and soft FM services, including line management responsibility and budgetary control for all aspects of hard and soft FM including lifecycle and backlog investment planning, with a particular focus on high quality customer services, the proactive introduction of cost and efficiency improvements, and procuring equipment and supplies. • Holds Trust-wide responsibility for all soft FM services on site which include catering, housekeeping, and other non-clinical services essential to the safe operation of acute and community healthcare services. The role holds prime responsibility for operating to relevant national and legal standards eg NHS Cleaning Standards, food hygiene regulations, COSHH and general health and safety. • Holds Trust-wide responsibility for all hard FM services which include engineering and building maintenance. The role holds prime responsibility for the 24/7 reactive service, the delivery of an annual Planned Preventive Maintenance plan with updates reflecting risks, management of backlog maintenance, management and control of contractors working on site (via Skyvisitor), and statutory compliance including permits, Construction (Design and Management) Regulations, and Safe Systems of Work. The role will act as the devolved responsible person with regard to compliance with the HTM’s and HBN’s for all aspects of engineering and infrastructure maintenance eg water, electricity, pressure vessels. • Has strategic responsibility for maintaining a compliant and safe working environment for all clinical operations, staff, patients and visitors. • Is responsible for promoting TOWOW and flexible working opportunities where appropriate. • Is responsible for all third party occupiers and ensuring they comply with the legal and contractual terms of their occupation, with a specific focus on those that relate to fire, health and safety. • Is responsible for fire compliance, risk management, evacuation and training. • Is responsible for the sustainability plan for the site in conjunction with the Trust’s Sustainability Manager and the wider Trust strategy, working with FM team and local champion’s network. This will include the management of energy and an annual plan for reduction in consumption.

• Is responsible for the logistics, co-ordination and control of all contractors working on the site, including full co-ordination of the impact of capital projects, overseeing space management, redevelopment and change control, ensuring any project works are effectively and safely integrated into ‘business as usual’, disturbance minimized and stakeholders engaged. • Provides strategic leadership for ISO9001, Patient-Led Assessments of the Care Environment (PLACE) and CQC inspection for all services. Provides leadership to Health and Safety including attending the Trust Health & Safety Committee, TRAC (Trust Risk and Assurance Committee) and TICDAC (Trust Infection Control and Decontamination Assurance Committee). • Is responsible for maintaining good relations with staff side representatives, and union representatives to ensure any issues are dealt with locally and promptly, avoiding where possible escalation. Attend TJSC (Trust Joint Staff Committee) • Acts as a strategic partner to board level and executive leadership on site, as the key interface with senior stakeholders and customers in the delivery of an excellent operational service, supported by professional leads in the central team who set quality standards across the whole of Essentia. Provides effective, expert advice, overcoming barriers to understanding and acceptance. • Leads, develops and maintains high quality service delivery by driving forward the operational performance of Essentia through maintaining, and building on, the highest possible standards and developing a culture of continuous improvement.

KEY RESPONSIBILITIES

Strategic Leadership • Lead, develop, implement and oversee strategic business plans for short, medium and long term configuration of operational services across the site and lead on the delivery of those plans.
