METHOD AND TERMS
The Fox Family Farms will be sold in seven individual tracts. Tract 1 & 2 will be sold first on a price per acre basis, based on a survey that is currently in progress. Tract 3 will be sold next for a lump sum total dollar amount. Tract 4 will sell next, followed by Tract 5 and both will be offered on a price per acre basis, based on taxable acres. Tract 6 will be sold next for a lump sum total dollar amount, followed by Tract 7, also selling for a lump sum total dollar amount. The farms will nOT be offered in their entirety at the conclusion of the auction. Bidding is nOT contingent upon financing. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Mcnamara, Reinicke, Vogelsberg & Helmke, LLP. The balance of the purchase price will be due at closing which will take place on Tracts 1, 2, 3, 4, 6 & 7 on or before June 1, 2018. Closing on Tract 5 will be held on or before July 1, 2018. Possession will be given at time of closing, with immediate possession given on the tillable acres on all tracts upon proof of sufficient liability insurance. The real estate taxes will be prorated to the date of closing. Title Insurance in the full amount of the purchase price will be provided by the seller.
