Understanding the legislation We have a thorough understanding of all aspects of the Residential Tenancies Act 1997 (RTA) and the Victorian Civil and Administrative Tribunal (VCAT) processes and will act on your behalf in relation to serving Notices and VCAT representations. Ending the tenancy Tenants must provide us with appropriate written notice that they intend to vacate. Once the tenant has given notice, we will notify you in writing of the relevant dates and details. What we will do for you after the tenancy Final inspection Once the tenant has vacated, we will carry out a final inspection to ensure the property has been left in the same condition as at the start of the tenancy, taking into consideration fair wear and tear. Landlords are welcome to attend this inspection. Once vacant, we will contact the landlord regarding arrangements for any repairs or maintenance that may be required so the property can be next presented in optimal condition. We oer property investors and landlords comprehensive, ethical and socially significant solutions to their residential property investment and property management needs. Urban Choices provides professional management and transparent pathways so that landlords can make eective and ethical business decisions that will directly support vulnerable Australians in need of good housing. What we will do for you during the tenancy Rental payments A system has been developed for our tenants to make it easy for them to pay rent to our agency. Tenants will pay their rent via Centrepay , a free and secure bill-paying facility that is provided by Centrelink. Centrepay is set up with tenants’ authorisation and their rent will be deducted regularly from their Centrelink account. This makes it easy for tenants to pay rent on time and reduces the chances of falling into arrears. If a tenant does not receive Centrelink, they will be provided with a reference number which can be used to pay their rent directly from their nominated bank account. Payments to the owner Unless instructed otherwise, all rent monies will be paid to the owners’ nominated bank account each month. A statement will be issued to the owner at the same time, showing the amount of rent collected and any charges that may have been incurred for the month. Charges may include property management fees and other expenses. Rental arrears If a tenant falls behind in their rent payments, an arrears management process is followed by our property managers. If the rent falls behind more than 14 days we may issue a Notice to Vacate in accordance with the Residential Tenancies Act. We will inform you of any late payments and you will be contacted for instructions to proceed with issuing any Notice to Vacate and/or other action. Routine property inspections Inspections are conducted every six months to ensure that the property is being maintained by the tenant. Landlords are invited to attend these inspections and are supplied with a detailed inspection report outlining the condition of the property, maintenance issues and any recommendations.
